Beautiful high-end home with views directly to the ocean below. Have your own private retreat within a secure, gated community in an expansive open home. Stay in perhaps one of the most unique homes in Hawaii where it rains into the house, filling the entry waterway. Walk under the copper rainfall screen, across the pond with seemingly floating carved rock steps. This home is all about celebrating the Hawaiian outdoors/indoors lifestyle. The living room and master bedrooms feature huge sliders opening up to the pool and hot tub area and astounding views of the ocean. Water features surround the home with waterfalls cascading into multiple coy ponds. Water is the reason you come to Hawaii, and the main reason to rent this home. You'll be surrounded by water from the moment you enter the home, from the entry pond, to the indoor rainfall feature, to the coy ponds, to pool and hot tub. The sounds of water envelop the home: the rain falls into the entry water feature, the waterfalls by the dining room aerate the multiple coy ponds, and the lava rock hot tub pours into the pool directly below it.

Like many Hawaiian homes, this unit does not have air conditioning (with the exception of the Ohana). Most every window in the home is screened and opens up to let in the fresh breezes. All rooms have fans, and you can cool off in the pool any time. This home is about being outdoors when you are indoors. Open up the windows, turn on the water features, and enjoy the sounds and feel of nature while gazing across the pool to the ocean. You'll probably spend more time on the expansive covered lanai than anywhere else. Brand new high-end patio furniture, a stainless steel grill, an outdoor section couch, misters, and the pool and hot, make this the place to be.  *The home has recently been upgraded to have air conditioning! Due to the high electricity costs in Hawaii, a fee will automatically be added to your stay for Air Conditioning. Please keep all windows closed while the AC is on.*

The study is detached from the main home and provides a nice secluded area for members of your party that want more privacy. Attached to the garage, the study is a great place to go cool off under the air conditioning, read a book, or watch some TV. Offering 2 twin beds, it's a great location for members of your group that are on a different schedule as they can come and go without disturbing the group in the main house. There is no bathroom in the study, so guests will need to use one of the 3.5 bathrooms in the main house.

While we love children, this home's unique water features aren't conducive to small kids. There are multiple water features, some indoors, that are not childproof. There are doors that open directly to waterfalls and coy ponds without railings. And the pool and hot tub are accessed directly from the living room. Finally, there is a drop-off from the back of the swimming pool adding to the beautiful melding of the pool and the ocean directly below. If you want to bring children, a waiver will be required, and we recommend children be at least 12 or older.

A picture ID and photo of credit card are required for all bookings. Bookings nearby may be subject to additional verification to avoid any parties or gatherings

House Rules
1. No parties allowed. There is a noise meter at the home. Any noise alerts, after the first, will result in a $250 fine per occurrence. Any noise complaints from neighbors or the gate guards will result in a $1000 fine. If the police are called to the home for any reason, there is a $2000-$10000 fine, and you will be required to vacate the home immediately. In this case, you will forfeit the entire cost of your stay and incur the additional $2000-$10000 fine on top of that.
2. Only paying guests on the reservation will be allowed inside Keahou Estates. No children are allowed unless a liability waiver is signed prior to arrival.
3. The Gate Guards will deny access to anyone not listed on the reservation and who has not provided an ID in advance. Any gatherings or meetups need to take place outside of the complex.
4. A maximum of 2 cars will be allowed inside the complex.

By renting this home, you agree to all house rules and agree to pay all fines that may be assessed.

Please note that there is a ring doorbell that records video at the entry to the home. There is also a noise monitor installed at the home.

No parties are allowed at the home, and there are noise restrictions for the area. This is a nice neighborhood, with several full-time residents. We ask that you please respect your neighbors and refrain from loud music or loud get-togethers on the pool deck. Noise ordinances start at 9 PM each night and are strictly enforced by the on-site security and the police. Any noise complaints will result in a $1000 fine per report. The noise monitor will alert you if you exceed the noise limits at any time. A second alert will result in a $250 fine. Each subsequent noise alert will result in an additional $250 fine. Any tampering with the noise monitor will result in a $1000 fine.

Due to noise concerns, the built-in sound system at the home has been disabled, and may not be used by guests.

