Come retreat in my cozy cabin, which is rustic with some chic flair & decor. A-frame on 2+ wooded acres, which you'll find private yet close to the convenience of town. Enjoy the 2 stone fireplaces (one in master suite, one in the living room), Jacuzzi tub, 2 1/2 BA, 4 BR, and stay cool in the summer with master suite below grade and 4 Samsung Smart electric mini-splits, allowing cooling throughout. Stay toasty in the winter with the coal stove running in the master suite as well Enjoy the Sundance 7-person Hot tub, installed in September 2018, which is fully functioning and I keep heated and operational 24/7/365 for guest convenience and pleasure. There’s nothing like relaxing in this wonderful hot tub, in a private wooded setting under the stars! You’ll find a desk, superfast WIFI, kitchen and dining area--even a cozy hammock to relax in is found in the living room! The loft space includes 3/4 BA, 2 bedrooms and a common area on its own separate level (one split is located here). Picnic, grill, fire pit & additional outdoor hammock available for your use. Area of fantastic fall foliage, nearby skiing, state and county parks, hiking, golfing, nearby superb hunting, peace and serenity for your R & R. Fully outfitted, just bring yourself (linens, hairdryer, even shampoo/conditioner available). Willing to accommodate guests, i.e., additional $$ to have food avail., outdoor extra tables/canopy set up, etc. The cabin sits back up far off the road on a hill, surrounded by trees but is on a main route and conveniently located, just 1 mile from convenience/gas, 4-5 miles from two large supermarkets, several restaurants and highways. It’s 10 minutes to Chenango Valley State Park, under 7 miles to Broome Community College; 9 miles to downtown Binghamton, 10 miles to Binghamton University, about an hour from the Finger Lakes wine area, and 29 miles from Greek Peak--you can't miss when you book here!

The cabin sleeps 7, HOWEVER IT IS ESSENTIAL TO CORRECTLY BOOK THE ACCURATE NUMBER OF GUESTS WHO WILL STAY, as the number of booked guests is very important to me, this will impact my cleaning/turnover time and help required to do this effectively, so please book accurately, and thank you! Guests over 1 are assessed extra guest fees to help support extra costs. THIS IS NOT A PARTY HOUSE!!!! Incorrect bookings acknowledge a $500 penalty (and I will catch this, outdoor surveillance) and I will request immediate departure with no refund. This has been a recent large problem and I won’t tolerate it. When you book you sign an electronic agreement acknowledging fines/fees & cancellation for incorrect bookings.

EXTREMELY IMPORTANT: It’s critical that booking is accurate so that I’m prepared with enough scheduled help for cleaning and sanitizing. I adjust my cleaning fees by charging the extra guest fee, so smaller groups pay less than larger groups, based on spaces needed, linens, use and cleaning accordingly.

I'm an "infrequent" borrower of the cabin, typically only staying to get extra work outside normal cleaning done. I'm an educator at heart, who has decided to open my doors to share my peaceful space with others. This helps me to afford my space and upkeep, improvements as needed & life challenges that I face being sandwiched between generations (including a rental & care for my elderly mom). I aim to provide an exceptional experience for each of my guests, I welcome your input, and work hard to use toxin-free and environmentally sound practices in my cleaning and operation of this home. I'm there to greet you when I'm able, but self-check in is also available after 4 PM. If we've not met I do request that guests give me a quick call (check in chat) to go over things that I've learned over time are best discussed as when something is put into writing it may go unread. You are unlikely to see me during your stay other than at greeting, unless its time to refresh breakfast items (during extended stays), or to handle trash/recycling to the curb (weekly) OR as needed to maintain hot tub quality. If guests desire a more social visit, to learn more about local things to do, I'm happy to accommodate that as well but I aim to provide privacy first and social experience based on desire/request. You'll see I leave a piece of me about my space, books, health & wellness literature--please enjoy a borrowed read while you relax (Living Room hammock or master suite swing are great for this). I desire that you settle in, feel at home, and make use of my space as if it were your own, helping yourself to pantry items and whatnot when desired (I am a bit gourmet), and just request that you be considerate and deposit to my "sin bin" to help me replenish items used outside continental breakfast fare.

Why they chose this property

I fell in love with this property's privacy and seclusion, growing up in the woods and wanting that for my children. I loved the spiral stairs, vaulted ceiling, skylights and 2 stone fireplaces. I didn't love everything about it--so I added in the pretty master suite. I'm working on updates and making the cabin "more Chic" as I go along. It's apparently just perfect for this type of rental. I didn't see that ahead of time. I was trying to sell, so that I could afford to buy single-floor living for my mother. I truly did not want to relinquish my home, but this seemed to be my only avenue. When I realized that others might treasure the peaceful setting and R & R that you can soak up in this space, I stepped out of my "sale" box and into this new venture of sharing my cozy cabin with others, because it frankly is peaceful, relaxing and a comfortable place for R & R, year round. My hot tub addition is something I've wanted on the back patio since I purchased the property--this space is perfectly secluded and set up nicely for this. I'm grateful for this rental opportunity which led me to invest in this additional amenity!

What makes this property unique

While this home sits "close" to town and amenities, its very private and has a "remote" feel. I'm proud of my pretty master bath, jacuzzi tub, and I've noticed its hard to find a local hot tub, so I was happy to get this installed and running here! The back patio sits adjacent to a fire-pit, where evenings can be enjoyed for much of the year. The two stone fireplaces are unique, and the coal stove is a wonderful way to keep the entire house toasty (especially the master!) during the heating season. I'll have this going ahead--as its tricky to start, but I'm also happy to give you a lesson if you want to use off season! Its easy to maintain and only requires tending about 36-48 hours so its a great way to keep the home toasty--especially the master! The "loft" creates a private space for a single person or a few, for hangout, resting and separate space apart from a group, and the two bedrooms share a "common" area for visiting/reading, etc.
