Stunning beachfront villa with wifi and infinity pool

Built on a 14 meter wide beachfront lot , this 3 bedroom villa’s infinity pool, panoramic terraces, light and airy open concept and spectacular sea views from every room promise an unforgettable beach vacation.

Las Mañanitas has been conceived to maximise sea views and privacy for its guests; the decorative concept is a tasteful combination of contemporary beach design with Mexican and Latin American accents. As the villa is situated about 1 mile from the town centre, guests are guaranteed peace and quiet. The house slants slightly westwards, and the first floor diagonal terrace has been specially built to offer the best views of the spectacular Telchac sunsets. A further rooftop terrace offers even more breathtaking views, rays and dolphins can often be seen from here.

The villa's Groundfloor outdoor dining area looks out to the ocean over a fully filtered infinity pool finished in local ticul red granite and stone, complete with a waterfall area. A covered outdoor lounge with built in settee and porch ceiling fan makes for an ideal breakfast corner. Full patio furniture, including an outdoor dining table and chairs and 4 chaises longues are at your disposal. There is a built in stone charcoal barbecue for your oceanside grills.

The villa offers a beach front master suite with king size bed, en suite bathroom finished in Mexican ticul red granite, a second beachfront bedroom with queen size bed and a third studio bedroom with a futon with sea views and its own private terrace, also with sea views.

Downstairs, an open plan area includes a spacious fully equipped kitchen with brand new 20 cubic feet fridge and electric stove, as well as an electric ice maker, coffee maker, toaster, blender and electric kettle. There is also an indoor dining area and a large lounge with a 50 inch TV and DVD, and a sound system suitable for MP3. Full satellite TV service, Direct TV, is included, as is wireless High speed internet.

The house also has a washer and drier, a pantry area, half bathroom and a covered carport. All linens including sheets and towels are provided.

Air conditioning in lounge and three bedrooms.

Las Mañanitas is situated in the Yucatan, with several Mayan pyramids and ruins within easy driving distance, including Uxmal, Chichen Itza Mayapan and Ek Balam. Charming colonial towns including Merida and Valladolid are an easy drive, and the area is dotted with cenotes or sinkholes for freshwater swimming.

Beachfront Paradise

Our 5 nights in Telchac Puerto were absolutely relaxing. The location was both an ideal location for day trips and lazy days enjoying the beach and low key experience of the small town. Easy walk to good restaurants and a quiet slow feeling of a beach town. The house was clean, private and fully equipped with everything we could need for our stay. The highlight was the patio which had the amazing pool plus shady seating for enjoying quiet evenings. Would stay again!

Amazing beach front property in telchac puerto

Amazing place that photos do not do justice. My familly enjoyed the size of both the pool and house. The views were amazing and the sunsets unbelievable.

Perfect for our family

The property, the location, and overall experience was perfect for our family. The host answered all my questions promptly, and offered great suggestions for nearby cenotes etc. Juan and Jorge were also extremely helpful. Candy came to the house to give massages, and was wonderful! The home was beautifully equipped with everything we needed, and was very comfortable. Would definitely recommend!

Relaxing and authentical

We did enjoy our stay at la Mañanitas very much. The region has plenty of activity options.The Villa is spacious and provides everything one could need. Critique is worth to mention and has been shared as proposal to the owners already with a very quick and positive feedback. The Beach is calm and very nice, the water was very clear and shallow, perfect for children. The pool is fantastic and the view provides everything, direct sea view as well as some nice palm trees and some "garden" feeling. Telchac is probably not the nicest village but very authentic and is provides everything needed for a nice stay. If we will return to Yucatan again Las Mañanitas is for sure our prefered option to stay.

Yucatan Gem.

Recent retirement required that we launch the new reality with some adventure and beach time. Both were accomplished by the excellent character and amenities of the villa and the broader experiences of the Yucatán state. The warmth, the wind and the gulf were nature's gifts during our lengthy walks on the natural beach. The Villa has been described well by others, only wish to add how helpful property management and the owners had been before and during our stay. Te veo el próximo año.

Perfect Anniversary!

My husband & I stayed at this villa for our 26th Anniversary for 2 weeks. The home is awesome! I stay alot in private homes during my travels, and i must say this home was the most well stocked with any needs you could possibly have. The kitchen dishes, pots & pans are more than adequate and everything is of high quality and there is not one item you would need that you could not find in the home. There were more than enough towels, linens and all of very high quality. I can not say enough of how safe we felt at this home and in this area. We walked alot and never once did we feel unsafe. The wifi is excellent as well as the tv. We had totally privacy. This vacation home exceeds what you would expect from a rental. Great job owners!

