30 NIGHT MINIMUM STAY AND PRICING
This is one of three beautiful apartments in this historic, downtown house. This home was built at the turn of the century and is charming but is also slightly funky. Cleanliness is a given. New and contemporary we are not so please understand what this offers. This apartment is in the center of Boulders most desirable area.
It features:
- 2 bedrooms and one 3/4 bath (shower only) - an inviting private yard and trees. - private off street parking for one car. - a main living room with planked wood flooring. - a gas burning fireplace. - bistro style kitchen table and chairs - flat screen cable TV - free WiFi

When joining us you will arrive to a home which is 'rental ready' sparkling clean complete with bath soaps, shampoos, personal paper, basic kitchen needs such as salt, pepper, coffee maker/filter and all appliances. Oh and of course you will find fresh flowers here.
The windows are historic style. The two bedrooms adjoining the small living room and both have queen sized beds.
- two sets of all cotton sheets - extra comfortable comforters and blankets - a full gas kitchen - close to trails, parks, coffee shops, bars, restaurants, and all Boulder has to offer.
This unit is not" appropriate for small children. Children are not permitted.
I appreciate and cater to the discerning traveler who looks for convenience, style, clean abundant living, and the diversity this property offers. This property is among long time and full time residents. This is not meant to be a 'party property' so please make other plans if that is your intended use. Please be reminded our minimum guest age is 30. We do make exceptions at times but only when asked.

Great place - perfect location.
Loved this place! Will def be back. Perfect location to walk to Pearl St. and super comfortable accommodations. Great water pressure in the shower too!
We really enjoyed our stay and being able to easily walk to all the shops and restaurants in Pearl Street. Enjoyed a 5 min drive to Chautauqua Park for some nice hiking. House was clean and comfortable.
The property was charming and comfy, parking easy and proximity to Pearl Street ideal. I stayed for a full month and the owner offered an interim cleaning / refresh. One item came up during my stay and was immediately addressed. I definitely recommend for a brief or a longer stay.

Guys Trip
Had a great stay in Boulder at this convenient apartment. We were three friends who reunited and needed a simple place to stay and enjoy Boulder. The place was clean and well stocked with everything we needed and easy walking to the city center and hiking trails. We would definitely stay there again if in Boulder!
What a charming second story apartment, perched right above all the fun of downtown Boulder but with all the serenity of the tree lined residences of Mapleton hill.
Very comfortable with eveything our family needed. Thanks Rusty!

Great Location!
We had a delightful stay and would highly recommend this to others. Plenty of space and a quiet place to retire to after a busy, adventurous day in Boulder! There are many things to do; plenty of biking trails, Pearl Street shopping, visits to the FlatIrons, Celestial Tea, RMNP, massages at the Spa down the street. We had one small request and the owner handled it right away.
The only consideration is that it is upstairs so make sure everyone in your party can handle the stairs and manage the luggage.

I would not recommend for older people. Steep stairs, unable to stand at the bottom of stairs and open door wide, step going into bedrooms and bath, floor uneven to walk on.I must have missed the fact it has no W/D or dishwasher.Great location, very quite, host very responsive, has everything needed in kitchen supplies.

Well gee whiz? Admitting speed reading and low comprehension of factual data provided yet providing a low rating seems poor form by Thom. I’ve been offering these type rentals for many years. I’ve found that being clear about what is being offered allows a discerning guest to make a good decision. I also price my properties extremely well in the off season. It’s unfortunate that as some of us age we focus on what we want to see which in this case was price and not photos or description. No matter where we are in life we can choose to see adventure OR we can become grumpy and old hearted unnecessarily. The adventurous I’ll happily receive and give great value and service. For the grumpy old hearted and cheap…….please stay somewhere else.

