About this property

Waterfront Cottage with Private Dock & Sensational Views

Escape to a waterfront oasis in the heart of the Connecticut River Valley. Tucked away just minutes from downtown Brattleboro and the I-91 gateway to Vermont and New Hampshire, this petite 1920's cottage feels worlds away from every day life. Spend mornings sipping coffee on the screen porch, afternoons kayaking from the private dock, and evenings watching the light dance across the Connecticut River from one of the two waterfront decks. Adventure and local charm lie just outside your door.

Purpose built for waterfront leisure, this sweet 550 square foot cottage has everything you need. Whether it’s a restorative weekend by the water or an activity packed weekend of hiking and paddling - The Goose Cottage is the perfect home base.

Nestled at the base of Mount Wantastiquet, you’ll find an exceptional network of hiking trails with two trailheads to the Wantastiquet-Monadnock Trail System within a 5 minute drive. With 32 miles of navigable river between the dams and a private dock in the front yard, you’ll have endless opportunities to explore by water - or cut in downstream to the West River for a more relaxed paddle around the Retreat Meadows.

Adventures not your vibe? The space is designed to provide as many opportunities for comfortable lounging as possible. The living room deck offers two rockers under the dappled shade of the maple trees so you can drink in the view with your morning coffee. The master bedroom deck has two lounge chairs with hideaway footstools, and gets just the right amount of sun. For the afternoon, take your lunch at the picnic table in the yard. Move inside after for a siesta on the deep seated couch. Then, enjoy a rainbow hued sunset from the screen porch, with blankets conveniently tucked away so you can stay into the evening hours and devour that book that sat closed on your lap all day, while you were mesmerized by the view.

A mini split provides air conditioning on days when it’s too hot to enjoy the breeze through the screen doors, or a bit of heat if you’re visiting during our spectacular foliage season - have you ever seen blazing fall colors reflected on the water’s surface? It’s a scene you can’t miss.

While our guidebook provides many local dining options, our kitchen is well equipped. There is a cooktop range - no oven, but the countertop convection oven will meet even the most avid chef’s needs. A drip coffee maker, tea kettle and toaster make breakfast a breeze. Basic spices, cooking oil and variety of utensils and glassware are provided.

We provide all linens and towels, including beach towels. You’ll find a selection of books, games and puzzles to entertain you on rainy days.

We’re delighted to share this property with you - it’s an exceptional piece of real estate. We use it often when it is not rented. Lovingly named The Goose Cottage by my 2 year old son - you’ll see Canadian Geese congregate on a sand bar just to the north of the property.

The property:

The entire cottage, grounds and dock are for your use during your stay. The property line is clearly marked by arborvitae and other evergreen trees. Please be mindful to stay within the boundaries of our property.

Other Details to Note:

Bring your own canoe or kayak to launch from the dock! Like all docks on the Connecticut River, it is a floating dock and each piece moves freely and independently, so watch your footing with care. Please remember the Connecticut River has a strong current and plan your paddle accordingly.

Dock and water use are strictly at your own risk. Water levels and currents can change unexpectedly and may be especially strong and dangerous after heavy rains. Dock surfaces, shoreline areas, stairs, rocks, and waterfront grounds may be wet, slippery, uneven, or unstable depending on conditions. Walk with care along the riverbank and use extra caution after dark when visibility is reduced. Children must be supervised at all times near the waterfront. Guests are responsible for determining whether river conditions are safe for their intended activities.

This is a 100+ year old waterfront cottage, from time to time insects or a mouse may find their way inside despite our best efforts. There is a cordless vacuum should you need it to eradicate a spider or the like. We use professional pest control to ensure your stay is as comfortable as possible.

Please, do not feed the geese or invite them onto the lawn.

If you intend to fish, be aware NH requires a fishing license. You can get a license at nearby Runnings, in Hinsdale NH. Do not clean any fish at the property.

Due to proximity to NH Route 9 and sound carrying over water, there is some traffic noise. It’s never bothered us any, and likely won’t bother you unless you are seeking monastic conditions. You will also hear Amtrack go by on occasion, as the track is directly across the river. You can catch a glimpse of the train if you look north by the bridge.

The lawn is professionally mowed weekly, usually on Mondays, in under 10 minutes total. They’ll do one pass with big mower, then return about an hour later to finish up the details.

I live just around the corner from Goose Cottage. I spend most afternoons sitting outside watching the river, and I think you will too.
