Villa Lu Impostu is a private villa with swimming pool which comfortably accommodates 10 people (max 16).  The villa is 800 meters away from the nearest beach ("Lu Impostu" beach, more than 1km of length, also reachable on foot), and 1,5 km far from Puntaldia village that offers a lot of services (among which golf, tennis, swimming pool, supermarket, tobacconist, cafe, photo service etc.) and whose beach "La Cinta" with its 2km of dunes of white sand connects Puntaldia to San Teodoro village (4km far from the villa, straight down on the "Orientale Sarda" road).
The Olbia - Coast Smeralda Airport and Olbia Harbour, where ferries dock, are less than 20 km far.
The villa has a huge dining room with a big fireplace and a living room, dinette kitchen, 4 double bedrooms, 1 triple bedroom, 5 bathrooms, double sofa beds in the living room and a closed veranda at the entrance with sofa bed and blackout curtains, with enough room for up to 16 people.
Two of the bedrooms are external from the rest of the house, with independent bathroom and entrance.
There is also a porch with sliding glass doors, a terrace all around the house and a huge garden (1500mq). Additional external kitchen with sink, cookers and barbecue.
The villa is fully renovated (2019) and it has also an external shower on the back and a 25mq panoramic solarium on the roof with another shower and a splendid sea view.
Among other services:
Internet WI-FI in all rooms and in the terrace, air conditioning DAIKIN in each room, dishwasher, washing machine, gas cylinder, electric oven, sat-tv with flat HD LCD TV, remote controlled gate, intercom.
Up to 4 parking places (one of them with roof).
A € 500 deposit is required, to be paid locally in cash upon arrival.

Better than on pictures

Fantastic stay. The place is bigger and nicer then what we thought from pictures. Location is great with a short walk to the very nice beach, preferred by the kids from all the beaches in the area. Quiet and calm in the evening. BBQ is excellent and we grilled ever other night. The pool is big enough and very warm. Would gladly come again.

Nice property surrounded by lovely gardens and superb pool. Electronic gates to entrance. We could walk to local beach which was excellent for swimming, great for small children and adults alike. 2 good local restaurants and supermarket within walking distance but car essential. We had a few issues with internet not working, electric gates being temperamental, but there was good communication between Chiara, local agent and ourselves so these issues were dealt with. It would have been helpful to have been met at property by someone who spoke English to have a clearer understanding of local area etc. However, all in all we had a brilliant time. Would definitely recommend

Very nice villa with very spacious bedrooms- mostly en suite and attractive outdoor space including shady eating area. Beds very comfortable and aircon is quiet and very effective. Walking distance to Lu impostu beach and a couple of restaurants but a car is essential I would say as the villa is well outside San Teodoro. Villa manager Chiara was very helpful and friendly over WhatsApp including assistance with problems of our own making (forgotten items etc) - excellent service. Also v flexible around check in and out - much appreciated. As mentioned to Chiara there are a few areas for improvement. A villa manual would help with finding/operating things including the satellite tv as the intro to the villa by the housekeeper is very quick and in Italian. The contents of the kitchen cupboards and equipment need a complete overhaul- many multiples of some items (seems like a catering store) and insufficient others eg water glasses, sharp knives. Some items eg table coverings, damaged cutlery need replacing. All in all however a very enjoyable stay in a beautiful area. Thank you!

Sehr schöner Aufenthalt

Wir waren 3 Tage mit 12 Personen in der Villa. Es war ausreichend Platz für die Übernachtung aller Personen.Sehr viel Platz auf dem Anwesen, viel Schatten, am großem Pool sonnig und geräumig. Gepflegte und abwechslungsreich angelegte Wohnanlage. Relativ kleine aber sehr gut ausgestattete Küche. Sehr gute Verbindung zu vielen Stränden. Haben auch viele Empfehlungen zu den Stränden der Umgebung erhalten.

Très jolie villa

Wunderschönes Ferienhaus

Chiara vom Ferienhaus war sehrHilfsbereit schon im voraus bei Fragen rund um das Haus aber auch für die Umgebung. Sie hat schnell und ausführlich zurück geschrieben. Das Haus war super wir waren 4 Parteien, zwei mit kleinen Kindern. Unser Zimmer hatte drei Betten, wenn wir zu dritt im Zimmer gewesen wären, so wäre es zu eng gewesen kein Platz für alles Gepäck. Aber zu zweit war es super. Die Umgebung des Hauses war Traumhaft, auch der Pool hatte eine super grösse. Bei der Müll entsorgung waren wir zu wenig informiert, dass jeder Tag eine Mülltonne vor das Toor gestellt werden müsste.

