[THE SPACE] •This 300 sq. ft. studio is best suited for 2 adults and can comfortably accommodate up to 3 adults.
•The space can host up to 4 guests only if the group includes 2 adults and 2 small children. 4 adults would be too tight, so please consider the compact size when booking to ensure a comfortable stay.

☞The unit is oriented toward the neighboring complex to the east, with the shoreline positioned to the south. From the window, guests can enjoy a coastal glimpse of the ocean when seated on the futon.
☞For panoramic ocean views, guests are welcome to enjoy the wraparound public balcony and the two oceanfront gazebos, both with seating and overlooking the water, as shown in the photos.

[HOUSE RULES] ☞By booking this property, guests acknowledge and agree to comply with all house rules, additional rules, and disclosures listed.
1. NO SMOKING • Ocean Sands is a non-smoking community. Smoking is permitted only on the beach or by the fence along Fort Macon Road, away from all common areas, including the gazebos. • Smoking, vaping, and drug use are strictly prohibited inside the unit and in all common areas within the community. •A minimum $200 smoke remediation fee will be assessed if evidence of smoking is found. Additional charges for deep cleaning, damage, or disruption to future reservations may apply.
2. PET POLICY •Dogs only — no cats or exotic animals. • One (1) well-behaved, non-aggressive dog under 50 lbs may be approved with a $100 pet fee. • Prior approval is required. Please provide your dog’s size and breed. Vaccinations and flea prevention must be current. • Unapproved animals are not permitted and may result in cancellation without refund and/or a $200 additional fee. • For stays longer than 30 days, a $100 monthly fee applies.
☞All animals must be housebroken and not left unattended unless properly crated. Guests will be charged for any damage, soiling, or excessive cleaning resulting from their pet.
3. PARKING PASS & KEYS • One (1) parking pass is provided. A second pass may be arranged prior to your stay for $25. • Parking passes must be clearly displayed at all times. Vehicles without a pass are subject to towing. • Parking passes are HOA-controlled items. A $200 fee applies for any lost or unreturned passes. • Guests are responsible for all keys. •$100 lockout fee | $50 lost key replacement fee • Lockouts occurring between 9:00 PM and 8:00 AM will require the guest to arrange and pay for a locksmith.
4. STORM DOOR • The storm door must be closed immediately when entering or exiting the unit. • Due to strong coastal winds, guests are responsible for any damage caused by failure to properly secure the door.
5. OCCUPANCY POLICY • Occupancy is limited to the number of guests listed on the reservation. No unregistered guests are permitted. •The base rate includes up to 2 guests. There is a $15/night fee for each additional guest. •All guests (including children) must be included in the reservation prior to check-in.
6. SUBLEASING is not permitted. Reservations may not be reassigned without prior written host approval. A valid photo ID matching the reservation name may be required.
7. Guests agree to accept full responsibility for themselves and all occupants during the stay, including any damages, violations, or fees incurred.
8. Guests agree to indemnify and hold harmless the host, agent, property management, Ocean Sands HOA, and Board of Directors from claims or damages arising from their stay.
9. The host, owner, or authorized representatives may enter the unit during reasonable hours for inspections, maintenance, or emergencies. Emergency and health/safety checks may occur without prior notice, similar to hotel practices.

The beach was just right over the dunes from us and visible from our room. Everything you need in a compact area. We were able to get groceries to cook a little and enjoyed the beach without having to leave in the car.
Condo had everything we needed for a great week! Condo was clean and bed was comfortable. Plenty of pillows!!! Location is great. We’ve stay at Ocean Sands for the last 6 years and have never been disappointed in the facilities. Laundry room was clean and well kept. Excellent grounds keeping.
We love coming to stay at Ocean Sands! Nick and Mia are incredibly responsive. The room is clean, comfortable and convenient. So grateful for this getaway each year to celebrate my husband’s birthday!

The place was very clean and cute. Outside had high top chairs that are perfect for sipping coffee in the morning with an ocean view. They had great communication with me during the stay and even upgraded me free of charge. Very easy check-in and out process. I would definitely recommend it!
Enough for couple people .Defenately being by the beach is a huge plus, Little kitchenette was enough for making a warm meal. Wish there was a separate bathroom sink though.
The room was clean, easy to find, quite, and just the right size for me and my daughters stay, and the beach was in walking distance so we didn't have to drive around looking for a public access..price was also reasonable. Will most definitely be booking with them again.
I enjoyed every minute at this location. The glass door & frame should be replaced it was a little annoying to have to adjust and fix the door every time we’d leave. But overall the place was great! I’d recommend, and I’d go back!

Place was very convenient to the beach and Atlantic Beach restaurants. Small but had everything I needed! Kitchen was well stocked for a couple or small family. It’s a little weird not having a bathroom sink, but the kitchen sink is directly outside the bathroom door and there is a mirror behind the sink so it didn’t feel too odd, and the full size shower was nice. Appreciated the beach chairs available and the cold ac! Only recommendation would be to make the door easier to lock, deadbolt is a bit off from the frame. Overall a great stay by the ocean!
LOVED the location and the room, and appreciated the ability to take our rescue dog. Room is very small but very well appointed, so it was like a hotel room with bonus accessories. Bed was comfortable and so was the futon.
The complex property is immaculately cared for.
We are old people who had trouble with our "smart" tv, and a technician was standing at the door about 10 minutes after I sent a text for help! He fixed us up in about 30 seconds.

We love Ocean Sands. Did not like the newly remodeled building though. Not having a bathroom sink is just weird. Having to wash dishes in the same sink as you wash your hands after going to the toilet or brushing your teeth is weird to us, especially just to have an extra large shower...Had no issue being moved to a different room/building that jad a full bathroom. Property is always nice and clean. We've srayed here 2 years in a row and will continue to stay here on our trips.

Although the property was very close to the beach it was very small. The bathroom were cramped. The air conditioning worked but did little to help with the humidity always seemed to be sweating. The fridge was very small.

You just can't beat rolling out of bed, and in a few steps planting your feet into the warm, soft Atlantic Beach sand! Staying on the beach is the way to go! There is no need to worry about crossing busy roads, or paying for parking, etc..
And for those of you with kids, well there are many activities for them as well. There is a large green lawn area, so if they get tired of playing on the beach, they can kick the soccer ball, play horseshoes, or whatever activity sparks their interest.
So regardless if you are vacationing for a week, or getting away for the weekend, come stay at my place, and please make it your own! I know you are going to have a fantastic time!
