Romantic Villa with private pool - Il Pollaio

Welcome to Il Pollaio, a traditional Tuscan stone house surrounded by nature in the countryside near Volterra and San Gimignano.

The house has been restored over the years while preserving its simple, authentic character. Terracotta floors, wooden beams, old family pieces and vintage finds give Il Pollaio a warm and personal atmosphere.

There are three double bedrooms and three bathrooms, a spacious living area and a fully equipped kitchen.

Outside, the house is surrounded by a private garden with mature trees and Mediterranean herbs. There is a private swimming pool, a shaded terrace for outdoor meals, a BBQ, a hammock and a small children’s playhouse. With different areas around the house and garden, everyone can find their own space to read, relax or simply enjoy the peaceful surroundings.

Il Pollaio is immersed in nature, away from traffic and the noise of the city, yet ideally placed for exploring this part of Tuscany. Volterra and San Gimignano are within easy reach, while Siena, Florence, wineries, small villages and the surrounding countryside offer plenty to discover.

Private parking is available at the property.

A few practical things to know before booking:

* Air conditioning is optional and charged according to actual electricity consumption, payable on site at the end of the stay.
* The private swimming pool is open seasonally, from May to October.
* Heating, when required, is charged at €25 per day.
* The final 2 km to the house are along an unpaved country road.
* A tourist tax of € 12,50 per person, per stay, applies and is collected on site. Children aged 12 and under are exempt.

Il Pollaio is a beautifully renovated villa with old world charm combined with all the modern conveniences. A beautiful place located just outside Volterra, and a PERFECT location for day trips throughout Tuscany. Silvia and staff were gracious hosts who communicated beautifully with us befire, during and after our stay. We absolutely loved it and hope to return one day!

Absolutely good!

We enjoyed our stay, everything was perfect. The house was perfect for a family of three generations. We had a lot of fun in the pool and the garden and we can recommend it for an amazing holiday.

Perfect stay

Great stay

We had a great time at Il Pollaio. Its a beautyfull house with a great pool. The house is complete and has full equipment. There is a great terrace with BBQ. Also the communication with the owner and het care was great. Thanks Silvia!

Magical villa in the Tuscan countryside

Our family of four (my husband and I and our two teenagers) had an absolutely wonderful time at Il Pollaio. The beauty of the villa is even better than the photos you see--a total gem! And you have everything you need in the house. Very well-stocked kitchen. Super clean. You can tell how much love and detail went into everything there. We spent many afternoons in the amazing pool. During the day we explored so many areas around the villa. Also, Silvia and the property management team were super responsive and so easy to work with. You don't come across properties and owners this awesome very often. Highly reccommend!

Fantastic property to enjoy Tuscany from

This is lovely rustic villa set in the heart of the Tuscan countryside. The host Sylvia was super helpful and lovely, one of the best we have come across and nothing was too much trouble. The house is spacious and well equipped with everything you need for a family vacation, and having the pool during the recent summer heat was simply fantastic after a day of exploring. The house is remote and private on a short unsealed road but just a 10 minute drive in to Volterra where there are plenty of cafes and supermarkets. A little further the other way is Colle di Val d’Elsa so self catering was easy. Highly recommend the property for an authentic Tuscan experience. 5 stars all the way!

A Perfect Tuscan Getaway – Authentic, Peaceful, and Simply Stunning

We spent a week at this incredible house in Tuscany with a group of friends, and it was truly amazing. The property is beautifully secluded, which meant we could fully relax, enjoy ourselves, and not worry about being too loud.The house itself is absolutely stunning—super detailed interior that perfectly captures the Italian lifestyle. It felt authentic, cozy, and luxurious all at once.The kitchen was very well equipped, making it easy and fun to cook big meals together. Tæt på perfekt

Et fantastisk hus i et dejligt område. Store værelser, stort køkken (med alt hvad man behøver) hyggelig stue med stor spiseplads, terrasse med stort spisebord og velfungerende gasgrill. Stor swimmingpool i lukket og ugenert have. God service fra den lokale Benyamin og udlejer Silvia. Eneste negative var en noget lang (2 km) tur på en hullet grusvej op til huset, vil anbefale at man lejer en SUV.

I’m Italian and Il Pollaio has been part of my family for many years. I restored the house gradually, keeping its original character while creating a comfortable and relaxed place to stay. I don’t live locally, but I remain personally involved and work with a trusted local team who look after the house and our guests.

Why they chose this property

I didn’t really choose this area, it has been part of my family for generations. Il Pollaio was originally my grandfather’s chicken house, where he kept chickens, rabbits and even a peacock. The countryside here is peaceful and unspoilt, yet Volterra, San Gimignano and many of Tuscany’s most beautiful places are within easy reach. It’s this combination of quiet country life and wonderful places to explore that I love most.

What makes this property unique

Il Pollaio is a house with a real sense of history and a very personal atmosphere. It has evolved over the years rather than being designed all at once, with old family pieces, vintage finds and simple, comfortable spaces. There are different corners to enjoy throughout the day, the terrace, the pool, the garden and the little woodland, so everyone can find their own space. More than anything, I wanted it to remain a real country home: informal, welcoming and full of character.
