Sunset Cabin on Lake Champlain, Vermont. Roomy, Rustic, Waterfront - Family Fun!
Great, large, rustic 2,000sf waterfront cottage (all but lake room built in 1910) includes four bedrooms, 1 full and two half baths, a very large lake/sun room on the water, fieldstone fireplace, plenty of land for privacy (almost 1/2 acre), private road, great fishing, dock, water sports, and sunsets.
Heated with forced hot air propane furnace (or fully functional fieldstone fireplace :0)) for chilly nights. Summer amenities include rowboat, three kayaks, paddle board, pedalboat, canoe, and a couple boogie boards with plenty of life jackets and water shoes. Boat ramp, dock, two fire pits, and almost a half acre of land for privacy and some lawn games. Fast WiFi (50 mps), 40” Smart/Roku TV (no cable - just internet), ping pong table and other games for indoor times. Great place to relax, have fun or both.
First floor is all on one level making it easy access for those who have trouble walking (but fairly narrow doorways make moving in a wheelchair challenging). Not even one step up to enter. Two bedrooms on the first floor - one with a queen, one with a double bed.
Second floor is a converted attic with drop down attic stairs and has two bedrooms with a small half bath/wash closet, new flooring and a total of three twin beds per room. AC units upstairs if things get too hot.
It is an older, rustic cabin on the lake. It's not a sparkling clean condo in the city. That said while it's not perfect and has some uneven floors and other imperfections, it's a great, big place with a newly drilled well, some new windows, new floors in many rooms, some new ceilings, updated bathrooms, paint, new roof, furnace, etc. and plenty of space for two families.
One of the last places at the end of a dirt road wide enough for one car with cow/horse pasture across the street. Enough parking for at least six vehicles. Well-behaved dog(s) okay (no animals allowed on furniture please. If they’re prone to go on furniture they wouldn’t be allowed - sorry).
To answer a common question... Water levels and swimmability (is that a word?) vary. May and June the water is normally high (no beach). Great for putting in smaller boats via the ramp (ramp is too steep for largers boats but convenient launch just down the bay) - nice but cold water. Late June the water starts to warm up and swimming is great. July is normally ideal - usually still not much of a beach but warmer water. Beginning of August is also normally good but things will start to get more weedy and towards the end of August water levels will drop making it more difficult to put a boat in using the ramp (marina with access down the street) exposing a rocky beach, and by the end of August and into September weeds are prevalent which would require putting on life jackets and going into deeper water to avoid them.
We provide all paper products, bed linens and bath towels. We also live 25 minutes away and are available for any questions, etc.
About 30 minutes to Burlington, VT, 90 minutes from Montreal, 40 minutes from Smugglers Notch Resort and 15 minutes from St Albans, VT shopping.
NOTE: We have a supply of disinfectant and everything will be thoroughly cleaned/disinfected between guests.

I'm a Husband, Dad, Radio Station GM, part-time remodeler who is also a part-time Pastor (the suggestion box says 'tell the potential traveler about yourseflf to build trust... not sure if the pastor thing helps or hurts ;0)). I'm originally from Massachusetts but met a girl from Montreal and we settled in Vermont. I moved to Vermont in 1998, have been married since then and have two teen daughters (good girls - really! :0)). We also have a standard poodle named Gracie, a pet rabbit and some chickens (we are vegetarians so the chickens are safe with us :0))...
Why they chose this property
As I described me the most recent title added was Part-Time Remodeler. We bought this place because it was a great location but it needed A LOT of work (still not perfect) and it was something we could afford (although the remodleing costs... well... nevermind...)
What makes this property unique
The sunsets are the best. We even had someone stay at the cabin who got an incredible pic of the Northern Lights - from outside our place (pic from guest was too small to add). No guarantees of that of course, but there's nothing like sunsets on the water... And the fishing is great too (see my profile pic :0))
