All five bedrooms are roomy and have comfortable beds with luxury bedlinen. There are 4 bathrooms and a downsatairs toilet. The house is located in a quiet leafy area of south London. At the end of the road is Tooting Common with gorgeous walks, a duck-filled pond, tennis courts to book and the largest outdoor pool in UK - Tooting Bec Lido. This was fully refurbished in 2024 and is very popular on sunny days! Balham is within walking distance across the common with a great selection of bars and restaurants. Easy access to London via Tooting Bec Tube Station (northern line) and Stratham Station (overground).

We really enjoyed this spacious home just 25 minutes outside of the City. There was plenty of room for us to spread out, and the kitchen was incredibly well-stocked. We particularly loved the garden, which was perfect for relaxing with a cup of tea or eating dinner outside. We appreciated the host meeting us for check-in and giving us a quick tour of their lovely family home. We highly recommend this home for family with kids looking for a relaxing spot within an easy journey of many attractions!
We had a great stay at the listing with two families (7 total). Communication with owner was excellent, very professional yet cordial. The house was extremely clean, could not have been better. Many rooms and beds, everybody had a great time in a very spacious beautiful home. Couches were very comfy, great place to relax. I recommend it very highly - we would go back anytime. Thank you!

An amazing find
I rented this house to host a reunion weekend. Ten of us stayed over comfortably and a couple more joined for dinner. It is a beautiful house in a fantastic location, and the owners are extremely friendly and accommodating. They have thought of everything visitors might need for a flexible and relaxing stay. I would highly recommend this house, and couldn't find anything that even came close to it on my search.

Darling and spacious home with plenty of room for our 2 families. We had a lovely stay!
This was a terrific house for two families visiting London. Several bedrooms and bathrooms made for a comfortable stay for our large group. The house is clean and large. The backyard was lovely! We ate breakfast outside and loved spending time relaxing in the garden after a long day of sightseeing. We walked to the small town several times to visit restaurants and the grocery store. Our kids enjoyed the park at the end of the street- terrific playground and beautiful trails, as well as a cafe with yummy treats and coffee.
We enjoyed our stay at this beautiful home! It accommodated my family of 9 perfectly for 5 days. It was just a short walk to the nearest train station where we were able to connect to other trains on the local route. Frances was very helpful and allowed us to store our luggage before check in on the day of arrival - which was very helpful. We enjoyed spending time in the family room and in the kitchen every evening. Great times and memories! Thanks again Frances!

Great family accommodations while in London!
Our group had a wonderful stay at the house. Bathrooms and kitchen were very modern and up to date. Frances, our hostess, was very accommodating and easy to communicate with. Public transportation and food shopping were close by. It was a quiet area of London. An added bonus for the grandkids was outside play equipment. Also, many board games were there for everyone. Overall, a great experience.

Fabulous family home
We totally enjoyed our stay in this spacious home. Stayed for three weeks with my mother, four children and two nannies. There was adequate room for all. Very good transport links into sloane square. Neighbours were extremely kind and helpful. Our only worry was the white walls and white linen with small children but we managed okay. The lovely owner Frances left toiletries in all the bathrooms, we will certainly visit again.
This was the perfect spot for our group of 11 to stay while visiting London. It was a 5 minute walk to the bus and it dropped us off at the Tootingbeck tube station. From there it was about a 25 minute ride to central London. The townhome was clean, spacious, and a great place to relax and visit after a busy day. We walked to a grocery store to pick up a few things. About a 15 minute walk. The layout was perfect. Everyone had their own space. The backyard is so cute and we loved sitting outside. Frances was so sweet and accommodating. She let us drop off our bags earlier in the day before our check in time. We had everything we needed. Would definitely recommend for a family or a larger group. Thank you so much for having us Frances.
We stayed at St Leonards for 10 days - initially there were 6 of us and by the end 11. The house is very light with lots of windows. The Garden is great - there were comfortable chairs and a sofa right outside the kitchen which we used a lot, and a big dining table on the lawn. We were there during the heatwave so the garden was key. There is a nice conservatory, we moved around some more comfortable chairs to sit in there (a few more relaxing charis would be nice). The kitchen had everything we needed. The owners were very responsive to our questions. It was 30 mins to get into central London on the train or bus and that worked out well for us. A huge Tesco within walking distance. Great place for a group.

Delightful home for a wonderful trip
We thoroughly enjoyed our time at the house for what was probably the best trip we have ever had. The temperature on one of the showers was impossible to alter, but Frances gave us warning and there were plenty of other bathroom and shower options. The location was perfect for accessing several different transit options, and we had a great time in London. Frances had the house decorated for Christmas, a lovely and unexpected touch that made our holiday all the merrier. She also made an extra trip to bring us additional towels, and we loved the family’s taste in books in the library. One note - if you are around for a holiday, take care to figure out which day is rubbish pickup (we didn’t expect them to come on Boxing Day, and accidentally missed it!) In any case, we were comfortable with plenty of space for our big family to spread out, and we hope to come back someday. Thank you so much, Frances!

The house had everything we needed for our stay in London. The only issue we had is that the dryer did not work properly (it started normally and then it stopped). Location was good with access to bus and train routes.
Frances was great to deal with. Property was as described. We spent so much time touring the country that we mainly only used the home to sleep in and get ready. But it had plenty of room, kitchen was well stocked and everything we needed was there. We would stay here again no issues.
We loved the house and the yard. It was clean, comfortable, and very charming. The appliances were great, and there was plenty of dish-ware and silverware for our group of 9. The refrigerator and laundry were a little small compared to US standards, but I was told that is common in Europe. Frances is super friendly and easy to work with. I was able to call her and get all of the information on checking in. We would definitely stay there again. Thanks Frances!
Beautifully upgraded 3 story townhouse with an ideal backyard and 2 living rooms with full couches and flat screens. Near a bus stop and an easy to find church location. Kind owner, comfortable beds, long dining tables inside and out. Plenty of dishes. You’ll love it!
Property was the perfect place for a comfortable home base as we explored London and the surrounding area. There was plenty of space for our group of 8. Frances was an excellent host and we highly recommend this property!
Brilliant stay for Christmas holidays. Family and friends came for the big day!
Great house, with lots of comfort features like the bathrooms and bedrooms being updated. My nephew (a professional chef) cooked turkey, ham and beef for Christmas dinner with all the trimmings and my wife made deserts. We have 15 for dinner and ate left overs for two days.
Access to London became easier as we learnt the best routes and ways into town. Unfortunately with COVID the theaters and ballet shut down, so we missed a lot of that, but with friends and family we had a good time.
A group of us friends stayed in the property for my birthday, We really enjoyed the house. We felt like we had everything we needed for our weekend stay. The house was really spacious, light and comfortable for a larger group. Frances was always available for any questions we may have.

Why they chose this property
We came across this house 20 years ago when we were tipped off about the area. It is really leafy and the gardens are stacked with trees and plants, including a mature apple tree (eating apples), and there are lots of wild birds. The house is located in a popular enclave of grand family houses adjacent to Tooting Bec Common now protected by the Streatham Park Conservation Area. It is an architecturally unique road in the area, as there are large detached and semi-detached houses of differing designs.
What makes this property unique
The family home is unbelievably spacious and flooded with light with every room of grand proportions. We have opened up the Living Room spaces with double doors between the two, to create a wonderful open space from front to back of the house and views of the garden. The views from every room on every floor both front and back are pleasing. In the spring and summer the view of the garden is incredible. The view is so screened by trees and plants that you can barely see another house! Tooting Common is at the end of the road while central London is an easy commute via Tooting Bec or Streatham stations in around 25 minutes