Charming apartment, perfect location!
I stayed in this apartment for 5 days while visiting Boulder for the first time. It was a great experience, the location couldn’t be any better as we were within walking distance of Pearl Street Mall, great restaurants, coffee bars and shops. In addition, the apartment is vintage charming in a beautiful neighborhood and the host was very accommodating, and communicated promptly when I messaged him. The only caveat I would point out is that the stairs leading to the apartment are very narrow and steep, so if you have any health issues limiting your mobility it could be an issue. But I loved the stay and highly recommend this quaint apartment!
Wonderful stay in this Spruce St Apartment in Downtown Boulder! Super convenient with the main downtown avenue (Pearl St) only 1 block away and Mt. Sanitas Trailhead within less than a 1 mile walk. The apartment is very spacious and well furnished with everything you would need. The 2 bedrooms were really nice and comfortable and the kitchen was well equipped with nice pots and pans and cutlery for preparing and enjoying meals. Rusty was kind, communicative, and efficient about addressing any questions about the property. Only challenges to note were the staircase to enter the 2nd floor apartment (may be difficult, if mobility limited) and the lack of a washer/dryer in the unit (there are places for laundry within easy driving distance but a bit more challenging without a car). Temperature was well manageable with heat and air conditioning options as well as multiple fans and windows. Lastly, the marked parking spot out front and signage made the stay even more bespoke. Highly recommended!
This property was perfect for my stay. I was in town to visit my daughter and it was only 3 blocks from her job. It is also very convient to the great restaurants on Pearl St. The beds were very comfortable. This is a smaller top floor unit but plenty big for us. We really enjoyed our visit and our stay. This property is the perfect escape for someone who is looking to enjoy a relaxing trip in Boulder. In a peaceful and quiet neighborhood walking distance to downtown. Wonderful house! Overall it was an amazing stay
My partner, friend, and I very much enjoyed our stay at this apartment. The three of us were here for 8 weeks this summer. The apartment is cozy and comfortable; the rooms are well-sized, the living room space is plentiful, and the kitchen has all the essentials. There's plenty of old-school charm about the apartment, and—of course—the location can't be beat. We loved the fact that we were steps away from Pearl St. but the location still felt quiet and serene compared to everything going on Pearl. Would highly recommend!
933 Spruce Street is an excellent location for any reason you are in Boulder. Rusty was an exceptional host. Friendly, and readily available when needed. He went out of his way to help us find another location when we had to stay in the area for another month since his place was already taken. Having Your own parking spot was awesome. Thanks Rusty.
The location was great, as it was real close to the mountains and the Pearl St. Mall. The property manager was reluctant to make repairs, even though we didn't ask for the moon. There was no extra linen, so bring your own sheets to change into. We were there for four months, but we had to live out of our suitcases, as he thought the space in the closets was enough. Be aware that there is no washer or dryer. If you're going to be there for a few days it's OK.

In fairness to Alan he’s correct, I was reluctant to respond merely because of the sheer volume of calls and requests. There have always been and always will be additional sheets and towels. These types of rentals are very attractive because of the pricing for longer stays however, they are for self sufficient people. At a certain age it’s likely full service hotels are a better fit.
Location is everything, comfort a close second and this property delivers...

Great location, apartment as advertised.
The location of this apartment cannot be be beat if you are looking for a place that is convenient to downtown Boulder/Pearl St. Mall. The neighborhood is lovely and the proximity of fantastic coffee shops, restaurants, farmers' market, and bookstores was fantastic. The apartment itself wasn't posh, but it was very clean; beds were comfortable; and fresh flowers were waiting upon our arrival. Rusty sent our arrival instructions well ahead of time and the arrival, departure, and the off-street parking were all very convenient. All in all, the description of the house was accurate, however please know that the house is older and does not have central air, but rather smaller window air conditioners that were not incredibly effective at keeping the apartment much cooler than the ambient temperature outside. If the weather is pleasant then it would be no trouble at all, but it was 90+ degrees in Boulder for the first few days of our stay. Luckily, we had not planned to be there much during the daytime, so we just timed our returns to take advantage of the cooler night air. Lastly, the floors are VERY squeaky (even for an older home) so plan to tip-toe around lightly at night if you want to be a considerate neighbor.

Mixed bag in excellent location! You couldn’t ask for a more beautiful or peaceful neighborhood!
If you want a quiet place just steps from the heart of Pearl Street, this is a good choice as long as you don’t care about details. It has everything you need but in very cheap versions. Lamps, curtains, sofa, tables, bedspreads...Everything appears to be from a discount store. The yard is well maintained and the place is quite clean but the floor creaks so loudly throughout the house that we felt self conscious for the people downstairs. Trips to the restroom were noisy because the squeaking wakes others trying to sleep. But there is a great gas stove and good reception on WiFi and TV. The living room lamp needed repair as it kept drooping and wouldn’t stay put. All things that perhaps in time will be upgraded. But all in all we had a great month in Boulder and loved being able to walk everywhere