Because the home is mostly open to the outside at all times, we are unable to accommodate smokers. No smoking is allowed in the home, on the patios or lanais, in or around the garage, or on the lot itself. Smokers must be at least 250 ft from the home, completely off the property, and in the common area of the complex. This includes e-cigarettes and any product that produces smoke or vapor. There will be a $500 fine if the home smells of smoke or vapor on departure and if any cigarette butts or smoking paraphernalia are found on departure.

Cancellation Policy: A cancellation more than 30 days prior to arrival will result in a cancellation fee equal to our credit card processing fee of 3%. Any cancellation less than 30 days prior to arrival will result in a 100% penalty. If booking through a 3rd party vendor (Airbnb, VRBO) we will honor the cancellation policy on those sites.

This property wasVERY MISLEADING!!!! The 4th bedroom is a very small room outside of the house with NO FACILITIES!!!! You have to walk down 2 flights of stairs around the corner in the middle of night to use restrooms!!!!! We booked 4 bedrooms this is a 3 bedroom and a room outside of hose in garage. The house and property are incredible- prettier than the photos. But, we rented it specifically for the hot tub and pool- which were unusable until the final two hours of our stay. We called maintenance and property management and nothing was done. House had a lot of dust bunnies but otherwise clean. Safe neighborhood, helpful rule book, well stocked kitchen- easy to use. Would have been 5 stars but the pool/hot tub were the biggest bummer of our 8 day, two island Hawaii trip.

I have to say I was a little worried about staying here reading some of the posts. The lady at the gate was super nice and welcoming. The host was super friendly and the check in was a breeze. Now onto the house! The view and layout of the house was amazing. The kids loved the pool and fish ponds. The master bed toilet is a little funky and doesn’t work perfect but still worked. I guess the downside to the house is once your in it you really don’t want to go to the beaches haha

Besides the security guy interrogating and scanning IDs. Entering property was nice. House set up is super cool. I’m a local so I definitely appreciated the views. The rule book!!!! Is something that is good to shared with the renters. To keep the noise to a minimum. But if that stuff is really true. This house is absolutely a no go. Pool was awesome. Pool guy was super helpful. How was nice. And I left it in good shape

Great location, great house... but

The house has a fantastic location, amazing views and interesting architecture. However, we were there one night, and the pool and hot tub were dirty. No skimmer was provided so we could try to clean it and the master bathtub wasn't clean either. The drain had dirt and hair. The check out of 10 am sucks, especially as it seems the extra time isn't needed for cleaning. I believe we received a discount because we booked one night about a week and a half prior to staying. However, we paid a hefty price for a dirty pool and dirty hot tub. :/

Beautiful views and some opportunities

This home had beautiful views and it was great to be outside. We had a wonderful time with our family and appreciated the great room and indoor/outdoor feeling. With the investment made to stay here, there were some opportunities, esp with the book outlining how many fees we’d incur for our actions (leaving someone by accident in the fridge had a $100+ fee). I suppose they have had complaints or parties there before bc the book was intense, but we didn’t have any issues following the rules. Some opportunities for the property management include more consistent cleaning (some rooms/bathrooms were cleaner than others, checking all electronics/features of the home (the heater did not consistently work for the pool or hot tub), the washer leaked water on the floor with each load, and updating the book (there is no recycling trash can outside). Given the investment, we expect excellence and though the experience in total was more positive/favorable than not, the items listed above are why we would not stay at this property again bc at a certain price, these things should be right.

Our big island trip

Everyone in our group myself included had a great time. The setting is idyllic.The grounds of the property are beautiful, and the view is stunning. There are a few things worth mentioning 1-some guests may be put off by the “property rule book” an example is the noise rules I understand that you’re in a neighborhood and you certainly don’t want to disturb the neighbors but going to the extent of threatening fines and eviction is over the top. The management has gone as far as disabling the stereo. 2-The air conditioning is an issue They charge for its use lol ! I found this offensive given the five star daily rate. We didn’t touch the AC but two units were on upon our arrival and leaking water through the ceiling and onto the floor. Management was notified and the problem was resolved. 3-The property advertises the pool and spa. Unfortunately the remote control to heat the system was missing. Speaking of remote controls, many that control the tv’s had no batteries that we ended up replacing 4-The house had no wine glasses, no corkscrew, no decent kitchen knives, and no steak knives 5-several lights were burned out including motion lights over exterior stair’s which is a safety issue 6-two bedroom closet doors were off their tracks 7-one of the bedroom showers had no bracket for the hand spray, so it just had to lay on the shower floor 8-two of the bathrooms had bug issues especially in the mornings-tiny gnats Lots of little frustrations that add up

