Located in Massanutten Resort, this charming cape cod is a relaxing get away that has it all! A long front porch complete with rockers and a porch swing greet you as you walk up. With 5 bedrooms including 2 king beds, 3 queen beds, and 2 full beds, guests will have plenty of space to rest.

UPPER LEVEL
Located upstairs, are the primary bedroom with a king bed and large bathroom equipped with a shower as well as a jetted tub and gorgeous picture window. Also upstairs, you will find a bedroom with one king, a third bedroom with a queen and both a full-size bath with a tub/shower combo and a half bath.

The spacious primary has an extra sitting room with a treadmill, office space and reading nook with room to set up a pack n' play if you need to keep your little one close. The upstairs family room boasts a double-sided fireplace, shared with the sunroom - a perfect spot for morning coffee. The dining room table seats 8, with an additional 4 seats in the kitchen and 2 at the bar. A folding table and 4 chairs are also available in the lower-level storage room.

LOWER LEVEL
Heading downstairs, is the second of the two large family rooms, this one providing guests with an 86-inch tv, perfect for movie nights. The gamers in your family will love the extra space beside the movie room, made just for them, with hookups for their gaming consoles and large comfy bean bags to chill on. If that Isn't enough, the lower level has a third area to hang out, with a Pac-Man arcade game, foosball, hookey, and tons of board games! Just down the hall, we have the 4th bedroom, with 2 full size beds (1 bed not pictured) and the 5th bedroom with 2 queen beds. There is an additional full bathroom with a tub/shower combo on the lower level.

Outside, you will find the firepit area and a covered patio with a new 7 person hot tub. The 2-car garage houses a ping pong table, foosball and a second fridge still leaving you with tons of room to bring in your gear after hitting the slopes or the links.

Other things to note:
- Parking: Driveway fits 4+ vehicles, with overflow parking available on the road. Massanutten requires that all 4 tires be off of the road.
- High-Speed WiFi throughout the home and decks. Smart TVs in both king bedrooms, the lower level room with 2 queens, living rooms, and the gaming room with streaming access.
- Coffee maker with drip and Keurig options.
- Community pool access available in summer for $6 per person/per day.
- Linens, towels, Pack 'n Play, high chair, and kid-friendly dishes/utensils provided.

Guest access
Guests will have full access to the entire home and all its amenities during their stay.

MASSANUTTEN VILLAGE COMMUNITY RULES
This home is in a private residential neighborhood and is part of the Massanutten Property Owners Association (MPOA), governed by its rules and regulations. There are rental homes in all MPOA neighborhoods, but people also live here. Your nearby neighbors may be full-time residents, including families with children, retirees, second-home owners and other guests enjoying their retreat.

Noise Policy
Quiet Hours: 10:00 PM - 7:00 AM.
Keep noise indoors during these hours.
No excessive noise at any time, as judged by MPOA or its assigned agents.

Parking
Keep all tires off the road.
Do not block fire hydrants or park in front of neighboring properties without written approval from your host.
Park only in designated areas or the overflow lot at 4007 Peak Dr., Massanutten, VA 22840.
No buses, campers or RVs to be parked at homes or on the roads. Overflow lot is available with written approval from your host.

Outdoor Fire Safety
High wildfire risk area!

No firepit use during quiet hours (10:00 PM - 7:00 AM).
Firepits and grills may be restricted during local emergency conditions, check MassanuttenVillage.com or electronic sign at entrance for updates.

Pet Policy
No pets allowed at 3193 Hopkins Drive
For Massanutten - Leash always required when outside and clean up after your pets.

Alcohol
No open containers on roads or in common areas

Trash & Wildlife Safety
Do not leave trash outside - it attracts wildlife and could lead to damage or safety hazards.
Trash must be disposed of properly in the designated dumpsters at 4003 Peak Dr., Massanutten, VA 22840.
Other things to note

►Please be aware the house is not childproofed.
►The property is situated in an open area, so you may occasionally see wildlife. Please admire them from inside and keep a safe distance.
