HOUSE RULES
(Most of this is to cover me legally in case anyone gets stupid) GENERAL • Leave the space as you found it. • All guests and their visitors must follow these house rules. • Must be 25+ to book. Under 25? Have your parents contact me—I make exceptions, especially with good reviews. • Instant Book is for travelers, not locals • This is not a party house. SAFETY & CONDUCT • You're responsible for the safety of your kids and dogs, and for respecting neighbors. • No candles or incense indoors. Outdoor mosquito candles are okay—in the backyard only. No open flames (except a match or lighter). • Keep noise down, especially 11pm–8am. The stairs share a wall with my bedroom—please don’t stomp. • Drunken, disorderly conduct = immediate eviction with no refund. ENERGY & CLEANLINESS • Turn off lights, A/C, fans, and TVs when not in use. • Do not leave A/C running if gone for more than 2 hours—ask and I’ll cool the place down before you return. • Close windows if it’s raining or when you leave. • Take out trash and recycling to backyard bins (bags are under wastebasket liners—ask for more if needed). • Do not leave cups, cans, or cigarette butts on the front porch or backyard—it's a shared space. OCCUPANCY & VISITORS • Max overnight occupancy: 10 people, including children. Infants (under 2) must be added to the reservation. Port-a-crib available—bring your own baby linens. • Youth groups may exceed max with sleeping bags—ask first. • Max 6 visitors at a time unless pre-approved for events. • Overnight visitors are okay, but must be reported and will incur extra fees of $25 per person per night. • All guests are responsible for their visitors following house rules. FURNITURE & DAMAGE • Move furniture for comfort—return it before checkout. • Got little kids? Move breakables out of reach. Take photos to restore layout later. • Spills? Dog pee? Tell me ASAP. I’ve got a cleaner that might save you money. • Pet owners are liable for damage. • Everything is photographed—break it, lose it, steal it…you buy it. EMERGENCY EXIT • Kitchen back door = emergency only. Triggers automatic police dispatch. o False alarm = $300 fine. o Unauthorized entry into basement/home = criminal charges. PARKING & SECURITY • Free street parking, but watch for street-cleaning signs—they tow. • Park close to others to maximize space. Lock your car and don’t leave valuables. DOGS & FEES • Dogs: $20/night per dog (limit 2—exceptions possible, ask). Not included in online totals—pay cash upon arrival if not pre-arranged. • No fireworks—I love dogs too much. CHECK-IN / CHECK-OUT • Early check-in allowed if ready—no fee. • Late check-in is fine—just coordinate this with me. • One towel set every 2 weeks: • Dyed hair? I’ve got special towels and pillowcases—just ask, or you'll be charged for stains. GRILLING • No pots or pans on the gas grill. I have the tools—just ask. CLEANLINESS & ISSUES • On arrival, if something isn’t clean—call or text me right away. I’ll fix it. Don’t leave it in a review. And please forgive me….it was an oversight. LEGAL STUFF • Breaking these rules = breach of rental agreement and may result in eviction, charges, or police involvement. • Booking through Airbnb, VRBO, Bookingdotcom, etc., confirms your agreement to these terms—no signature required.

I'm confused why you rated 3 stars on cleanliness when the first comment you made was how clean the place was. I wish you would have pointed out what didn't meet your expectations as I always strive for 5 stars.
We were a group of five and the apartment was comfortable hosting the group. Everything you need was there and Jamie, the host, was very helpful, friendly and always available. As a host ourselves we appreciate her attention to detail like checking on us during our stay. The only 'downside' to our booking were the high hostess fees and mandotory non-refundable insurance. Our stay was comfortable and we can recommend it to other guests.

We had an amazing stay at Jamie’s place. Quiet location, great host, and lovely accommodations. If you’re visiting Chicago, highly recommend staying at Jamie’s.
It was an okay experience. It was cozy but there are certainly things that can be improved. To begin with, there was no control of thermostat, controlling temperature is a necessity, i woke up with a sore throat because the night got too cold. The iron was not working, it was not heating up after 10 mins, i could touch it with my hand. If people have plans and need quick ironing it can be an issue. Lastly, the sofa is a bit uncomfortable. It felt like it will fall off. It would have been a great experience otherwise due to location, the cozy experience and how homey it felt.