Amazing Property with Amazing Reviews- No Hot Tub

I will say my family and I LOVED this house with the amazing water features, view and pool. We spent a lot of time outside. The house was clean. My husband was quite disappointed there was no coffee. With all the rules and energy in this house, we felt VERY unwelcome and unwanted in this space- we've never felt this way at any rental before. I made sure to get confirmation that the hot tub was indeed working before I booked and was assured it was. Yet when we arrived the heater would not cycle on. My partner had to manually turn on the heater for it to work. I reached out to the property managers who were very short and acted like I didn't know how to press a button. So, unless you know how to manually do this, plan on not having a "hot" tub you will be charged extra for. Keep in mind the thermostats are kept at over 90 degrees unless you want to pay-extra for AC during your stay. One of the bedrooms did not have a working fan and the pm didn't seem to care when I mentioned it, yet we did get AC in that room, so maybe something was done about it. The detached room off the garage smelled of mold and mildew and does not have a bathroom. I did not feel it was safe for anyone to sleep there. I wanted to give this place raving reviews, yet I just can't due to the noted issues. We did love the actual house!

Family and I stayed at the waterfall house in July 2023. We chose the property as the pics were beautiful and the reviews were great. I will admit that the property has a spectacular view, however we encountered some significant issues that would deter us from renting here again. On the 2nd day of our stay, we discovered that the remote control for the jacuzzi was malfunctioning. We reached out to the property manager, and he promptly came over to troubleshoot. The issue was beyond his ability to resolve. This led to a visit by the pool technician, and we were told that there was a significant electrical issue that would not be fixed before our visit was over. It was also implied that the jacuzzi had been having issues for a while, but the property continued to be advertised despite it not being fixed. Though we were reimbursed for the "spa fee", it was disappointing that we weren't able to use that amenity. The older people in my family were not interested in swimming in the cold pool. We never got down to exactly what it was (gecko?) but something was living in the rafters of the living room. It was leaving droppings on the table and the couch in the living room, making that space unusable. We also had a VERY large spider (palm size) we had to kill. There were dead bugs found in all of the rooms. Very few of the doors locked, and someone came unto the property unannounced. I would reach out to management before renting. So many rules to abide by, but respect goes both ways.

Thank you for your stay and input. I'm sorry you had trouble with the remote control for the pool and hot tub. While it's a nice, high end system, some guests have gotten confused by it. We do have detailed directions in the home binder. I checked with the pool service company, and there was nothing electrical or otherwise wrong. However, we've since put in another control system which is supposed to be easier to navigate. So, future renters, please understand that the system works great. There is a brand new heater for the pool hot tub, and another brand new controller for the pool and hot tub. In order to maintain a home that large, in a such lush environment, we must use several contractors: landscapers, koi fish experts, pool service, pest control, maintenance, etc. We've done our best to record their schedules in the at home binder. Most guests are happy to see a property so well maintained. It's disappointing to hear that this guest didn't like someone coming by to service the property. All our contractors are very nice, and always ring the doorbell when they arrive. Pests are common to Hawaii, and that's why we have a full time pest control company. It's also dissapointing that these guests complained about one spider in the middle of a jungle like environment. The doors do all lock, but most people leave them open. The whole property is secured by a gate guard and is monitored 24/7. We never lock the doors when we stay.

