Our house is a cosy, yet spacious, family-owned contemporary cottage on the private Lower Mill Estate nature reserve in the Cotswolds Water Park.

Tranquil location in secluded water garden away from the busiest parts of Lower Mill Estate, and yet only a short walk from the exclusive spa (included for all our rental guests) & other facilities. Miles of beautiful walks from the front door and a big selection of local sporting, sightseeing and relaxing activities. A favourite is the 15 minute walk to our local pub, The Bakers Arms.

We have owned our holiday home since 2003, specifying the house to be our own rural ‘home away from home’. Now we are delighted to invite you to share the experience and make your own memories.

Many guests have come back again & again, often booking long in advance.

Large sofas to relax by the log fire in winter, or to watch TV. Well-equipped kitchen, and dining area. Games and books for children. Wifi internet.


Large sundeck overlooking peaceful reeded pond, with sun from early morning til evening.

650 acre onsite nature reserve, wildlife abounding (extensive bird life, plants, wild animals, you may catch sight of a heron, an otter or even a beaver).

The £6m ArtSpa (approx. 500m walk) has indoor/outdoor pools, sauna, steam room and treatment rooms. Artspa also offers a wide range of spa treatments using 100% natural plant-extract Pevonia products.

There are also playground areas, trampolines, football area, table-tennis & tennis courts.

Ballihoo restaurant is approx. 500m from our holiday, open most of the year. Small shop & café open peak hours, approx 100m walk - good range of grocery items, good coffee & tea, patisserie and light lunches. As well as selling tasty home-made frozen meals the shop can arrange a chef to come to the house.

Lovely cottage in a very pleasant development

Lower Mill estate is very handily located for all the Cotswolds Water Park has to offer. The cottage was attractively presented and very clean. Would happily stay there again.

Easter break

Lovely property for a short break away. We chose the property for it's location and the plethora of activities which suit all weather types. Contact with the owners was easy and they were so helpful throughout. Would revisit.

wonderful house, great location.

Cornerstone is a great holiday venue - endless activities (swimming, boating, tennis, cycling, table tennis ..), yet in very peaceful and beautiful surroundings. The house is great and works well for 2 families. Excellent communication and help from the owners - we had a problem with the oven and a new one was installed the same day! Good stay

. The house is charming and well-equipped - good bathrooms and showers - but we didn’t really feel it was suitable for eight adults - four adults and four children max. Bike and canoe hire v pricey! Good stay but we felt very overlooked and crammed in. The impression given was of lots of space but the estate is very developed. Spa and pools excellent

A lovely property in an idyllic Cotswolds location

Whilst Cornerstone is not one of the more luxurious properties on the lower mill estate, what it lacks in ostentatiousness it makes up for in homeliness. The owners are clearly very warm, generous people and it always feels like you are staying in their home. Cornerstone cottage doesn’t feel like a faceless business but friends letting you rent their place. Cosy, practical and very clean we’ve been back a number of times as it suits the needs of two families with kids perfectly and has the facilities we need in a holiday home along with some surprise extras which are the icing on the cake. Thank you so much Tim and Vanessa we love our regular visits to Cornerstone.

Location, Location, Location and wonderful property.

Thank you Tim and Vanessa!!!! After a lazy Christmas, our new year stay at Cornerstone was the perfect start to 2019. The property really is set up to make the most of your stay and the surrounding area is beautiful. Avid Geocache explorers we found 25 caches during our stay. If the children had any steam left, we used the football pitch and tennis courts. (If you want to use the 4G pitch - don’t forget to book in advance.) When the parents needed to recuperate the spa was a stone throw away and/or just throw a few logs on the fire and get cosy! All in all, 2 families of 4 (2 adults and 2 children) had a wonderful refreshing time. Would we go back.... absolutely!

