lovely but flawed
this is a beautiful property marred by an old sofa bed that
does not close up, thereby taking up most of the primary
living space and leaving no room in front of the television for seating. a very awkward arrangement that could easily be rectified. also, host wants shades drawn. this creates a dark and unwelcoming space.
I had told Peter in advance that the primary space was not very large and would not be ideal for guests spending a lot of time inside the guest house. Most guests are here to visit friends/families and tour the LA area, coming back at night primarily to sleep and start the next day out and about again. The bed features a new, queen sized standard thick mattress that replaced a thinner sofa-bed mattress that some guests had found uncomfortable. Peter and his wife wanted more space to watch the TV without being in the bed, so we rectified the situation by moving the mattress and folding up the sofa, replacing the cushions on it so Peter and his wife could watch the TV sitting on the sofa. Regarding the shades: the guest house gets direct western sunlight for most of the afternoon which can create too much heat inside as well as bleach the furniture and fine wood finishes inside over time. The solar shades we installed block the sun’s UVA/UVB rays, while allowing plenty of light to filter through and prevent the property from getting too hot inside. They hardly create a dark and unwelcoming space.

Did not meet expectations
a. The pull out bed took up all the living space with no space to sit and relax when not in bed.
b. Bed is very uncomfortable and slopes downwards.
c. Hot plate without anything to cook in is hardly commendable.
d. Outdoor shower is not practical in chilly weather. We showered once and afterwards did so at a family members place.
e. There should be guidelines established for people to be able to rent out places in private properties. Hotels certainly have such guidelines.
Private garden setting
This property was easy to arrange. Location is quiet and accessible. Beautiful garden like setting was a welcomed respite at the end of our busy days in LA. We would rent again.

We are located in Mar Vista, less than two miles from Venice Beach and in a neighborhood with abundant street parking. Learn more. The guest house is perfectly situated in Mar Vista - Venice Beach close - we hear the fog horns at night and get the ocean cooled air. The property is located in a quiet residential neighborhood and is less than a five minute walk to major bus lines to the beach and elsewhere. If you are considering staying in Venice, keep in mind that you'll never find a parking space. Located in nearby Mar Vista, less than two miles from world famous Venice Beach and with abundant available street parking, our private guest house is situated at the rear of our property and includes a half bathroom and kitchenette. An outdoor, hot water shower is just at the rear of the guest house and next to a Jacuzzi hot tub amidst lush landscaping with a serene zen-like sensibility. French doors at the front of the guest house open to a Spanish-tiled patio and fountain. Guests can enjoy their morning coffee or evening snacks and drinks al fresco seated at the umbrella-ed patio table adjacent to the Spanish fountain. Guests may easily enter and exit the property from a gate at the front of the property. The guest house is private and completely detached from the main house.