Nice view but INAPPROPRIATELY INTRUSIVE AND VERY CONTROLLING

1st, the guard/ check in lady upfront is not pleasant. Instead of a welcome, we got interrogated about who was staying there, who we were expecting with regard to friends or visitors. Even after we made it very clear that it would just be us, then she went on interrogating us about if we were gonna have a party. As if we could; they don't give you access to the sound system so that you won't make too much noise. If that wasn't enough, apparently the people who stayed there before us said they left their suitcase there, so while we were trying to have dinner, they insisted that they were going to come on property and check for themselves, even though I told them I already checked. I also let them know that I was inappropriate (in a nighty after a long day of travel), but they didn't care. They said the people tracked their bag to the house. Well that brings me to my next part. The 4th bedroom is outside, separate from the house. Since they were going to come with no regard for us, I asked them to help us fix the issues while they were there. As it turned out, the suitcase was in the outside room, which we hadn't entered or even realize was there. The guy came and got it, unannounced, and left. Apparently, he came in the house where we were, and we didn't even see him!!!!!! He didn't come over to try to help us at all either. We were waiting and waiting, all while trying to have dinner. The only reason we found out that he came was because we called to ask where he was. Several lights didn't work, and we never could get them to help us get the tv going. We also tried calling about the hot tub that we couldn't get to warm up. They just said, "did you read the book?" Yes, we did, but it just wasn't working. The coming over unannounced is unacceptable because if you have any blinds up you can see everything, including in the master bedroom and bathroom. If that's not bad enough, they also have video cameras in the house!! When our kids saw that, they were completely freaked out and were afraid to sleep in their own rooms, and they're 12 and almost 15!! Lastly, they had a used old candle in the candle holder on the patio so we had to go buy one, and every dish we used, we had to wash because they were dirty. Yuk! This place has a nice view and many people asked me for the information on it after posting on my social media, but I told them I wouldn't recommend it due to all the problems. Had I known all of this, I wouldn't have picked it!

This is review is not factual in any way. No Cameras. No intrusion. Renters, please Please completely disregard. Hosts, please don't rent to this problematic renter. We'll be reporting this person to VRBO and trying to get them blocked from the platform. Their review is fraudulent and most nothing is true. Unfortunately, there are people out there that somehow stay in a beautiful, muli million dollar house, and find ways to complain and somehow create problems, when none exist. This is my home and I've made it available to others so they can share in a one of a kind experience. I don't always get to stay in it myself, but my stays have been magical, and problem free. There is a nice binder there with instructions for everything, and phone numbers for hot tub/pool assistance, basic maintenance, TV and AC operations, etc. I often help guests directly myself via text messaging. But I never heard from Tammy until she left this error riddled review. I will go through each of Tammy's 'issues' so that future renters will feel comfortable. 1. Yes, we have private security just outside the property. They are kind unless guests are trying to sneak extra guests in, have parties, or complain about registering. This is a huge perk, not something to complain about! You can leave the doors and sliders open and enjoy the beautiful weather knowing you have private security just a hundred feet away. 2. Yes, the sound system has been disabled, and that is clearly listed. This is due to bad renters throwing parties. Hence the gate guards screening guests, and the noise monitor on the patio. If you want to throw a party, this house is not for you and we make that clear. We have great neighbors and need to respect their quiet enjoyment. Being a good neighbor is not something you should be complaining about. 3. The previous guest did leave their bag in the exterior Ohana. Our on-siteguests manager came to the Ohana, knocked, no one was there, and retrieved the bag for the previous guest. Tammy was not disturbed in any way. No one ever entered the main home. We have doorbells that notify guests in several parts of the house when staff arrives. No one entered the house or saw Tammy in her outfit. These were tough guests, and instead of being happy to help out a fellow traveler on their way to the airport, they make it clear it was a major inconvenience to have a simple bag picked up from outside the main home. We didn't disturb them at all. 4. The Ohana is a nice separate bedroom that gives 2 people a separate sanctuary with AC, a TV, 2 beds, etc. We clearly show this in all advertisements, and most guests love having that extra space. 5. All lights in the home work well. It has a very high-end lighting system, and there are a ton of light switches. When I stay sometimes it takes a bit even for me to find the right switch. But please don't make false statements like lights don't work. They are constantly serviced, and I was just there. Everything worked, and we have a standing agreement with our maintenance guy to make sure everything works and is perfect for guests. This is very pricey, so it's frustrating to see someone complain when it's simply user error. 6. All the TVs work and have been simplified to the maximum. Roku TVs with a Spectrum app for cable. One remote. One button to turn on and off. Easy volume control. We replaced all the TVs or added Roku's just to make it easy. Again, a big expense for us, and a complaint due to user error. Sigh. 7. This bothers me the most. It's a blatant lie. THERE ARE NO CAMERAS IN THE HOUSE. This comes from a guest who was certain about several 'problems', that all turned out to be untrue. She couldn't figure out the TV but decided that she was an expert on non-existent video cameras. We do not put internal cameras in any of our homes, and would never do that. This would be a violation of our own terms, as well as VRBOs. This is a shameful lie. Not sure why her 12 and 15 year olds couldn't tell a video camera from a light or whatever they imagined. 8. We put nice centerpieces on several tables as decor for our guests. An inconsiderate guest decided to burn a decorative candle. Wow, that's worth putting in a review. The pattern is becoming pretty obvious here. Complaining for the sake of complaining. No mentions of any of the great things about the house. But a candle is worth complaining about. 9. We have the best housekeepers in Hawaii and pay them very well. There is no way that all the dishes were dirty. When we get a complaint like this, it's usually due to one the renter's kids putting a dirty plate away because they don't want to wash it. At this point, with all of Tammy's complaints being shown to be invalid, there is no reason to believe any part of this. If there is ever a cleaning problem, our cleaners are there immediately. Please just contact us. In conclusion, Tammy complained and left a 2 star review because she didn't want to help out a stranded guest, made up a story about non-existent video cameras, and couldn't figure out light switches and Roku TVs. Wow, that's petty. No one ever came into the house. There were no video cameras, the tvs and lights work fine (I checked), she dirtied some dishes and burned a candle. This is why reviews need to be overhauled. There is a beautiful home with views to the ocean and Kona from the entire house. There is a pool and hot tub overlooking a golf course. There is a copper dome that allows rain into the house to fill the interior water feature. There is a $6000 adjustable bed in the master that looks to the ocean and opens to the pool and hot tub. The TV motorizes out of the center console in the living room and rotates to any area you would like. The house has nothing but top-notch everything from appliances, to the pool heaters, to the TVs. But none of that is mentioned. Sounds like a 5 star house, but a 1 star renter. To our valued renters: If you are like Tammy, please don't rent from us. We know the house inside and out. And complaints about false things aren't going to get you a refund. If you want to party, this is not a party house. It's too high-end and in a too nice neighborhood. If you go on a vacation and stay in a multi million dollar home overlooking the ocean, and can only find things to complain about, please rent from someone else. But if you want to experience one of the nicest homes in Kona, swim in a pool overlooking the ocean, sleep in a home that is true to the Hawaii mantra of living outside while inside, we welcome you. If you want to go out to the lanai each night at sunset, watch the sun go down over the limitless ocean while hearing conch shells announce the setting sun, welcome to the Waterfall House. We are here to assist our valued guests every step along the way. I personally will help if you need anything. Our onsite maintenance can be there on short notice. Our pool and hot tub staff are just a short drive away if you need anything. Please look at the educated reviews from happy travelers, and you'll see how great your stay with us can be.

