Villa Giotto – A Tuscan Escape with Breathtaking Views

Escape to Villa Giotto, a beautiful semi-detached Tuscan villa set high in the rolling countryside near Volterra, with breathtaking 360° views, a large private garden, sun-filled terraces and a panoramic saltwater swimming pool just 20 metres away.

Set within Borgo Collevicchi, a peaceful and beautifully maintained borgo of just ten privately owned villas and apartments, Villa Giotto offers the best of both worlds: the privacy and space of your own villa, garden and terraces, together with a wonderful pool overlooking the Tuscan countryside.

Wake to the sun rising over the hills, spend the day relaxing by the pool or exploring Tuscany's medieval towns and villages, then return for dinner beneath the pergola and watch the sun set across the countryside with a glass of local wine.

The Villa

Arranged entirely on one level, Villa Giotto comfortably accommodates up to four guests and is designed for relaxed indoor-outdoor living.

The bright living and dining area opens directly onto the garden and terraces, while the fully equipped kitchen has everything needed for anything from a quick breakfast before a day exploring to a leisurely dinner at the villa.

The villa is fully air-conditioned, providing welcome comfort during the warmer Tuscan summer months, and free Wi-Fi is available throughout.

Private Garden & Outdoor Living

Outdoor living is one of the real pleasures of Villa Giotto.

The villa has its own large private garden extending around three sides of the property, together with several terraces and seating areas, giving guests plenty of space to enjoy the sunshine, shade and spectacular countryside views throughout the day.

At the rear of the villa, separate doors from both the kitchen and living room open directly onto the main terrace, which is covered by an impressive 55 m² pergola attached to the villa. This creates a wonderfully spacious, shaded outdoor living and dining area that feels like a natural extension of the interior — perfect for breakfast outside, long Tuscan lunches, evening meals or simply relaxing with a glass of wine.

There is also a south-facing terrace and additional areas around the garden for sunbathing and relaxing.

From the front garden you can watch the sun rise over the Tuscan hills; later in the day, move around the garden with the sunshine before settling on the rear terrace to enjoy the sunset.


Panoramic Saltwater Pool

The borgo's panoramic saltwater swimming pool is approximately 20 metres – around a 30-second walk – from Villa Giotto.

Surrounded by open countryside and wonderful views, it's a beautiful place to swim, sunbathe or simply relax after a day exploring Tuscany.

The pool is shared with the other properties within the small borgo and is normally open from 1 May until 30 September.

Bedrooms & Bathrooms

Villa Giotto has two comfortable bedrooms and two bathrooms, making it particularly well suited to couples, families or friends travelling together.

The main bedroom has a double bed and access to the separate main bathroom.

The second bedroom has two single beds, which can be joined together when required, and its own en-suite bathroom.

Fresh bed linen and towels are provided.

Borgo Collevicchi

Borgo Collevicchi is a peaceful development of just ten privately owned properties surrounded by beautiful Tuscan countryside.

Although part of the borgo, Villa Giotto enjoys an exceptional amount of its own outdoor space, with its private garden wrapping around three sides of the villa and several private terraces.

The villa, garden and terraces are exclusively for your use; only the swimming pool and landscaped communal areas are shared.

Perfectly Positioned for Exploring Tuscany

The historic hilltop town of Volterra is approximately 15 minutes away by car, with its medieval streets, Etruscan history, restaurants, cafés, shops and spectacular views.

San Gimignano is also within easy reach, while Pisa, Siena, Florence, the Tuscan coast, vineyards and countless smaller villages make wonderful day trips.

The world-famous Teatro del Silenzio at Lajatico, home of Andrea Bocelli's celebrated summer concerts, is approximately 20 minutes away by car and can even be seen in the distance from Villa Giotto's rear terrace.

There are excellent restaurants and traditional Tuscan agriturismi nearby. Even better, Agriturismo Santa Vittoria is just a short walk from the borgo gates, so you can enjoy breakfast, lunch or dinner and a bottle of local wine without having to drive.

Or, of course, you can simply stay at Villa Giotto.

Spend the morning beside the pool, have lunch beneath the pergola, enjoy the garden in the afternoon and finish the day watching another Tuscan sunset with a glass of wine.

Sometimes the best days in Tuscany are the ones when you don't go anywhere at all.

We are a family of four from England. We have travelled extensively throughout Europe and the world, but Tuscany has always been special to us.
The incredible landscapes surrounding the villa (and Volterra) change from season to season, from rich greens to golden browns.

The people of Tuscany are so friendly, the food and wine are excellent and there are so many things to do and see around the area. We purchased the villa in 2015 and are making changes with every visit to help make our home an incredible experience for our guests.

Why they chose this property

While looking for a property to purchase in Tuscany, we viewed many properties in several different areas before we decided that "Villa Giotto" was to be our “home away from home.”.
We loved the properties on Borgo Collevicchi as soon as we visited and have stayed in some of the other apartments too (on separate occasions in summer and autumn), but we felt at home as soon as we stayed at Villa Giotto.
Every room, especially the lounge and dining area, benefits from the stunning views through the large patio doors throughout the villa.

All the major towns and cities are within easy reach of the villa, and we love exploring the area, so it was perfect!

What makes this property unique

The views from all sides of the villa's large private garden are amazing, and the large south-facing patio creates a fantastic extension to the very sociable living area.

The nearest restaurant is the Agriturismo Santa Vittoria, which is 150 metres away from the Borgo's front gates. The owner of the agriturismo (Luigi) looks after our villa for us and is very helpful to our guests and is knowledgeable about the area.

The villa is located in the centre of Tuscany, so it is perfect for exploring, and most cities, towns and attractions can be reached within an hour's drive. It is easy to set off in the morning to explore a new area for the whole day and still arrive back home at a reasonable time to enjoy the late sun around the pool with an aperitif.


A panoramic terrace surrounds the lovely saltwater swimming pool, and the Borgo's landscaped grounds are meticulously maintained.