Beautiful House and Pool area

House is beautiful and well equipped with A/C's, internet, and TV. The house was stocked with everything we needed for our stay (linens, towels, beach towels, etc). The back area is spectacular with a large, shaded seating area and infinity pool that overlook the ocean. We would definitely stay here again! A couple negatives: In November, the pool is mostly in shade & very cold (we had to get in slowly one step at a time over several minutes). This may be different during summer months. The jets in the jacuzzi did not work. It's basically just a seating area part of the pool. The beach is pretty narrow and has a lot of seaweed. If you go knowing these things, you will not be disappointed! Juan & his brother Jorge were very helpful, very nice and both have great English (if you are not very bilingual like me:).

The exterior photos in this listing are dated and very misleading. We stayed at the end of November and there was barely any sun on the back patio and pool area. There was a sliver that arrived around 12:30 and you had to move your chair often until it disappeared around 3:30. The pool was very cold with a temperature of about 68 so it was not comfortable. The beach area is covered in seaweed and crushed shells so that isn't a comfortable option either. The interior of the house is nice and we appreciated having air conditioners in every room. I would suggest updating the towels and bedding to make it more comfortable. This would be a good place if you are looking to escape and relax and read a book. The proximity to the ocean is great with being able to hear the waves constantly. Also we saw dolphins swim by which was a great surprise. Lots of great seafood available in the area.

Absolutely fantastic home and location!!!

The listing says "beach" house. It is literally right on the beach with two paths to the water just 50 yards from the pool. The check in process was perfect. I contacted Juan, the property manager, on what'sapp from the airport. I was running late. He met us at the house with the key exactly the time that we calculated. Juan was very helpful at showing me all the workings of the house. He also offered me to call him with any questions that I had. I wanted to visit a Mayan ruin and a cenote during our stay. He told me to contact Eduardo ( Hector) his brother and he would drive us to where we wanted to go. We hired Hector for the day and went to Uxmal, another ruin, and two cenotes. Thank goodness we hired him as the road system in the area is not well marked and we probably wouldn't have found them. Thank you Hector. I also contacted Mary on 2 occasions with questions. I didn't expect to get immediate responses but Mary was very gracious and glad to help. The listing in VRBO is very good and we found the property to be well above our expectations. My wife and I have rented about 8 or nine "beach" properties around the world over the years and this was by far the most comfortable and nicest one we have stayed in. The Telchac Puerto town is very safe as well as many towns between Telchac Puerto and Sisal which we visited. On another day we had Hector limo us to a town called Tekit where my wife did some major fabric and clothes shopping. The whole town is full of shops where items are custom made and of high quality. We had a wonderful week and wished we could have stayed longer. Next time it will be a month!!!. All-in-all this was one of the best vacations we ever had and I would recommend Las Mananitas to everyone.

Paradise

I just returned from a two month stay at Las Mananitas and I really can't say enough. I have never seen a lovelier home, beautifully curated, bright, spacious, private, stylish. I could go on. I contacted the owner after only a week into my 8 wk. stay to try and book for next year!!! If you have a chance to stay here, do. The property management team, Juan and Susanne, will make sure you are well taken care of.

A very first world house on the beach, wonderful decor facilities and ambience. We were anxious about security but just like anywhere don’t be stupid and you’ll be fine. We had a great time and will book again. A car is essential but also really adds to the experience of authentic Mexico

Beautiful Slice of Heaven

This home is just beautiful ... the beach and area is also a gem. We loved everything about staying here and it has everything you need including two very sweet local dogs we enjoyed so much. I will miss you Jack and you too Canella. Property manager Juan and his wife Susanna are wonderfully helpful and so kind. We never wanted for anything. Sunsets are spectacular here!! We also love Telchac Puerto and look forward to returning soon.

