In a picturesque hillside location on the edge of the forest approx. 3 km above Cremia, on the western shore of the lake. A sunny idyll with breathtaking views over the lake and the surrounding mountains. The natural stone house is surrounded by extensive meadows and chestnut woods. Ideal for nature lovers and those seeking peace and quiet. In autumn there are all kinds of mushrooms and seas of chestnuts to be found in the woods. The large terrace with seating area, pergola and brick barbecue is the ideal place to enjoy mild summer evenings with a glass of wine. Comfortable deckchairs are available. The garden plot is fenced. In the winter season, the property can only be rented with snow chains, as there may be snow and the roads are not cleared of snow.

In San Vito there is a beautiful bay with a gently sloping pebble beach for swimming and surfing.

The Rustico Bersai is furnished in a modern, rustic country house style.
Warm wooden floorboards and open roof trusses emphasise the cosy ambience.

The rustico is divided over 4 levels:
The living room and eat-in kitchen and the two sleeping areas are connected by stairs.

You enter the living room via the lakeside natural stone terrace.
The eat-in kitchen with dining table area and wood-burning stove is on the floor above - with access to the side terrace with garden pergola and balcony facing the lake.

The country house has two sleeping areas:
Double bedroom 1 Crotto downstairs with natural stone: The living area leads down stairs to a double bedroom. The bathroom with shower is on the same level as the living room.

Double bedroom 2 upstairs with open roof beams:
From the living room/kitchen via the stairs up to the upper part of the house, - and with access to the upper garden the bathroom with shower is in the access area on the level of the living room/kitchen.

The country house is only partially suitable for people with limited mobility and small children
suitable - sturdy footwear is recommended.

The obliging landlady Emilia speaks German and will be happy to answer any questions you may have.
The location requires more heating in the early and late season, depending on your needs. Depending on your comfort requirements, the desired temperature and heating of bedrooms etc., heating costs may be above average. The wine cellar offers a selection of wines on request.

There are parking bays for your vehicles approx. 40 m below the property, and you can walk up to your holiday home via partially illuminated external steps, some with railings.
Vignettes are required for the mountain roads. One vehicle is included and is provided by the landlord - additional vehicles must be paid for on site.

The following services can be booked additionally:

- Towels €10 per person per stay
- Pet €16 per night

The following costs are to be paid on site:
- Electricity per week 15 €
- Heating according to consumption, only when used 9 € per kWh
- Tourist tax € 1.50 per person/day from 15 years up to 10 days