This house was built in 1916. The heat is managed in the basement because it is a boiler system. Nothing I can do about that. I asked you on the first morning of your stay if you slept well and if there was anything you needed. It was then you could have mentioned the temperature. Secondly, all you had to do was tell me the iron wasn't working as I had another...but you never said a word. I had no clue it was not functioning. Lastly, the futon you felt was uncomfortable...was the first thing my current guests said that they loved...so I guess everyone has an opinion. Yours however is not the popular opinion. You also set off the alarm system causing all kinds of trouble on my end when clearly the door is marked to stay closed unless in emergencies and you were notified of that before your arrival So, you were not the best guests I have ever hosted and now with your complaints, I am glad you will not be returning.
Great place for me to stay for work travel! Bed is cozy and Jamie does a fantastic job making guests feel welcome and comfortable. Location was super cute as well. I would definitely stay here again.

Jamie was nice and professional with our stay. Wonderful spot in the city and easy to get around. She recommended some good pizza and good public transportation options. The place itself is comfy and clean and upkept.
Hostess was very attentive. Some would say almost that overbearing motherly figure but all in all weekend was great. House was beautiful. Just the get away we needed.

This is a first! An overbearing motherly figure? Could it be that it was because you turned the place into a non-stop party house? I never once asked you to hold it down nor did I "Act like a mom". Guess it was your age. And if I was over bearing...why did you constantly invite me to join your group on the porch? This is the weirdest review I have ever gotten. Glad you are not coming back. Cleaning up after your group was a big drag. That was when I felt like a mom.
We had a great stay here in December. Communication was great and the property owner was very nice and helpful! Would definitely recommend this location. We will definitely return on our next trip if it’s available.

Why they chose this property
I recently purchased this property and chose it for so many reasons, the first was price. It was a fixer-upper and I am not afraid of home projects. It had a front porch for goodness sake. And all three apartments had their own private entrances. Perfect for a vacation rental apartment! The home is now registered as an official Historic Bungalow. There are only 2 Bungalow Belts in Chicago and my street is in one of them. My home was built in 1916. It has metamorphosed over time into two separate family homes; mine is on the first floor and yours on the second. There is an in-law apartment. in the basement that has a steady tenant. This home is definitely charming with its peculiarities, as you will see, like the slanted wall in the kitchen & the mini walk-in closets. I love the location because it is so easy to find and super simple to navigate from ALL the major highways in Chicago; yet not so close that you get the 24-hr city noise. We're away from the congestion. I wanted a place where you could get to Wrigley Field easily. And it needed to be convenient to stores and restaurants and must be walkable to public transportation which this place is. My Portage Park neighborhood has three train lines passing through: Amtrak, Metra and our CTA, the famous el(evated) trains with Pace buses in all directions.The people in my neighborhood are a nice mix of ethnicities and ages and all with smiles and hellos. You see lots of dog walkers and yards with great gardens. The state comptroller lives across the street. I bet she knew what a nice neighborhood this is when she bought her home a few years ago. This is an authentic Chicago home in a real Chicago neighborhood with an enthusiastic host ready to provide you with a comfortable stay.
What makes this property unique
Life feels so simple when swinging on a front porch swing, don't you think? My porch is the perfect perch to watch the world go by… and dog walkers and joggers and folks going and coming and some out for a stroll. Then again, there are some days that outside seclusion is the preference and voila: my backyard patio complete with sun umbrella serves well. I also love that I can walk anywhere to find fun and great food from this house. A yummy, Chicago-famous deep dish pizza place just happens to be at the end of my street. What are the chances of that? You can drive to the big grocery store in 3 minutes or walk (which is what I do often). And I love that my discount shopping is super close; places like Marshall’s & Target. And to catch a flight from here... so fast and easy as I am 12 minutes from O'Hare. I made a reference book for you when you visit. It is filled with page after page of cool things to do within a 2-mile radius of this place like The National Veterans Art Museum, just a stone’s throw from here or the wacky Fantasy Costume Shop (2 blocks long.). My neighborhood is full of historic architecture everywhere. Actually all of Chicago is full of cool architecture. The churches around here are awesome and worth checking out. Chicago neighborhoods were built around the churches, btw. There is a super bright LED street light right outside this home with minimal side street traffic and always parking spots. And the last benefit that I can think of is that both basement Jim (my helper) and I are funny. So pack your sense of humor. When was the last time you had a funny Premier Host with a basement tenant named Jim who offers personal transportation? That’s what I thought. See you soon.