Unser Traumurlaub mit viel Komfort

Dass das Haus wunderschön ist , haben wir durch die Bilder und die vorausgegangenen Bewertungen erwartet. Die Hauseigentümer haben es mit äußerst viel Liebe und Geschmack , bis ins kleinste Detail, gebaut und eingerichtet . Die Aussicht ist gigantisch , der Pool einladend und wohltemperiert ( 32Grad), und man konnte den ganzen Tag darin verbringen . Von der Terrasse über den schönen Natursandstrand zum Meer sind es 20 m , und in das man ohne Badeschuhe gehen kann und weit hinaus laufen . Terrassenmöbel , Hängematte gemauertes Sofa für ein Nickerchen auf der Terrasse , alles vorhanden. Was wir allerdings nicht erwartet haben , war die äussert komfortable Ausstattung des Hauses , die wir jeden Tag aufs Neue ,sehr zu schätzen wussten. Über manche Sachen macht man sich vorher keine Gedanken , aber wie praktisch ist ,einen automatischen Eiswürfelmaker zu haben und sich jederzeit ein gekühltes Getränk oder einen leckeren Cocktail zu machen , ist einfach nur toll ! Der Trinkwasserspender , der ständig heißes oder gut gekühltes Wasser bereithält ,prima ! Ausreichend große und flauschige Handtücher ,perfekt ! Wirklich ausreichendes und schönes Koch - und vor allen Dingen Essgeschirr und Cocktailgläser für den Pool , praktisch. Und was das Allerwichtigste ist und überhaupt nicht selbstverständlich in Mexiko , man kann das Toilettenpapier in die Toilette werfen , für uns bei der Buchung ausschlaggebend und an Annehmlichkeit nicht zu übertreffen . Telchac Puerto ist ein kleiner Fischer Ort , ohne viel Tourismus, in dem wir alles gefunden haben , was wir zum täglichen Leben gebraucht haben . Einen kleinen , ganz in der Nähe liegenden Supermarkt , einen Obststand ,eine Bäckerei ,wo es nachmittags sehr gute Semmeln gab und eine Metzgerei, in der es jeden Tag von Montag bis Samstag ab 7:30 Uhr bis mittags frisches,sehr leckeres Schweinefleisch gab . Und für uns als deutsche Urlauber ,am Besten ,die aufmerksamen und sehr hilfsbereiten ,deutsch sprechenden Manager Susanne und Juan. Vielen Dank an alle für einen unvergesslichen und traumhaften Aufenthalt .

Beautiful home

We just left this beautiful home right on the beach in Talchec Puerto. We have rented in this area for a number of years and this home is by far the most comfortable! Alll the Amenities you need, comfortable furniture inside and out. The art work inside is stunning and outdoor landscaping is lovely. Cannot day enough about Juan and Susanne - always helpful, charming and down to earth. Made our overall experience perfect. Would rent this property again in a heartbeat.

Ein Traumhaus am Meer

Wer Ruhe und Entspannung sucht direkt am Meer, der wird hier auf seine Kosten kommen. Das Haus ist wunderschön mexikanisch eingerichtet und bietet allen Komfort. An alles wurde gedacht. Wir haben uns bei Mary sehr wohl gefühlt...die Nachbarhunde Barney und Margerita haben uns den Urlaub besonders versüßt. Wir werden das Meeresrauschen vermissen. Eine kleine Sache gibt es: sämtliche Ziele, Restaurants, Supermärkte sind etwas weiter entfernt. Das muss man einfach vorher wissen und planen.

Las Mananitas is Absolutely Beatiful!

Amazing Vacation!!!!

My husband and I just returned from a month long vacation in this amazing home. The pictures do not do this place justice. We have stayed in numerous vacation rentals over the years, this is by far the best ever. We loved that every sitting area, indoors and out had outlets for all our devices. We all live in a world where we depend on cell phones, tablets, and e readers . The towels are monogrammed. Kitchen knives are always a big thing for us, we have often brought them from home in past rentals. These were great, even had a sharpener. There are beautiful dishes and serving trays. Plastic ones for the patio as well, which we loved. We had a few very windy days, so we moved the loungers to the front patio off the third bedroom, the sun there was intense and very hot, no wind. The kitchen is very well equipped with every thing you could possibly need for your stay. We cooked many great meals while we were there. The home is spacious and great for more then one couple. We had friends visit us the first two weeks we were there. Lots of room to move around and give each other space when needed. Internet and phone reception were wonderful. Juan and Susanna (property managers) were very helpful and available 24/7. All the other staff who help maintain this beautiful home...all wonderful. It's a beautiful short walk into the downtown, to the awesome bakery, Global I believe it was called...which we did every other day to buy fresh French bread, the Dulceria on the main street to get the best Coco flan ever. The fishermen at the pier will sell you the fresh catch of the day...for next to nothing. And then there is Rosario's the small variety/grocery store who have a little bit of everything. Even fresh sliced bacon...you have to ask for it, Tocino. They already knew us and started grinning when we walked in, which was pretty much every day. They have fresh produce, what they have depends on the day, basic groceries, eggs, junk food, lots of beer and some fresh deli meats. Only a few minute walk from the house. This place is a home, not just a generic rental. Mary and Claude were wonderful and helpful to work with. I probably drove them crazy with all my questions leading up to us arriving. But they were very quick at getting back to me no matter what the question. If they didn't know...they looked into it and got back to me. Our plan is to in the future to definitely return to this lovely home. Thank you Mary and Claude.

