Great location for exploring Midtown and downtown Memphis

A nice little unit with all the necessary basic supplies. Very safe because of the security gates. A real bonus to have a washer and dryer right in the apartmen. A good value overall!

Home away from home

This place is in the perfect location and walkable to one of the most popular areas of memphis, everything is provided you would ever need and I really appreciate the off Street secured parking. Actually one of the better sleeping beds I've stayed in recently. Wouldn't change a thing.

Cute duplex; Nice and clean; Felt safe in the gated area. Night shifter here so I sleep during the day and it got a little warm. The smell from the cleaning supplies was a little strong on the first day, but it was clean! The bed was comfy! A sound machine and portable fan where in the bedroom, which was an awesome touch.

Comfortable -

My aunt and I visited Memphis. Our apartment was close to everything. The gate enclosure made me feel safe. I have rented from vrbo many times, but never have I had a host so easy to work with. Tim and his team responded to my questions almost immediately. The space was perfect for two people. We visited during unusually frigid temperatures and was grateful for running water and heat. I would stay here again.

After a confusing arrival, a great stay...

Great little place, and we enjoyed our stay, with only a couple of minor comments. The property is a pair of single-story multi-unit buildings on a gated lot with the back of the property paved for at least 15 parking spots. We could see the door of our unit from the street before we ever drove through the coded gate, but after we parked, the unit access instructions were a bit unclear on where the actual entry door (with the security lock where the entry code has to be entered) was and we walked around the entire building twice before we figured out which door was ours. Once we figured that out (after many hours on the road, so a little frustrating), subsequent entry and exit was straightforward. The only other comment is about the kitchen equipment. Very few dishes and flatware (pretty much have to wash dishes after every meal or you won't have dishes for the next meal), and there was no can opener of any kind, so we had to go buy one. Great restaurants and entertainment options (Lafayette Music Room) within a two block walk.

Summer in Midtown

I had a short-term summer rental in this unit while I worked from May until August downtown. It was good for what I needed it for, a place to cook my meals in and sleep in after work. I had the front room to do my work, a kitchen to cook and eat my meals, a bathroom, and a bedroom with a closet to store my clothes. Pros: Safe and secure with the security system and gate around the entire property, parking area, basic amenities (stove, oven, fridge, laundry, dishwasher, fast WiFi, Roku TV), close to all parts of Memphis (morning/afternoon commute to downtown was always less than 10 minutes, could get to East Memphis easily), sent a cleaning crew once to do a mid-stay deep clean, good communication channels w/ the host who helped fix issues I had quickly, Cons: These are more long-term issues; anyone staying for a weekend might not find these as big as I did across 2.5 months, but...1) the HVAC system needs fixing. Needed to have a crew come to fix the A/C once because it got above 80* in the unit (according to the thermostat) at some points. I'd lived in Memphis for multiple summers, and while it would get hot, I never bought fans...I did while I was here. 2) The bathroom ceiling also needs some remodeling. It has a massive crack at the top, looked like it might cave in, and I felt it contributed to the A/C issue. The house needs a few long term updates, otherwise these properties are perfect for people looking for a place to stay while visiting Memphis.

We apologize for the discomfort you experienced with the A/C and the bathroom issue. These are certainly things we will address to ensure future guests have a more comfortable stay. First time here.

My selection was based solely on what I found on the Internet looking for something in the Overton area. Was pleasantly surprised and very satisfied with the facility. Next trip to Memphis I will try to book this place again.

Nice area but needs better cleaning

The apartment was decorated very nicely and located in a nice part of Memphis. The only issue I had was the cleanliness. The apartment has a bad smell and the bathroom was disgusting. Hair and dirt in the tub, towels had hair on them, floor mat was hanging on the shower rail with hair all over it. I immediately reached out to the manager and they apologized and said they would come to clean the next day but I couldn't wait until then. So I had to clean it myself in order to feel somewhat comfortable. And as I was cleaning, I found stains on the sheets so I just went out to the store and bought my own along with some air freshener. Other then that, everything went good ( communication, check in-out).

Initial disappointment

When we walked in, we thought we had the wrong apartment as some of it was not what was pictured in the VRBO listing...After initial inspection, we realized that it was minimually equipped or not equipped (no hangars in the closet, no dish towels, 3 forks, 2 spoons etc) We were just two people BUT we had to wash our silverware and dishware after every meal and use a bath towel or paper towels to dry everything off. Also, it was quite grungy...I had to sweep the apartment of some debris..My husband made a trip to the local grocery to get disinfecting wipes to wipe everything down. The refrigerator was leaking water all over the kitchen floor...I alerted the property manager that the refrigerator was leaking and didn't seem cold and, to his credit, he got right back to me and said he would get a new refrigerator for us "at some point" during our stay.. ....I also mentioned that whoever does the cleaning for his properties, shouldn't. He apologized and said he was sorry it didnt meet our standards. Ummmm....we're not "THOSE" kind of people but do expect a certain level of care to anything we rent thru VRBO. After my husband gave a closer inspection of the fridge, it seems as though someone had defrosted it, let the water pool in the bottom of the fridge and never turned it back on. We cleaned up the mess, turned it on and it worked fine. So, our first night was spent cleaning and washing everything and eventually we settled in.....And during the week there, we spent a lot of time outside bc the weather was lovely....the nearby park is a def plus...and exploring Memphis was quite fun. We had no car so depended on Uber and Lyft, which turned out to be quite difficult ...so difficult, in fact, that our last night there we stayed in a hotel out near the airport rather than the apartment, bc we had an 6am flight out and were afraid we wouldn't get an Uber....All said, we adjusted and managed but frankly, this property needs some TLC..oh, and the mechanism in the toilet tank doesn't work so every minute or so, it ran...a colossal waste of water...
