Enjoy a spacious three-bedroom, two-bathroom home with two living areas, a full kitchen, and a large dining area. Spend time together or find your own spot to relax. Large windows bring in natural light, and an in-home washer and dryer add convenience for longer stays.

The home’s publicly listed interior area is approximately 2,138 sq. ft.; some areas are excluded from guest access as noted below.

SLEEPING ARRANGEMENTS

• Bedroom 1: Two queen-over-queen bunk beds, totaling four queen mattresses.
• Bedroom 2: Two queen beds.
• Bedroom 3: One queen bed.

The seven queen mattresses accommodate up to 14 guests when shared by two people per mattress. Up to three single folding beds are available by advance request. Maximum overnight occupancy remains 14.

APPROVED PARTIES AND GATHERINGS

Small parties and gatherings require prior written host approval through Vrbo messaging and a $300 event fee, in addition to accommodation charges and other applicable booking fees.

Maximum attendance is 25 people total, including overnight guests. No more than 14 registered guests may stay overnight. Booking an overnight stay does not automatically authorize an event. Event hours, parking requirements, and quiet hours apply as outlined in the house rules.

For approved parties and gatherings, a karaoke machine, cornhole, dominoes, card games, serving trays, children’s books, and toys are available by advance request. Let us know which items you’d like through Vrbo messaging so we can prepare them for your event.

OUTDOOR SPACE AND GUEST ACCESS

Your reservation includes the main house, designated yard areas immediately around the house, and designated parking. Enjoy the mature trees and outdoor space while respecting the guest-area boundaries.

The barn house, garage, sunroom, RV, and remaining acreage are excluded from the reservation.

I love having room to breathe while still being close to town. The trees and open space give the property a country feel, with downtown Kilgore, restaurants, shops, parks, and museums just a short drive away. My favorite part is being able to spend time outdoors and then head into town whenever we need something.
