Separate bathroom; semi-open, well-equipped kitchen (ceramic cooktop, microwave, Nespresso machine, French press, electric kettle, milk frother, toaster); spacious living-dining area; floor-to-ceiling windows and glass doors running the entire length of the ground floor with three exits to the garden/patio.

Second floor:
Hallway with large built-in closet.
1 bedroom with a double bed (180x200cm) and an adjoining spacious bathroom with tub, shower, and toilet; both rooms feature floor-to-ceiling windows and each has access to the balcony.
1 bedroom with a double bed (160x200 cm), also featuring floor-to-ceiling windows, and an adjoining bathroom with a shower and toilet.
The windows face south towards the garden and are equipped with blackout curtains in the bedrooms. Extra-large duvets (155x220 cm) on all beds.
A travel cot can be provided.

A furnished, rose-covered terrace in front of the living/dining area with a view of the mature garden featuring an orchard meadow.

Marienmünster, Schaky Park, the train station, the lakeside area, the steamboat pier, the beach, and the cinema are all within a 15-minute walk.
Munich is 45 minutes away by car, 1 hour and 15 minutes by train, and 2 hours and 30 minutes by bike.
