The primary suite features a king bed with quality cotton linens, blackout curtains, ceiling fan, dresser, Smart TV, en-suite bath with walk-in shower, and workspace.

The second bedroom includes a queen bed, twin trundle, room-darkening shades, ceiling fan, and private bath with a clawfoot tub/shower.

The living room offers a comfortable sectional, Smart TV, board games, and opens through French doors to the courtyard. A half bath is located on the main floor.

The fully stocked kitchen includes a coffee maker (Keurig + pot), tea kettle, air fryer, crockpot, Instant Pot, blender, dishwasher, and French-door fridge with filtered water. Dining table seats six.

Enjoy two balconies with a hammock, porch swing, and rocking chairs. Frosted neighboring windows provide courtyard privacy.

- The hot tub is serviced every Tuesday; access through the home is required, even if guests are not present at the time. When using hot tub be mindful of quiet hours, no glass, food, or kids alone, keep it clean, cover it after use, and be safe—extra cleaning or damage may cost you.

-All types of smoking are strictly prohibited inside the home including marijuana, vaping and e-cigarettes. We charge a $300 fee PLUS the entire cost of deep cleaning and restoring the property to its smoke-free condition.

-No parties or large gatherings. No more than 5 adults are allowed to stay overnight unless prior permission has been granted.

- Quiet hours are 10pm - 7am. We have two separate rentals on the property. Please be considerate of the other guests and our neighbors to ensure a peaceful environment. Avoid loud outdoor speakers at all times.

- If kitchen trash can is full, a black trash bin is located in courtyard. An additional trash can (green lid) is located in the alley behind the house.

- Pets are not allowed inside the home. We charge an additional $300 cleaning fee if our team finds any evidence of pets in the home.

- Please return all games, books, and remotes to their original spot. Our team charges for any items missing upon checkout.

- Report all damage, regardless of its nature or extent. While accidents are understandable, reimbursement may be requested based on the item and extent of damage.

- Respect our checkout time. Failure to adhere to the check-out time may result in fees as this disrupts arrangements for our next guest.
