Smoking/Subletting: • The villa is non-smoking inside the property and within any screened porches. The view is absolutely gorgeous. We loved sitting on the balcony enjoying such a breathtaking vista. The house is comfortable and well appointed. We were three couples and had ample space. The beach chairs/cooler were a wonderful bonus. We highly recommend this villa.

The view and pool area are nice and as pictured. Overall upkeep and condition could be better. Had no hot water for first 2.5 days with only a “sorry”. (Not even a follow up after the new hot water heater was installed.) This unit is on very busy and loud main road with a very steep and challenging drive - overall stressful along with the nearby construction site. Unfortunately, the lack of concern & consideration put a damper on the week. Thought we might receive a “thanks- hope you enjoyed it” upon check-out, but got nothing. We expected more with this host’s rating I guess. We’ll look elsewhere next time.

We would like to begin by thanking you for your feedback. We take every guest's experience seriously as we strive to ensure that our guests have a beautiful and relaxing time while vacationing with us.
As long-time hosts on St. John, we would like to address every aspect of your feedback providing accurate details and context. Regarding our communication, we text guests a welcome the day after check-in. We were surprised that over 18 hours had passed before you notified anyone that there was no hot water. Once reported, management was able to have a licensed plumber and electrician on-site to diagnose the situation within a couple of hours.
While the issue was a busted heating element, the owners chose to invest in an entirely new water heater to ensure the remainder of your stay was worry-free. The plumber successfully installed the new unit by the following morning. Items break & resolving a major utility issue within 24 hours of diagnosis is a HUGE accomplishment on St. John, and we are proud of the speed with which our team acted to minimize your inconvenience. And you received text updates.
You complained about the pool not working, so the pool company arrived immediately & confirmed our pool was fine, & on a timer. Again, you received a text update.
As to our home's location, St John is filled with hills & most homes are located on hillsides. Guests who read about where they vacation & about St John, know the island has no true 'main road' and many hills.
Finally, we had to file a claim for damaged property upon your check out.
We appreciate the opportunity to clarify the heroic efforts owners & management took to address your comfort. All the best with your future travels.
Beautiful views, great little pool, good central location not too far from north shore beaches and Cruz Bay. Good AC in bedrooms and cottage. The hosts were responsive and helpful.

Comfortable, amazing view and great management
We loved our stay. From the first step on the island being greeted by Craig to the last day and the ease of checking out. All the beds were comfortable. The AC in the bedrooms was great and the view was unbelievable. It was convienent to town and had great amenities. When we come back we will definitely stay at this property again!

The owners and property managers were great to work with and very patient with us. We had a lot going on for this vacation and they were very helpful every step of the way. Very responsive to any inquiry. The villa is beautiful and was certainly a home away from home. Highly recommend!
The house while a bit of a drive off the beach was amazing! Incredibly well maintained and clean. It had an utterly stunning view and accommodated 8 people with ease. The pool was perfect for relaxing in and everything on the island was well within reach.
We had a wonderful week at the villa. Very comfortable home with beautiful grounds. Absolutely no complaints.
Views are stunning,,Every amenity you could need is there. Property managers Jay and Lucia are outstanding.
We loved this house! Everything was very clean. The pool was so nice after a day at the beach and the view from the pool was amazing. There’s a pomegranate tree in the yard and if you’re brave enough to scale down the hill and pick one they are delicious!
L'Agave gave our group a great week with wonderful memories. The view is second to none, it was great to relax by the pool after coming home from the beach, and the well stocked kitchen had everything we needed for cooking. We ate out most nights but grilled in one night and had a great time. The owner was very responsive to questions.
This home was perfect for our wedding. The property manager met us at the ferry and checked us in. The house was in great condition and the infinity pool was amazing. The casita on the side was perfect for us as a wedding couple while the rest of the family stayed in the main house. I definitely recommend this VRBO!

Management enjoyed greeting & hosting you! They noted upon your arrival the gate would remain in its open position while a part was being shipped from the mainland. Thus we are at a loss to understand how this affected your stay negatively?
Upon check out, management confirmed (& reconfirmed before writing this) that all fans & the front door were all in working order & have been before, during & after your stay. If there were issues affecting your stay why didn't you reach out?
As the owners of the home, we are surprised that your rating is three stars based on the open gate. (Not to mention ceiling fans and entrance door that work -& worked - during your & subsequent guest's stay) While we would have tremendously appreciated feedback during your stay regarding the above, we still appreciate you letting us know. We strive to make every guest's experience beautiful and memorable.
While we try to make sure that everything functions properly before a guest checks in & if anything comes up, you & all of our guests are aware there is a team on island ready to assist with any questions or concerns. Once alerted to an issue, they act as fast as possible to correct and repair. We must again wonder why you didn't reach out to management during your stay?
It is unfortunate you chose to ignore (& then base your rating) on our island home having no AC on the first floor living area. The home is a true St Johnian island home meaning it was constructed to withstand hurricanes by having an open-air construction. We clearly note only bedrooms have AC for this very reason.
We sincerely hope future guests read our response to your unfortunate & unfair review.

The home was exactly as expected. Clean, well stocked with amazing views. There were 5 of us and it was so comfortable with plenty of room. The pool, patio and upper porch were all great places to hang out. Location was good to get into town and to the incredible beaches. Would highly recommend this property. I will stay here again if I come back to St. John.
Had a lovely trip over Thanksgiving. Being older & less adventurous, I was very glad my brother was along to help us navigate the island & drive. We ate dinner out every night - each meal was awesome including Thanksgiving - traditional meal at Restaurant 1864!!
House worked out well for us. Host were attentive especially when AC didn’t work in one bedroom.
As we walked into the house, we were greeted with a warm breeze from all of the open windows and doors. The interior is beautifully decorated and the exterior seating is very inviting and comfortable. Walking outside you are breathless with the amazing view! The infinity pool is refreshing and relaxing.
Luciah was just lovely and accommodated us with all of our requests. It was truly a beautiful oasis for our family to vacation. Thank you for sharing your beautiful home!

We had a wonderful time at this property with 3 generations of family getting together to explore St. John after a very stressful few years due to the pandemic! The infinity pool, kitchen, and outdoor living spaces are fabulous! Having coolers, beach chairs, towels, and noodles to take to the beach was VERY convenient and much appreciated! We loved watching the sunsets and sunrises from the balcony. Chocolate Hole is a great central location on St. John, and this house was perfectly located. The driveway can be a bit challenging but to us that was part of the fun! We would highly recommend this house to anyone traveling to St. John! Thank you for a wonderful vacation!
