FLOOR-BY-FLOOR DESCRIPTION

Main level - Features an open-concept layout designed for relaxation and entertainment. The heart of the home is a well-equipped kitchen with modern appliances, laundry room, powder room, a bright dining area that seats 6, and a cozy living room with a 65” Cable/smart TV. This level boasts a Primary Suite with a king size bed, cable/smart TV, closet, dresser and full bathroom. This property also features a comfy screened in porch and a back deck where you can grill out while enjoying a scenic view of the second hole of the Black Bear golf course. Spectacular sunset views!!

Second level provides large space for your group, including two additional bedrooms with a jack and jill full bathroom. Additional bedroom #1 features two queen size beds, closet and smart TV. Additional bedroom #2 features a queen size bed, full/twin bunk beds, walk in closet and smart TV.

Bear Trap Dunes, a community among Delaware's finest destinations for relaxation, rejuvenation, and enjoying the best spoils of beach life. Guests will enjoy two refreshing outdoor pools, an indoor pool, fitness center, tennis & pickleball courts, basketball court, snack bar, beach shuttles with a mobile tracking app, golf pro shop, and Coastal Kitchen restaurant & pub. Voted in the top 5 golf courses in Delaware by Golf Week and Golf Magazine, Bear Trap Dunes Golf Club features a scenic Rick Jacobson designed golf course set on coastal terrain and abundant sand dunes, providing a traditional golf experience: golf as it once was, golf as it should be.



Amenities - Bear Trap charges an additional charge to use the amenities of the neighborhood. This includes the indoor and outdoor facilities as well as the beach shuttle (in season). You must pay this direct to Bear Trap online prior to your stay or may be purchased at the Pavilion during normal operating hours. You would only pay for those that will use the services. The fee varies, and at the time of this posting is $65 in season and $45 off season.
There is a maximum of 10 passes allowed per household. Children under 4 are no charge and NOT included in 10 pass limit.

LINEN PACKAGE

Your linen package includes: fitted sheets, top sheets, and pillowcases for all beds; sets of bath towels, hand towels, and wash cloths for all guests; kitchen towels and bathmats for all full bathrooms. Your linens will be provided to the home prior to your arrival. You are responsible for gathering the linens at the end of your stay and leaving them inside a laundry hamper located in the garage upon your departure.
No beach towels are provided. Please plan to bring beach towels, chairs and umbrellas. There are 4 beach chairs in the garage which guests can use and return at end of stay. You can store your beach items in the garage during your stay. We do not provide an auto garage door opener and please do not use any of the owner’s items stored in the garage.

STARTER KIT

Your Starter Kit includes (2) roll of paper towels, (2) rolls of toilet paper in each bathroom, (1) hand soap, (1) dish sponge, 13gal kitchen trash bags. You are responsible for providing any additional toiletries, soap, and paper products as needed.


MISCELLANEOUS

-The maximum occupancy is 8 adults (This does not include children under age of 12)
- Please be sure to leave all sand outside. Sandy feet and items can be rinsed off with hose in driveway. Beach items can be stored in garage during stay.

-There is parking for 1 vehicle in the driveway. No parking in front of the house in the cul- de sac. Plenty of additional parking is available on main road – Willow Oak.

-No pets, smoking, vaping, or events are allowed.
-Landlord is not responsible for hours and or availability of amenities.

-Prohibited Vehicles: Campers, boats, trailers or other oversized vehicles are not permitted.

- All trash must be removed and taken to nearby neighborhood dumpster.

- Please report any damages as soon as possible. Renters will be responsible for any damages or missing items.

-We are not responsible for third party amenity interruptions, such as electricity, cable, or internet, which are beyond our control (for example, weather, downed power lines, etc).
-The Internet is offered to you at no extra cost. Abusing this service by downloading or streaming illegal content will result in immediate eviction with no refund.

-Delaware regulations require all guests to sign a lease agreement within 10 days of booking. A lease agreement will be sent within 24 hours of booking and an electronic signature is required before final check-in information is made available.

-Check-in is 4PM and check-out is 10AM. This is non-negotiable. Your access codes for the property will activate and deactivate precisely at these times; occupancy outside these timeframes without express permission from the owners is considered unlawful trespassing.

Reservations are not permitted for groups under the age of 25.

DELAWARE SHORT-TERM RENTAL TAX

Delaware has imposed a short-term rental lodging tax at the rate of 4.5% of the rent upon every occupancy of a short-term rental within the State. This new tax went into effect on January 1, 2025. The tax applies to all short-term rentals in Delaware.
