The Courtyard is in a secluded position in the grounds of Holmby House with an exclusive two acre enclosed garden, tennis court, table tennis, croquet lawn and outdoor heated swimming pool which opens in April and closes at the end of October. Situated on the edge of the Cotswolds, the house is surrounded by beautiful undulating countryside. With a dedicated enhanced, fibre-optic broadband hub and smart TV, the accommodation provides a private place to either work or relax with exclusive facilities. The Courtyard comprises of newly renovated, luxury accommodation, all on the ground floor. The house, which sleeps 8, is comprised of 4 double bedrooms, all with en suite facilities. There is a sofa bed in the sitting room and an extra shower room off this room. Groups of 10 can therefore be accommodated. There are also two z-beds at a reduced rate suitable for both adults and children, available at a reduced rate, plus a travel cot free of charge. The Courtyard has a large, impressive sitting room with lovely views, a superbly fitted kitchen and a spacious dining room. There is a poolside dining table and sun beds plus two other terraces for exclusive use. There is a well stocked village shop a two minute walk away. The garden is fully enclosed and together with our adjacent field and lovely walks from the doorstep, it is a lovely place for dogs. A maximum of 3 dogs can stay and the charge is per dog. There are also great cycling routes from the house with a number of local characterful and rural coffee and tea establishments. There are a plethora of good dining and drinking pubs in the area.

The Courtyard at Holmby House was the perfect location for our family (plus one dog). The accommodation was beautiful, spotless, comfortable and extremely well equipped. The gardens are magnificent, with a lovely heated pool and a fabulous tennus court.
Great facilities, just as described. Helpful owner on site - offers advice if needed but allows you to just get on with your holiday, if you prefer.
Definitely would book return visit.
A super house with fantastic facilities. The pool was lovely and warm so enjoyable even when the sun wasn’t shining. We had fun on the tennis court which is set in the most beautiful and well kept garden. A great base for exploring the area by car or foot. Had some great meals out at the Wykham Arms, Hook Norton brewery, The George at Brailes and the The Stags Head which are all fairly close by. A big thank you to Sally. We would definitely recommend and love to come again!

Sarah and her family were perfect guests. They were very friendly, appreciative and respectful of the property.
They left the house in a lovely condition. We hope they make a return visit one day.
Even when it was cold the pool was super warm. House was very nice and cozy, and the tennis court was good fun too!
Sally was very accommodating and even sent my friend’s phone in the mail when
we accidentally left it!
Great facilities, we did a bbq by the pool and played plenty of tennis and table tennis, overall had a great time over the 2 nights! Well worth every penny.Kitchen is a bit small but most of the time was spent in the living room and outside areas anyway so didn’t make any difference in the end. Sally was really helpful and answered all questions promptly.She had given us a gift basket full of goodies and even baked us a cake!
We had a fantastic break away at The Courtyard. The teenagers loved the pool, the dog loved the huge garden and field, and we all appreciated the very comfy beds. Plenty of space for our group of 9 with lots of outside seating to soak up the sunshine and enjoy the stunning garden. We’ve already started talking about making a return booking!
This house was more perfect than we could have imagined for a uni friend get together. Sally (our host) was fabulous, had amazing communication, check in was simple, and we were completely left to enjoy the property. Oh also the freshly baked goods and snacks from family run companies were such a nice touch. The pool was great, the grounds are stunning, and the pub is a very short walk away. What more can you ask for?

What an amazing stay we had at the incredible Holmby property. After travel woes/canceled flight from the US to the UK, and heading straight to the Cotswolds for our stay quite word out, Sally and her husband went above and beyond to ensure we were comfortable and well taken care of - including calling ahead to ensure a oval restaurant they recommended that first (tired) night was still open and could accommodate our group and leaving us with a few essential food/drink items.The property itself is just incredible. Photos don’t do it justice. It’s clear they take great care for their property and guests. Plenty of space for our 8 person group. The kids enjoyed the pool and tennis/sport court. Location is perfect for exploring all around the Cotswolds (and we went up into Coventry). We only wish we could have stayed longer than 4 nights!! We hope to be back in the future.
We celebrated a big birthday this week, bringing together family from across the UK and Australia. Everyone loved the location, gardens, pool and house. Sally, our host, was very hospitable and her extra care and goodies were much appreciated. There is plenty to do in the area if the weather isn’t up to much and we loved Broughton Castle (only open Sundays and Wednesday afternoons), Blenheim Palace, the Cotswold Wildlife Park and the Motor Museum. All in all a fabulous week.
We had a wonderful stay, Sally was very welcoming and caring host. it was in a beautiful location and the gardens were lovely. The house was extremely comfortable and very well thought through with plenty of room to sit comfortably in the living room and dining room for all 8 of us together. It was also a welcome benefit that there more than 8 of many of the kitchen items, so we didn’t need to wash up things every time we used them and could just wait and put the dishwasher on! We all felt this was one of the best properties we had stayed in, the quality of everything was very high and clearly maintained (for example lovely soft white fluffy towels) and many little extra details had been thought of, we would definitely come again and thoroughly recommend to others.

The rooms, (all with ensuite bathrooms), were the perfect set-up for us with quality linen and very comfy beds. The dining room and living room were also a great size and very comfortable. The kitchen is a galley style - quite compact - which takes getting used to but it's very well equipped and was fine for the time we were there. We appreciated having a village shop a short walk away and an excellent gastro pub a 20 minute walk away.
We were delighted with the property - Sally and John were helpful and even left us a few welcome treats which were delicious! The grounds are a highlight - we loved playing tennis and croquet and going for a swim (even in October).
It was everything we'd hoped! Highly recommend.
I cannot say enough amazing things about our wonderful trip to The Courtyard last week. We had the BEST time! I booked this trip for our annual family Easter trip. It was myself, husband and step daughter (5yo), my parents, my sister and BIL and family dogs. The property was absolutely perfect for our needs. On arrival and the miserable weather, Sally was there to welcome us to her beautiful home. The property was absolutely spotless and the most lovely welcome gifts of homemade cake and bread, Prosecco and crisps made a fabulous welcome. For a self catering property, it was so well equipped with essentials that we didn’t expect. The coffee machine and pods were the ultimate morning treat! Sally’s garden is just out of this world, so well manicured yet welcoming for humans and dogs at the same time. We were so lucky to be able to enjoy the views, pool and tennis court/table tennis during our stay, mainly for our Family Easter Olympics! Sally and family were so welcoming and on hand to answer any questions on the lead up to our stay, yet made the property perfectly private whilst we were there. We are already planning our return trip to such a beautiful part of the country. Thank you again Sally and we really hope to meet you again soon!
We had a wonderful stay at the cottage. The pool was amazing and warm for our kids to swim in and the apple tree was in full bloom. Sally was a wonderful host and greeted us with delicious treats. We loved our weekend at the cottage and would definitely return!
