DISCLAIMER: The property is located in the heart of downtown Tucson, so expect urban noise, such as trains, planes, helicopters, nightlife, and vehicles. Train tracks run through downtown near the property. We provide Bluetooth speakers so guests can connect their phones and play any soft music or noise-canceling sounds they prefer through their Spotify or preferred music accounts.

SHARED YARDS: The front and back yards are not private and are SHARED with the guests who have booked the other unit in the duplex.

CAMERAS: This property has a security camera facing the front street and front yard area of the duplex, to ensure guest safety and general monitoring. There are no cameras inside and no cameras in the backyard.

PROPERTY`S HISTORY:
A Home With a Story — Built in 1906, this historic duplex is a small but meaningful piece of Tucson’s past. It was purchased from the estate of a longtime neighbor and friend—a filmmaker and prop master whose career was deeply rooted in classic Western themes. For years, both sides of the duplex were filled with authentic movie props, many of which were used in staging scenes for films, commercials, and creative projects. Even a movie script from one of his productions was discovered here.

The goal in restoring and sharing this home has been to honor its unique character, its creative legacy, and the rich history of the surrounding neighborhood—while still offering modern comfort for today’s travelers.

The Iron Horse Neighborhood — The duplex is located in Iron Horse, one of Tucson’s most historic and vibrant neighborhoods. Developed in the late 1800s, Iron Horse was originally home to railroad workers, who knew it was time to report to work when the trains arrived, and their whistles echoed through the area. Many homes here were thoughtfully designed as duplexes or boarding-style residences, reflecting that working-class railroad heritage.

Today, Iron Horse remains a lively, walkable historic district—just one square mile in size, yet full of character, charm, and a strong sense of community.

Staying here means more than just a place to sleep—you’re stepping into a thoughtfully preserved piece of Tucson history.

Guests have access to the entire 1-bed, 1-bath unit. Guests also have access to the SHARED front and back yards. (These areas are SHARED with guests staying in the unit on the other side of the duplex.)

PACKAGES & MAIL: If you need to receive packages or mail during your stay, please DO NOT plan to have anything delivered to the property. Instead, please plan to have packages or mail delivered to an Amazon locker, FedEx location, etc.
We are excited to have you stay with us! Please read the following rules carefully.

1. Respect for Neighbors: Please be considerate of our neighbors` privacy and keep noise levels to a minimum, especially during quiet hours from 9:00 pm to 8:00 am.

2. Unit Respect: Treat the rental unit with care and respect. Any damages or excessive cleaning requirements will be charged to the guest.

3. No Smoking or Vaping: Smoking and vaping are not allowed inside the rental property or on the property grounds. Violation of this policy will result in a $500 fine to cover deep cleaning and smoke odor removal.

4. No Parties or Large Gatherings: No additional guests are permitted on the property without host approval. Parties and events are not allowed in the unit or on the property. If a party occurs at the home, a $995 violation fee will apply, and the booking will be terminated immediately.

5. Lock Doors and Windows: For your safety, make sure to lock all doors and windows when leaving the property. Return key(s) to the lockbox when applicable.

6. Personal Belongings: We are not responsible for loss of or damage to personal belongings during your stay. We are also not responsible for packages delivered to the property addressed to you or your guests. Please secure your valuables.

7. Transient Occupancy; No Tenancy:
a) Guest’s stay is transient lodging, limited to the dates approved in advance and not to exceed twenty-nine (29) consecutive nights, unless otherwise agreed and approved by the host management company. The parties intend and acknowledge that this occupancy constitutes transient occupancy excluded from the Arizona Residential Landlord and Tenant Act under A.R.S. § 33-1308(4), and that it is taxed under Arizona`s transient lodging classification.
b) Guest represents that Guest maintains a primary residence elsewhere and will not use the Property’s address to receive mail beyond the stay, register a vehicle, obtain identification, or otherwise establish residency.
c) This Agreement creates no lease, tenancy, or possessory interest, and may not be assigned or sublet. The relationship is lodging operator and transient guest only. Any extension requires Host’s written approval and a separate booking.
d) Occupancy past the approved departure time creates no tenancy. Guest shall pay 200% of the nightly rate for each night of unauthorized occupancy, plus damages from any displaced reservations.

8. Innkeeper Provisions; Residential Use:
a) Host holds a statutory lien on Guest’s property for unpaid charges under A.R.S. § 33-951 et seq., with disposition as provided by A.R.S. § 33-952.
b) Host is not liable for loss of or damage to Guest’s money, valuables, personal effects, or delivered packages, except as Arizona law does not permit such limitation. Guest is responsible for securing valuables and locking the Property when unattended.
c) Per A.R.S. § 9-500.39, the Property is for residential use only. No retail, restaurant, banquet, or event use, and no special event requiring a permit. Occupancy may not exceed the number of guests stated in the reservation.
d) Host may terminate and require Guest to vacate immediately for material breach, including violations of the no-party, no-smoking, occupancy-limit, or nonresidential-use terms. No refund is due upon termination for cause.

9. Pool & Hot Tub Rules (if applicable):
a) No unsupervised children in the pool/hot tub areas.
b) NO DIVING.
c) No glass in the pool/hot tub areas. Any broken glass will require a full pool/hot tub drain. Guests will incur a $700 fine for any broken glass found in the pool/hot tub.
d) No swimming in the pool or using the hot tub after 10:00 pm. Quiet hours apply in the pool and hot tub areas, so please keep noise to a minimum after 9:00 pm.
e) Guests are advised NOT to stay in the hot tub longer than 15 minutes and NOT to drink alcohol while in the hot tub.

10. Fees and Charges: The fees and charges stated in this Agreement, including the $500 charge for smoking or vaping (Section 3), the $995 charge for an unauthorized party or gathering (Section 4), the $85 charge for evidence of pets on furniture or beds (Section 5), and the $700 charge for broken glass in pool or hot tub areas (Section 10), represent the parties’ reasonable pre-estimate of the losses Host would incur from the corresponding breach, including remediation, deep cleaning, odor and damage removal, lost or displaced bookings, and administrative cost. The parties agree that such losses are difficult to determine with precision at the time of booking, and that these amounts are intended as liquidated damages and not as a penalty. These amounts are in addition to, and do not limit, Host’s right to recover for damage to the Property under Section 2.
