Quiet Hours – 10 p.m. to 6 a.m.
No Smoking or Vaping inside or outside – Strictly prohibited ($500 fine if violated)
No parties or professional/commercial photography ($500 fine if violated and guest will be responsible for all damages)
Pets Welcome – Up to 2 well-behaved dogs allowed (pet fee required of $150 per pet, per stay. Guest responsible for damage cause by pets).
- Pets are not allowed on the furniture or linens.
- Pets cannot be left unattended inside the home.
- Please be sure to clean up after your pups when they use the restroom outside. We do not allow animals using puppy pads or the like on property. We have provided the property with poo bags if needed.
- Pup towels are provided; we kindly ask that you do not use linens for drying pup feet or fur.
- You will be held responsible for any damage incurred to the house during your stay as a guest or from your dog(s), including damage to furniture, linens, rugs, etc.
Toilets/Sink/Showers:
We are on well water and a septic system, please be kind! Please only flush toilet paper down the toilets. Do not flush “flushable” wipes or other items. Please do not put grease down the sink drains.
Hot Tub:
Absolutely no glass in or around the hot tub!
The lid is not built to sustain sitting or standing on it, it could break the lid and at which point would be held financially liable. Also, the bears love a hot tub, so please ensure the lid is closed when not in use.
If there is any evidence of neglect of hot tub rules- additional fines will occur for the proper sanitation upon your departure, i.e., broken glass, bottle caps, trash or debris in hot tub, soap/lotion or other contaminates- there will be an additional charge up to $250 dollars to properly clean and sanitize the hot tub for other guests.
Due to serious health concerns, we ask that you refrain from sexual experiences in the hot tub.
Gas Grill:
We provide propane for use. Please use the scraper to scrub after you have completed your cooking. You’ll want to do this while the grill is still hot. Please turn off the fuel supply to the grill upon completion of use.
Wildlife:
Black bears are very prevalent in the Smoky Mountains and frequent this area! Do not leave food or trash outside, this includes in your vehicles. Smoky Mountain bears are particularly good at opening unlocked car doors. Bears typically mind their own business, unless they feel threatened, or they are defending their cubs. If cubs are present, do not go near them, momma bear will protect her cubs at all costs.
You may see the following wildlife during your stay (please observe from a distance)... bears, deer, possums, raccoons, squirrels, field mice, copperheads, timber rattlers, and various forms of non-venomous snakes
Furniture:
Although tempting, please refrain from moving furniture. Any damage associated with the negligence of this rule will also be held financially responsible, i,e., floor scratches, broken or loose arms, broken glass, etc.
Please leave pull-out beds in their assigned rooms. Moving beds up/down stairs risks damaging the home and requires additional support to relocate to proper location, resulting in additional charges to guest.
If something breaks or is damaged, please reach out to us to let us know ASAP - it will help us address any issues quickly for you and for our future guests.
We have poured our heart and soul into this house to make it an enjoyable stay for you and your group as well as many others to come after you.
If there is anything that we can improve on, please feel free to reach out to us privately and mention those suggestions so we can address them as best as we can for future guests!
Thank you for helping us maintain a safe, clean, and relaxing environment for everyone.