Beautiful sunsets Hawaii

House has gorgeous west facing ocean views, amazing at sunset but beautiful all day long. Outdoor area comfortable and spacious - we loved pool and spa and hung out there a lot. Didn’t use interior living/dining much. Kitchen well equipped. It was all great.

Gorgeous ocean view in a quiet neigborhood

We stayed here for a honeymoon and the house itself, the views, and the upkeep were phenomenal! In addition the location was really nice and quiet which we appreciated. We highly recommend renting this property! Be prepared there is no flexibility at all on check-in or checkout time.

Incredible house!

Waterfall House was amazing. The house was perfect for our family of five, and the location can’t be beat. We could see the surfing cove and the Manta ray swimming spot from the beautiful lanai.

The Most Amazing Views

This property was absolutely AMAZING, the pictures did not do it any justice. It was everything we wanted and more. We had some issues with the water in the beginning of our trip but the property managers were super accommodating. Now that I have experienced this property in Hawaii I don't think I could go anywhere else!

This was one of the best vacations we have ever had. Our whole family was together and we could not have chosen a better place to stay. The home was fabulous. The property management team was 5 star. Gorgeous both inside and out!

This property provided gorgeous views of the ocean. The outdoor space provided space to lounge around while the pool was a nice refresher from the heat. The house was clean and kept nice. There were plenty of towels, linens and paper products provided for our use. Our family thoroughly enjoyed our stay.
