Door code is sent before check in.

Houston is a coastal city with high winds so despite our best efforts, leaves and other debris can and do get blown into the pool just hours after cleaning. Guests might have to empty the skimmer baskets and/or use the nets to remove the leaves.

Pool and spa are not heated.

The house has regular pest control but is right next to a Lake so there will be critters & bugs outside (including mosquitoes) and bugs get inside from time to time. Mosquito season is typically from March to October so please plan accordingly.

Credit card processing fees are non-refundable (depending on the booking platform)

Must be 25 years and older to book the property.
Max 14 adults at the property. Total guest max is 20. Children are counted as age 11 and younger. This includes ALL guests and visitors at the property. NO parties.
Rental Agreement MUST be signed within 24 hours of booking. If not signed, the host reserves the right to cancel the reservation.
$500 Security deposit will be collected within 24 hours after House Rules are signed

Our home is pet friendly with a pet fee of $25/night per pet per night. Max 2 pets with prior written approval.

Ring cameras are outside and noise sensors are inside and out back. Sensors also detect occupancy and smoke.

Your registered guest count includes ALL visitors and overnight guests. Enter the correct number for accurate pricing. If the guest count is increased after booking, fees may apply.


NOTE: We have an additional guest fee of $25/guest per night after the 10th guest and a $100 per penalty per unauthorized guest.

NOTE: We have Professional pool service twice a week which happens on Tuesday & Friday and Yard service once a week. The schedule may vary without notice. Leaves or debris may still blow in pool after cleaning, so a skimmer is available for guest use. This does not affect the pool's usability. If chemicals are added, guests may need to pause swimming temporarily.
