A total of 183 m² of living space, spread across the ground floor and upper floor, invites you to linger—amidst a Mediterranean garden, a saltwater pool, and the vast Istrian sky.


Three Apartments—One Home

Apartment Denis (60 m², upper floor)
The apartment with a panoramic view: A private balcony with a view of the sea and the pool garden makes every morning a special experience. Two bedrooms—one with a double bed, one with two single beds—accommodate up to four people.

Apartman Ivan (70 m², ground floor)
The most spacious apartment in the house: A 13 m² garden terrace with direct access to the greenery blends the indoor and outdoor spaces. Two bedrooms, each with a double bed (160 × 200 cm), offer comfort for up to four people.

Sanja Apartment (53 m², ground floor)
A cosy retreat: Direct access to the garden and a dining table for six create a space for socialising. A double bed and a bunk bed make this apartment ideal for families with children.


Pool and Garden – The Green Heart of the Estate

The saltwater pool forms the centre of the garden—a place for socialising and relaxation alike. The gentle saltwater is soothing to the skin and particularly beneficial for the eyes and hair. Deck chairs invite you to linger while the sun traces its arc across the Istrian sky.

Each apartment has its own private barbecue area—perfect for evenings with fresh fish from the market, regional vegetables, and a glass of Istrian wine under the starry sky.

A Day in Your Area

Morning: In about 10 minutes, you can reach Umag with its crystal-clear water, well-maintained pebble beaches, and the ACI Marina.

At noon: Weekly market or a stroll through Buje (about 4 km) with its Venetian architecture and regional cuisine.

Afternoon: Cycling through olive groves, a trip into the countryside, or relaxing by the pool.

Evening: Grožnjan (approx. 12 km), the artists’ village with a special atmosphere, or Motovun (approx. 27 km) with spectacular views.

For longer excursions: Pula (approx. 60 km) with its Roman amphitheatre or Brijuni National Park (approx. 60 km) with Mediterranean flora and historic ruins.
