My family stayed at this lovely home. It was very clean, the kitchen was large, and it had everything you needed for cooking. The location is quiet, but close to the beach. My family had a wonderful stay.
Carol's home works really well for a group of different ages. Comfortable spots for reading, cooking, playing games, watching TV. Great location near beaches, clubs, and marketplace.
Beautiful home in a nice neighborhood, with all you could need provided. Lots of space for a big group. The Town Beach is excellent and situated in a large nature preserve, with endless beachfront and beautiful vistas. Highly recommended!
The house was well appointed, including the kitchen - all the cooking implements you could need and a fantastic gas grill. The rooms were clean and comfortable, plenty of room! Excellent home.
Very clean, spacious (perfect for our family & BBQ with extended family), comfortable and very 'user-friendly' - kitchen had everything you could possibly need, house has an excellent floor plan with perfect lighting and a private yard/deck. Carol (host) was amazing - she always replied quickly with helpful information and appreciated us choosing her house for our Cape vacation.

Lovely Cape House
The house is well appointed, and comfortable. Suitable for a large family. Setting is very peaceful and quiet located in a very nice neighborhood. The house is very convenient to beaches, plenty of restaurants, and shopping. There is a very spacious deck for family dinners. Carol, the owner is very helpful and was a joy to work with.
Carol’s home was great for a quiet family vacation. The house has a great kitchen and bbq, a super comfortable king bed in the master suite, and a great living room for hanging and lounging. The location is convenient to a lovely beach, though a bit of a drive from other places of interest. The neighborhood is beautifully manicured. Carol was caring and communicative — make sure you read her binder, it really does have everything in it!
A vacation spot that feels like home because the owner has decorated it to be welcoming, comfortable, and easy to enjoy. We 5 adults and 3 children enjoyed every minute of our stay.
The house is full of natural light from the many sliding doors leading onto the deck at the back of the house. We cooked many meals at the house, some on the excellent gas grill on the deck. The kitchen is very well equipped where anyone so inclined would be able to bake cakes or prepare elaborate meals. We kept it simple. An usual dining table easily accommodated all of us in comfort.
The beds and bedding felt comfortable and new. The 3 full bathrooms meant there was never a wait even with 8 people.
The air conditioning and fans created comfortable spaces for everyone.
We easily found everything we needed from a 3 foot tall stuffed dog that immediately captivated our youngest to robust WiFi for the teenagers and the digitally addicted grandmother.
Doing laundry and cleaning up the kitchen were easy tasks with all the equipment and products for everyone to work together efficiently.
Everyone had fun in the sun and in the ocean, walking on the beach, gathering shells and sea glass, and enjoying connecting with family seldom able to all be together.
I did not want to leave and look forward to returning, hopefully next summer.
Thank you to the owner for thoughtful creation of such a wonderful experience.

The home is located in an exclusive area of New Seabury called Little Neck Bay.
Many of the homes are valued in the millions of dollars
During my many walks I saw a very friendly family type of community with many long term residences
The property was well stocked with many more items than is expected from seasonal rental properties.
The homeowner must be an excellent chef and has all the necessary equipment and supplies
The back of the property has very large patios and you can be either in the sun or shade. It would be excellent for a large backyard party.
The public beaches are a mile away and a really nice 20 minute walk along the tree line.
There is a free ocean beach open to the Public
There is a fine supermarket 10 minutes away on route 28 and plenty of shops in Mahpee Commons.
Reataurants of all kinds and price levels can be found in the immediate area and Inn at New Seabury with a view of the ocen is also open
The Cape as a whole has 100s of places and things to see and after 20 years of going there we still find new things that we havent seen or done in the past not to mentions going back to our favorates.
The area is safe and you can let teen agers wonder around or push baby buggies or follow bkes for the younger children.
The owner greeted us, told us about the property , answered questions and left telephone numbers for any of the problems which might occur ( none did)
I strongly recommend the property but remember no pool
We had an amazing time. Our host was helpful and courteous every step of the way, from check-in to check out. The house and grounds were just perfect for our family visit to the cape, it's beaches, and attractions. If you are looking for a wonderful place to stay on the Cape, I would highly recommend this home, and host. What a joy it was to spend the week here!
We had a wonderful stay in Mashpee. The house was so comfortable for our extended family, including an infant and two toddlers, who played safely in the beautiful fenced in backyard. A great neighborhood close to the beach . We enjoyed the spacious kitchen which was equipped with everything we could possibly have needed. The owner was so helpful and kind to us! Thank you!
This home had the best equipped kitchen I’ve ever seen with a short term rental. Everything we needed was there and the outdoor natural gas grill was a huge plus. The neighborhood was serene and very safe. Short drive to restaurants, the beach, and Hyannis for the ferry or excursions. The owners was helpful and always easy to reach. A very comfortable stay.

