Booking Details & Availability-
Peak Season (June 20th – Sept 5th): Saturday-to-Saturday only (except for any remaining open nights visible on our calendar).
All Other Dates: Flexible arrival with a 2/3-night minimum.

Unbeatable Beach & Pond Access-
The estate is perfectly equidistant from world-famous Ballston Beach and the "glacially-created" fresh-water Great Pond.
Ballston Beach: 4 mins by car, 6 mins by bike, 25 mins walking. A beach sticker is required only from 9 AM–4 PM; parking is free outside those hours. A beach sticker for Ballston and all other Truro beaches is available online. Great Pond: Features free parking from 6 AM to midnight.


Versatile Bedrooms (6 En-Suites)
Every bedroom features blackout shades, a dedicated desk/workspace, and a Smart TV. Four of our California Kings can be split into two twins to perfectly fit your group;

-Bedroom 1 (First Floor / Fully ADA Compliant): Seamless access to the living room, back deck, kitchen, and dining room. Features a California King (can split to two twins), full bath and private deck with chairs (Note: Front door has two steps; we will happily install the wheelchair ramps prior to your arrival and upon request).

-Bedroom 2 (Second Floor): California King with a full bath, private deck with chairs and even more stunning views than the main floor, two skylights for star gazing.

-Bedroom 3 (First Floor / Private Access): California King (can split to two twins), full bath, and its own dedicated exterior entrance door, and a visual-only fireplace

-Bedroom 4 (First Floor): Right off the dining room with a California King, full bath, and gorgeous morning light.


-Bedroom 5 (First Floor): Separate Guest Cottage: Located right off the dining room. Features a California King (can split to two twins), full bath, dorm-sized fridge, Keurig coffee maker, and a tea table setup.

-Bedroom 6 (The Historic Attic Suite): The entire renovated attic of the historic section. The largest bedroom next to Bedroom 1, featuring exposed post-and-beam construction with 220-year-old original Marriage Contractor marks. Includes a California King (can split to two twins), full bath, skylight, and a visual-only fireplace. (Note: Accessed via the original, very steep teal-colored steps—see photos).

A Note on House Capacities & Local Bylaws:

Strict Maximum Capacity:
Our home accommodates a maximum of 12 guests (children under 5 excluded). This applies to overnight stays as well as evening dinners or gatherings.

Neighborhood Peace:
No parties, events, or amplified outdoor noise are permitted at any time.

Enforcement:
Extra guests cannot be accommodated for any amount of money. Violations will result in a minimum $1,500 additional service fee and potential police-assisted eviction.

National Seashore Bylaws:
Because the estate is located within the Cape Cod National Seashore, guests are 1000% responsible for knowing and following all local dog and leash bylaws. (Note: Dogs must be leashed at all times unless under strict voice control in designated areas outside of our fenced in area). Complete guidelines are available online at the Town of Truro website and will be included in your Digital Home Guide sent after booking.

Fenced Backyard Dog Park:
We feature an extremely large, fenced-in backyard area for your dogs to enjoy. However, no fence is perfect for every breed or temperament. It is the guest's responsibility and liability to inspect the entire fenced perimeter and gates upon arrival to ensure it is secure for their specific pet.

This rental was amazing… and perfect for our needs. Four families gathered together for cousins, aunts and uncles and grandparents to enjoy some time together. Young children got to know their cousins in a relaxing and beautiful environment.The house is large, with an airy, open feeling. There are 3 distinct areas. The oldest section has 2 bedrooms, 2 bathrooms and the dining room on the first floor and a third bedroom suite up a steep flight of stairs. The kitchen and living room connect the older and newer sections. The third area is a free-standing cottage with its own bathroom and basic amenities (coffee maker, mini fridge, etc.) The living room has a wall of eastern-facing clerestory windows with beautiful glass and crystal knickknacks sitting on shelves. Each morning we enjoyed the sun shining through and projecting little rainbow circles all along the facing wall.Every bedroom has its own bathroom. The kitchen has a new stove with a griddle and bread oven, and a new fridge. The dining room has a huge table for large group meals. The yard is partially fenced (the best surprise) with a very large area outside the fencing for frisbee, catch or a game of soccer or football while the patios and deck offer relaxed outdoor seating.The property is a short drive or bike ride to Ballston Beach. Though not far from lots to do, the property is quiet, serene and has a sense of seclusion. It was a great place to come together for family time!

The picture from above outside? You are renting that entire building! What a fantastic rental for a large group, where every room has a bathroom. A 1 mile walk or jog (or 4 minure drive) from a beautiful beach which is dog and non-sticker holder friendly through the 3rd week of June. With a few finishing touches this rental will surely be one of the best on cape thanks to its incredible layout, exterior space, parking, bathroom-bedroom ratio and proximity to PTown. The bedrooms all feel private from one another and the common areas, while the home also has a kitchen-centered main living space. Perfect for a group of friends or a large family. 48inch? stove and grill were perfect for cooking at "home".We had a phenomenal time, and fit 12 people comfortably. Beds were comfortable, there are showers in every bathroom. Host was super helpful and accomodating when vrbo had an app crash. 10/10 would recommend for those looking to overlook the 1% in need of finishing in favor of the 99% which exceeds expectations.