La location della casa é davvero notevole, la piscina nuova é molto bella ed un plus importante, soprattutto con bimbi e ragazzi. La casa é grande e spaziosa con una vista magnifica, unica cosa migliorabile l’arredamento e i bagni che potrebbero essere ammodernati. Sia Chiara (la proprietaria) che Veronica (la signora incaricata della pulizia e la gestione dei check in/out) sono molto gentili e disponibili, comunicazione impeccabile e compatibilmente con i clienti precedenti danno supporto e disponibilità di check in anticipato. Alloggio assolutamente consigliato.

Vacanza a San Teodoro

La casa di Chiara è stata perfetta per le nostre esigenze, eravamo un gruppo di amici ognuno con dei bambini e ci siamo sentiti in armonia perché la casa è organizzata molto bene per accogliere le persone. la villa è stata di più di quello che si può vedere dalle foto : gli spazi interni ed esterni e le camere spaziose, cucina e giardino con barbecue che abbiamo sfruttato ogni giorno, bagni per tutti... veramente una casa da condividere con gli ami e sentirsi tutti bene. la vicinanza al mare e la vista mozzafiato erano la ciliegina su la torta !

Juste parfait !

Cette maison est vraiment très bien : très propre, grande, décoration sobre. Les 4 salles de bain sont vraiment un plus. Le joli jardin est très bien entretenu et fermé, ce qui donne l'impression de ne pas avoir de voisin et permet de laisser jouer les enfants en toute sécurité. Le portail électrique est un plus. Il y a 3 jeux de clés, pratique quand on est nombreux. Il y a plusieurs terrasses ce qui donne plusieurs endroits de détente et permet à chacun de pouvoir s'isoler s'il le souhaite. Le linge de maison est impeccable et il y a plusieurs serviettes par personnes. De la même manière, il y a suffisamment de vaisselle. L'accueil par Maria est simplement parfait, Chiara de son côté est vraiment disponible pour répondre aux questions, arrangeante et très sympathique. Les petits commerces suffisent largement aux alentours, ils sont peu chers et ont des produits locaux. Inutile d'aller au Auchan près de l'aéroport. Il y a 3 très jolies plages à proximité, et en octobre, nous avons pu nous baigner. Cette maison est à conseiller les yeux fermés. Note pratique : essayez rapidement de bien comprendre comme fonctionne le ramassage des poubelles en Sardaigne, le tri est bien plus compliqué qu'en France.

Herbstferien 2017

Ab 23. September 2017 konnten wir mit unserer ganzen Familie zwei wunderschöne Wochen in der Villa Lu Impostu geniessen. Die Villa entsprach vollumfänglich der Beschreibung und unseren Erwartungen. Das geräumige Wohnzimmer sowie der Garten erwiesen sich als wertvoll für unsere Bedürfnisse. Die Kinder fanden im Haus und draussen genügend Platz zum Spielen. Für unsere Familie waren die vier Schlafzimmer mit je einem Bad optimal. Alles war sehr sauber und die ganze Villa wird gut unterhalten. Auch für eine grössere Mietergruppe ist ausreichend Geschirr vorhanden. Viel Freude hatten wir an den Geckos, welche sich nachts an die Mauern hefteten. Wie überall in Sardinien sind leider auch hier die Mücken allgegenwärtig. Beim Grillen zeigten zudem viele Wespen grosses Interesse am Fleisch. Von der Villa aus stehen diverse schöne Strände zur Auswahl. Puntaldia und der Strand Lu Impostu sind auch in etwa 30 Minuten zu Fuss erreichbar. Wir können die Villa Lu Impostu vorbehaltlos weiterempfehlen. Chiara und Maria haben wir als freundliche, unkomplizierte, zuverlässige und hilfsbereite Kontaktpersonen kennengelernt. Wir planen bereits die nächsten Ferien in Lu Impostu im Herbst 2018!

Un agréable sejour à San Teodoro

Nous étions 7 adultes. La maison est spacieuse, bien équipée et bien entretenue. Les 4 salles de bain individuelles sont appréciables! Un jardin ombragé et une grande terrasse nous ont permis de passer de bons moments de convivialité. Une superbe plage de sable fin est à 15 minutes à pied de la maison. Une bonne adresse en Sardaigne ! Merci Chiara et Maria !

