Dog-Friendly:
We allow up to two dogs for an additional fee. If wanting to book with two dogs, please notify and booking will be adjusted. A fenced-in dog run is provided for their enjoyment. Dogs must be crated when left alone. Please note that dogs are not allowed on furniture to keep the space cozy and clean for all future guests. *Please see house rules for more details.

Check-In / Check-Out
Check-in: 3:00 PM
Check-out: 10:00 AM
Unauthorized late checkouts will incur loss of deposit.
Smoking / Vaping / Drug Use
Absolutely no smoking or vaping inside or on porches.
This includes cigarettes, tobacco, cannabis, and illicit drugs. Violation will result in loss of deposit for cleaning fee.
Pets
Dogs only, with a $100 fee, up to two dogs. No other animals allowed.
Please notify us if you're bringing your dog so we can update your reservation.
A fenced-in dog run is available with waste bags provided - please clean up after your dog.
No dogs on furniture - this helps protect future guests with allergies and keeps the space clean. If leaving your dog at the home, they must be crated (we provide two crates and dog beds).
Dogs may not be left in the dog run unattended.
Bringing unauthorized pets will result in penalties.
Renters will be held liable for any damages caused by dogs to the property.
Children & Safety
Children are welcome!
A high chair and playpen are provided.
Please note the home is not fully childproof - there are stairs, an unenclosed yard, and a hot tub. The host is not liable for any injuries to children or pets during your stay.
Due to the outdoor activities available to guests, a waiver releasing the host of responsibility for injuries must be signed before the stay.
Guests & Visitors
Only guests listed in the original booking may stay overnight. The person who books must be present during the entire stay.
Local Regulations (City of Bella Vista)
No parties or events.
No street parking - the driveway and garage accommodate up to 4 vehicles. Quiet hours: 10:00 PM - 7:00 AM
No more than 3 guests per bedroom.
Pets must be leashed when outside the home or fenced area.
Deliveries
We discourage package deliveries to the rental address. If you choose to utilize deliveries we are not responsible for lost or stolen packages.
Trash
Trash day is Wednesday mornings.
Before You Leave
No major cleaning needed! Just:
Start the dishwasher with any dirty dishes.
Dispose of pet waste in a sealed bag in the outside trash bin.
Deck & Hot Tub Safety
The deck has stairs with a safety gate at the top. Please keep this gate closed and latched at all times to prevent accidents.
Children under 13 years old are not allowed in the hot tub without direct adult supervision.
Fire Safety
No open flames or candles are allowed inside the home. Do not tamper with smoke detectors or fire extinguishers.
Respect for Neighbors
Please be mindful of noise levels, especially during quiet hours (10:00 PM - 7:00 AM). Avoid congregating loudly outside after dark.
Property Respect
Please do not rearrange furniture.
Any damage or broken items must be reported immediately. Use provided coasters and placemats to protect surfaces.
Underage Renting
If it is discovered that a guest booked on behalf of an underage renter or misrepresented the age of the primary guest, the full deposit and total cost of the stay will be forfeited.
Cleaning & Maintenance Issues
If there are any cleaning or maintenance issues, please notify us within 2 hours of arrival. We would love a chance to make it right.
No refunds will be issued for issues reported after the two-hour window.
Security & Access
Garage door codes and the front door code are changed between each guest.
Codes are only active during the time of your stay to ensure guest safety and privacy.
There are three external security cameras on the property for guest safety and property monitoring.
Septic System Use
This home is on a septic system. Please only flush toilet tissue and human waste. Even 'flushable' wipes are not septic safe and may cause damage.
Please refrain from putting coffee grounds, bacon fat or grease, fruit pits, eggshells, potato peels, or similar items down the sink.
Acknowledgment
By booking a stay with us, you acknowledge that you have read and agreed to these house rules. You also agree to sign the attached waiver prior to or at the time of your stay.