Lovely cottage on beautiful estate

We were a group of 7 staying (4 adults, 3 children) for 3 nights. The cottage had everything we could need. There are 2 bedrooms perfectly set up for kids with the other 2 for adults. The bathrooms were decent and the kitchen had everything you could possibly need and more, although some cupboard space to store our food would have been nice.The outdoor dining space was very peaceful and pretty although a little overlooked. The estate is beautiful and the cottage is very close to the activity hub, spa, pool, tennis courts, playgrounds and restaurant. Table tennis and tennis equipment hire was very cheap but be quick to book the tennis courts as by the time we went to book they were fully booked for the week! A couple of pointers for others staying on the estate: - The spa is wonderful! Two of us went for a head massage which was reasonably priced and very relaxing - highly recommend! - The pool is fantastic. It was the highlight of the trip for our kids. - The restaurant / bar has good quality food & drinks but we found the service to be painfully slow. We went for lunch when we arrived, there were only 2 other tables eating and we waited over half an hour for each course. Make sure you book if you want to have dinner there. We’d recommend The Bakers Arms pub, a 15 min walk away. Great food, great service and there’s a pizza oven in the garden. - We found that the on site shop was severely lacking in basics so make sure to bring everything with you!

My family of 4 adults stayed here. It did not disappoint! Tim & Victoria are perfect hosts and the communication is great. They provide a lot of useful info to plan and stay at their home.. even have an app & book. Although they tried very hard to explain where to park to drop off our things, we failed...but it's ok. Once you found the home, it was easy after that. They left many goodies to enjoy. Thank you! Their kitchen is well-stocked and has a Nespresso machine with a milk frother. I loved the frother so much I just bought one for our home. They provided many coffee capsules to start you off. I haven't used a Nespresso machine before but after googling it I was on my way! The electrical outlets have on/off switches so if the appliance isn't working check to make sure the switch is on. The wifi was great. There are only clipper outlets in the bathroom so I used the outlet in the bunkbed room in front of the mirror for drying & curling my hair. We used the dishwasher, washer/dryer with no problems (Soap goes in the double bar section of washer). We ate at the Ballihoo restaurant our first night..yummy. They have a small store there to pick up food supplies. Had a massage & facial at the spa..so relaxing. Enjoyed the Half Day Rally Experience @ Cotswold Driving Experiences..so fun! 10-course dinner with Dine Indulge at their home..worth it! We rented an electric car, charging station only a few min away and FREE. It is so beautiful there..highly recommmend!

The host was so friendly and helpful. The house was well equipped although a little small for 8.

We had a lovely time here it’s on beautiful grounds, walks round the lakes and other facilities gives you plenty to do, highly recommend the sunset safari they do on a Saturday. All in all lovely house and area to visit

Lovely cottage in a family-friendly estate

Lower Mill estate is great for families - lots of activities and space to run around! The cottage is well equipped - sadly not as great a view as some of the other properties at Lower Mill, but in a charming corner nevertheless. The owners are very proactive with communication and very responsive to requests.

Cotswolds experience with the Girls

The property was in a lovely location, convenient and easy to access all the facilities which were great! From Cycling to swimming, paddle boarding , picnicking, as well as a lovely private chef experience in the property. The property was bit smaller than seen in the pics, we did expect only one bunk bed room , but there was two, but probably we did not read the info correctly, the hosts and owners were fantastic!

Hi Catherine, So glad to hear you had such a great time. There really are so many great things to do and enjoy - it really does sound like you did a lot! And especially with friends coming from some distance within the UK and from abroad Sorry if you didn't understand that we have two bunk bed rooms. The larger Lower Mill Estate houses have 2 single beds in their 3rd and 4th bedrooms - and they generally cost considerably more to rent than our holiday home, Cornerstone Cottage. Family birthday break

Amazing place beautiful house and beautiful surroundings great experience from booking to checking in Tim could not be more helpful before hand making sure we had all the information possible we needed for the stay and also was on hand when we wanted to extend our checkout, could not of asked for a better choice of stay. Whole place is well worth a visit.

Great location for short breaks

Enjoyed a family break celebrating a significant birthday for my wife. Spa and sports facilities are very good, great place to relax and just ramble around the lakes watching trout continuously leap from the water

May holiday in Cottswolds

We had a lovely holiday in this property. Everything worked as advertised, village where the house is located was nice. Lots of amenities in the area, would definitely recommend to families or groups who are looking for a relaxing time away.