Perfect Villa for our Vacation

The villa was perfect! Clean, tastefully decorated, very spacious and very easy to get to. We had amazing massages on the upper deck by a local named Candi. She and her husband Antonio were great, cooked us an authentic meal one night and were very helpful. The pool was amazing, the beach was totally ours and our trip SPECTACULAR. Thanks Mary!

Perfect Vacation in a Perfect Vacation Home

This house is absolutely perfect. My husband and I stayed for 7 days in late June 2015 and wish we had stayed longer. The house is decorated with great taste and care. Everything is for YOUR comfort. Even the minor things (e.g. all needed kitchen items, gas grill, extra pillows, plenty of hangers, monogrammed towels and much more) are there for your enjoyment. The pool is GREAT. The TV reception and channels are GREAT. Wi-Fi was GREAT. Washer and Dryer were GREAT. Everything in the review is true and pictures do not do it justice. We walked on the beach - it was clean and easy to walk on. The location is a little less than a mile from the small town. We walked to town several times (easy walk on the road or the beach) to eat in one of the 4 restaurants. We also walked just up the road to a cute little bakery. Everyone was super friendly. This little town is SAFE and you feel very welcomed. There are several places to pick up little items but the grocery store in Progress (easy drive) has everything you need to cook meals. We drove up to take a boat ride in one of the villages one morning but really just wanted to stay at the house and watch the birds, the waves, and enjoy the sun. We had one tiny problem getting the A/C on when we first arrive - made one call and someone showed up in 10 minutes to fix the problem. Mary, the owner was great to provide information and her property manager Ivonne was very helpful also. I could say much more about how great our experience was but I will close with this - we come to Mexico every year for 3 weeks - we have stayed at many places all over the Yucatan peninsula - houses, condos, hotels, villas and Las Mananitas rates #1 on our list.

Once again, a perfect stay!

One year more and an excellente stay again. This is our second year visiting Telchac staying at Las Mañanitas and definitelly there is no way to express how this place make the experience unique. The house offers many opportunities to enjoy beutiful sunsets, could be enjoying the pool, the terrace, the balcony or now, the new roof area Mary and Clude have created to get the best view possible. As always, the owners shared us their beutiful house decorated with a perfect taste and ensuring we have all the comfort they are enjoying during their time at the house, that's why you can be sure no details will be missing. During June, the town is really peaceful, which meake us get back each year, but you still can find all you need to have a perfect vacation. Thank you Mary and Claude for another great time at your house!!

Perfect Beach Villa

We just left Las Mañanitas after a one-week stay, which went way too quickly. The villa is ideally situated on the gulf on Mexico in Telchac Puerto. The small fishing village is incredibly peaceful at this time of year, which we especially appreciate to unwind and leave the stress behind. We had stayed at the owners' previous home (twice) so we knew that this home would be perfect for this year. Our correspondence via email is always quick and friendly which makes the rental process easy and pleasant. Ivonne is a friendly, knowledgeable, and responsive manager- she ensures a worry-free stay. Dario came to service the pool- punctual and quick to smile- a very nice guy. We arrived at the villa a bit late since we went from Cancun. Ivonne had provided the code to the easy-to-find keybox. Las Mañanitas is much more than advertised. From the moment we saw the tastefully decorated, spacious floor plan- we felt completely at home and the villa even surpassed our already high expectations. The designs of the spaces and use of local materials (stone, decorative tiles, etc) as well as the quality modern finishes and appliances ensure a comfortable and enjoyable stay. The reality is even better than the fotos suggest. We especially enjoyed the lower patio and pool area. The built in seating in the infinity pool is perfect for enjoying the phenomenal views. The beach in front of the villa is of soft sand, with no drop-offs. We enjoyed the best of both worlds: swimming in the ocean in the morning and then relaxing in the pool in the afternoon. We have rented villas and homes for over the last ten years in many beautiful locations, and by far, Mary and Claude's villas have been the most enjoyable, clean and best value.

Las Mañanitas is a custom built villa, built to offer the maximum of space and privacy for guests, and the best views over the ocean. Every room in the villa has a spectacular sea view. Four spacious terraces, including one on the roof, have been built to maximize sea breezes.

Las Mañanitas is the result of four years' planning and improving on our former beach home, also in Telchac Puerto. We analyzed what needed to be improved, and how, and slowly and carefully conceived this custom built villa, designed to offer the maximum in comfort, privacy and tranquility, and the ultimate in beach views.