Great vacation home for large family!
Great house for a large family or multi-family getaway! Loved that there were 3 full bathrooms so no one had to share. The kitchen came equipped with everything we needed to cook meals for 4 adults and 4 kids all week long. The house is well kept and clean. Laundry was on the first floor! Beautiful neighborhood and the beach was only a few minutes away. The owner was very responsive and a pleasure to work with. We hope to come back again another time!

A great home a mile from the beach!
We very much enjoyed our stay in mid-July. Carol is a fine hostess and the house was exactly as advertised. It's located in a very upscale community barely a mile from the ocean and ample restaurants and shopping are within a 5-10 minute drive. The home provided plenty of space for a family of five with children 19,17, and 15. We recommend the home and will consider staying there again when we visit the Cape.

Great home for a large family and gourmet cooking
This is our second year at this home. Our three generation family has two children and five adults, including a 94-year old great grandmother. We had plenty of space. The bedrooms on the main floor and the layout of the house made it easy for our 94-year old to get around. The home's owner, Carol, must be a serious cook because the kitchen included everything! In terms of hosting dinners, there is a huge granite table off the kitchen, and a well equipped patio. The location, near Mashpee, made it easy to go to beaches, and to outings in Falmouth and Hyannis. For kids, the Children's Museum is five minutes away. (I would recommend getting there when it opens on a rainy day because it fills up quickly.)
There are lots of little details we liked: the quiet neighborhood with speed limits of 20 mph. the house being immaculate, the generous linens, and the pantry stocked with spices.
Lastly, Carol was very accommodating. Because we were the first rental of the season, she let us in early so that we could avoid the terrible traffic on Saturday. She even let us charge our Tesla and provided the extension cord.

Great Home
The house was beautiful. The kitchen was completely equipped. It was immaculate. There is only one step into the house so it was very good for my 93 year old mother. The neighborhood is pretty exclusive. A small beach is nearby. Lot's of things to do for our grandchildren.

Perfect for relaxing on the Cape!
My family and I thoroughly enjoyed our stay at this beautiful home in New Seabury. The house had all of the amenities we needed and we just loved relaxing on the large deck after a day at the beach! The owner, Carol, was extremely easy to work with and I would recommend this home to anyone looking to rent on the Cape.

About the host
Hosted by Carol Sneider
We have been on the Cape for over 30 years and built this house for our family. We have used it and loved all of our time in this house. It is our special place! I hope you feel like you are coming into our home and enjoy our home. We live in the Boston area.
Why they chose this property
We previously had a prefab house closer to South Cape Beach State Park but I fell in love with Little Neck Bay in the 80's so we sold the other house, bought a piece of land in Little Neck Bay and designed our summer dream house. This was one of the last houses that Mike Jones designed. Many of his house designs grace Little Neck Bay and set the standards for the neighborhood. I like the privacy that this location offered us and the fact that our backyard faces conservation area and not another backyard for that additional privacy. We also made sure we tested the water at the beach to make sure the water was warm before we moved into the area! The water was warm and we have been here ever since!
What makes this property unique
This is the home of my dreams! The beautiful entrance way, my kitchen and having my master bedroom on the first floor as well as the washer and dryer. I love being in the living room and looking out into the back yard. This is my sanctuary the best place in the world for me!