Lovely break in the Cotswolds

We had a wonderful two nights in the Cotswolds - Very helpful owners and it all ran smoothly. The house is lovely with a gorgeous deck. Comfortable beds and great Location to visit the lovely villages of the Cotswolds. Thank you so much!

It's great to hear you like Cornerstone Cottage so much - and, yes, the sundeck is one of its best features. It's a lovely tranquil location and we enjoyed specifying the design of the decking when the house was built for us. We've chosen furniture and BBQ that makes the most of the unique location overlooking the Mill Village Water Garden. Perhaps the location of the house and the deck are the reason we keep finding online magazine luxury travel articles with pictures of Cornerstone Cottage seen over the Water Garden. We'd love to hear more about the Cotswold villages you discovered - we've explored many of them ourselves, but there are so many lovely places to discover and enjoy. Cornerstone Cottage is a place we are always pleased to come to, our holiday home.

Having holidayed and discovered many countries around the world, it is still right at the top of our choices for holidays and short breaks with family and with friends.

Having lived in Paris for many years, Cornerstone was our home from home - our bolthole retreat.

Our eldest son was born in 2003, the year Cornerstone was built for us. He and his brother have learned to swim here. They have enjoyed walks in the wild, cycling, water sports, sport and just simply getting away with friends and family.

For many years we kept Cornerstone to ourselves, since 2012 we have been pleased to invite people to enjoy a Cornerstone experience as well.

Why they chose this property

Welcome to Cornerstone Cottage, and to the wonderful Lower Mill Estate.

We fell in love with Lower Mill Estate when first visited and we jumped at the chance to be a part of it. We have owned Cornerstone Cottage since it was built in 2003, being involved in its design & layout. Over the years we have grown to love it more and more and we keep on making new discoveries, and trying things our guests have recommended as well.

The approach to Cornerstone Cottage, with views of the lakes and water gardens, sets the scene for an active, relaxing holiday surrounded by nature. The cottage is at the end of a stone pathway, in a quiet and secluded location away from the Estate’s internal roads, yet within a few minutes’ walk of the Activity Hub and Pilates centre, the lakes, nature trails and the LME Spa.

A perfect venue for all sorts of holidays and short breaks. With 2 ensuite double bedrooms, 2 further bedrooms and family bathroom as well as a fully-equipped kitchen.

What makes this property unique

Inside will find a cosy and contemporary feel with open plan living/dining area with wood burner & four bedrooms including two master rooms each with en-suite bathroom and balcony.

Wide south-facing secluded, enclosed sundeck at the rear of the property, overlooking the beautiful Mill Village water garden.

Air conditioning is available in the whole house, with substantial upgrades to original insulation specification. Energy-efficient heat pump system provides room heating in winter. .
Ultrafast internet WiFi connection, 300Mb/sec.
Smart TV' DVD + CD player.

Lower Mill Estate is a private nature reserve with hundreds of acres of lakes, fields and forests and miles of walking/cycle paths including the Thames Path which runs near to our cottage. For young children this comes alive with The Miss Mouse children’s nature trail and treasure hunt which begins near to the house. Children’s nature activities are also available during the school holidays. There is also fishing and there are picnic spots around the estate, and you can get up close to birds and animals, including, in a number of wildlife-watching hides.

The Spa is a short walk away. It is an award-winning, multi-million pound delight to the senses. Exclusive to guests at some of the houses on Lower Mill Estate, it is included in your holiday. Facilities include an indoor and an outdoor heated pool, sauna, steam room and gym. A wide range of treatments is available at an additional cost.
Other LME facilities include tennis courts, a multi-sports pitch, table tennis, bike trail and playgrounds as well as an additional outside pool open all year heated to 30˚C and a sauna. Onsite Activity Hub arranges yoga, watersports and other courses, as well as the hire of bikes, canoes, SUPs and other watercraft.
