⚠️ The backyard and front yard are monitored for safety. This private property is set back off a local road, with absolutely NO parties, rowdy behavior, or loud groups.

⚠️ Township quiet hours are from 10pm - 8am.

⚠️ Must be over 25 years old to book, and the booking guest must actively stay at the house for the duration of the reservation.

⚠️ Per the short-term rental license: no more than 12 people (age 12 & older) on the property during the day, and no more than 12 people overnight. No more than 12 vehicles on the driveway — cars cannot park on the grass.

⚠️ No smoking any substances (cigarettes, vapes, e-cigarettes, hookah, incense, etc.) inside the house or within 10 feet of the house outdoors. Fines start at $150.

⚠️ Fireworks of any kind are absolutely prohibited by the township. $1000+ fines enforced.

⚠️ Guests are responsible for properly disposing of trash in the designated dumpster. Any stray trash found in the house or outside will be charged at $10/bag. If checking out when the community compactor is closed, take the bulk of your trash to the compactor the day before while open.

⚠️ Late checkout fine starts at $200+.

⚠️ The charging of Tesla vehicles is not permitted anywhere on the property.

⚠️ A valid driver's license must be submitted and rental agreement signed prior to check-in. Main renter must be 25+.

📌 The pool is NOT heated. Pool code given after written confirmation that you have read and agreed to pool rules. Open except when closed for service/repairs. No refunds issued if closed or if use is revoked due to behavior. No lifeguards — swim at your own risk. Anyone under 18 must be accompanied by an adult. 24-hour video surveillance. Glass containers/bottles NOT allowed. Infants/toddlers must wear appropriate swimming diapers and plastic pants at all times. Do not put soap, bubbles, liquids, or other substances in the pool or hot tub.

⚠️ Do not put bubbles, soaps, or any other substances in the hot tub. If the hot tub needs to be emptied and cleaned due to improper use, you will receive a $250 fine.

❄️ During winter, plow service handles driveway/walkway after 6"+ storms (move vehicles to street first). Driveway is gravel — snow under 6" not plowed. Shovel and salt at the house.