Urlaub mit der ganzen Familie

Wir haben Anfang Juli 2017 mit der gesamten Familie, d.h. mit unseren Kindern und Enkeln zwei Wochen in der Villa in Lu Impostu verbracht. Insgesamt ein sehr schöner Urlaub, der uns noch lange in Erinnerung bleiben wird. Die Villa hat ein geräumiges Wohnzimmer, 4 Schlafzimmer und 4 Bäder, individuell und geschmackvoll eingerichtet. Im Haus findest Du alles Nötige vor, um einen entspannten Urlaub zu verbringen. Die technischen Geräte sind auf aktuellem Stand und haben einwandfrei funktioniert. Der Garten ist groß und sehr schön angelegt. Man kann die Kinder spielen lassen, findet jederzeit Schatten unter den Bäumen, allerdings auch Mücken. Von der Dachterasse gibt es einen großartigen Ausblick auf die Landschaft und dass Meer. Bis zum nächsten Strand läuft man ca. 15 Minuten an der Straße lang. Wir sind also meistens mit dem Auto gefahren. Übrigens, die Strände sind alle super, einer schöner als der andere, mit weißem Sand und türkis grünem klare Wasser. Wow! Und trotz Saison nicht überlaufen. Viele Einheimische und wenig ausländische Touristen. Chiara, unsere Vermieterin und Maria, die Ansprechpartnerin vor Ort sind ein gutes Team, stets freundlich, zuverlässig und absolut pragmatisch. ......................... We have been there the first 2 weeks in July with the whole family, children and grandchildren. It was a great holiday and we will remember it for a long time. The villa has a spacious living room, 4 sleeping rooms and 4 baths, all individually and appealingly equipped. You’ll find everything in the house for a relaxing vacation. Technical equipment is up-to-date and works properly. The roof terrace offers a nice view on the countryside and the sea. A walk to he next beach is approx. 15 minutes along the street. Usually we took the car. Btw. the beaches are really great, white sands, turquoise water. Despite the season not crowded. Chiara and Maria supported us wherever necessary. They are friendly, reliable and absolutely pragmatic.

Meravigliose Vacanze in bellissima villa

Cercavo un posto per riunire la famiglia, per una occasione importante:il compleanno di mia moglie. Il luogo doveva essere speciale e facilmente raggiungibile dato che mio figlio con moglie e nipotino ed i miei consuoceri vivono in U.K. La scelta non poteva essere migliore , tutti sono rimasti entusiasti della villa , della location e della comodità dell' aeroporto di Olbia. Immersa nel verde, con un bellissimo giardino ed un magnifico terrazzo con vista mare, a poca distanza da splendide spiagge ( Lu Impostu , La Cinta, Cala Brandinchi ......ecc ...) e con eccellenti ristoranti nei dintorni, ci ha consentito di trascorrere una serena settimana di divertimento in completo relax . La villa e' molto confortevole, luminosa, spaziosa, pulita, dotata di tutti i servizi come descritti. Un plauso va alla proprietà ed alla accoglienza per cortesia e disponibilità. La consiglieremo ad amici e parenti e speriamo noi stessi di ritornarvi al più presto.

Traumhafte Villa in wunderschöner ruhiger Umgebung

Wir haben mit 7 Personen und drei kleinen Hunden 9 wunderschöne Tage in der Villa Lu Impostu verbracht. Das Haus ist groß und vor allen Dingen sehr sauber. Es ist wirklich so wie auf den Bildern. Chiara und Maria sind so lieb – ich habe beide direkt in mein Herz geschlossen. Die Lage ist ruhig – im April sowieso – da sind noch sämtliche Bordsteine auf Sardinien hoch geklappt! ;o) Ein Auto wird auf Sardinien unbedingt benötigt. Wunderschöne Strände (Cala Brandinchi und La Cinta) sind in wenigen Autominuten zu erreichen. Das nächste Dorf San Teodoro ist nur wenige Kilometer entfernt. Alles in allem: ein gelungener Urlaub und deswegen kann ich dieses Haus nur weiter empfehlen und würde jederzeit wieder buchen. An alle Hundebesitzer: wir hatten keinerlei Probleme mit unseren Hunden. Die Sarden waren sehr hundefreundlich und wir konnten in fast allen Geschäften und Restaurants unsere Hunde mitnehmen. An den meisten Stränden sind Hunde nicht erlaubt, aber in der Vorsaison achtet da niemand so wirklich drauf. Un grande abbraccio, tantissimi baci e cari saluti a Chiara & Maria. <3

Charming villa

We stayed in Villa Lu Impostu in December 2016. All together 8 people. It was the best villa during our stay in Sardinia (we stayed in three different villas during 2 weeks). The house was very nice with beautiful surroundings. Also I would like to mention that the booking formalities were very smooth with the owners and the price was exactly what advertised (it was an issue with several other villas). The owners hospitality was great (welcomed us at 8 am in the morning, the bed settings were adjusted to you need, etc). Definately would like to go back there.

villa ideale per gruppi di amici

Abbiamo trovato per caso l'annuncio di questa villa, quando ormai le speranze di trovare una sistemazione per la nostra comitiva di 12 amici, stavano svanendo! E invece ecco villa lu impostu, un posto da sogno, più bella di quanto avremmo mai immaginato! Stanze comode e confortevoli, ben quattro bagni e ogni genere di confort, hanno allietato il nostro soggiorno! Fare colazione in veranda immersi nel verde del curatissimo giardino, rilassarci sui lettini del solarium e godere di un panorama mozzafiato davvero mai visto prima, restano oggi tra i bellissimi ricordi di una vacanza indimenticabile!
