Close to Fairfield hospital, Liverpool hospital, Westmead hospital, Warwick Farm race course, Western Sydney race track. You can stay up to 16 guests, but this listing only allow you book for 12 guest maximum, message me and pay $25 per guest per night extra after 12 guests, extra linens/towels and blankets only provide if you book for large group more than 12 guests, 1 bedroom might be locked when you book for small group, message me in advance if you have large group and need all 5bedrooms.

This 5 bedrooms, 3 bathrooms home of style, space & quality which showcasing dual level layout, combine kitchen and living room open to outdoor entertainment with perfect balance of privacy & family, making it well suited for couples, friends, families stays, large group and corporate travellers. It is very comfy for large group and still provide enough privacy.

Downstairs:
1st bedroom with 1 queen bed and standing wardrobe
Sofa bed in living room only available if request at the time of booking
Deluxe kitchen is complemented with stainless steel appliances & dishwasher. There is long kitchen island, this modern kitchen is fully equipped with stove, oven, grill, microwave, large fridge, kettle, toaster, sandwich press, plates, cutlery, crockery, cups and glasses. Outdoor kitchen at the back has large undercover deck and BBQ for outdoor entertainment. The Laundry has a modern washing machine, no dryer. There is 1 toilet and separate shower underneath stairs.

Upstairs:
2nd bedroom: 2 queen beds and built in wardrobe
3rd bedroom: 1 queen beds and built in wardrobe
4th bedroom: 1 queen beds and built in wardrobe
5th bedroom: master bedrooms with 2 queen beds, en-suite bathroom with shower and toilet and built in wardrobe
Main bathroom has shower only (note: the bathtub is not available for use)

Linens, towels and beds are only provided enough for number of guests booking. Please book correct number of guests to have enough blankets, bed linens and bath towels. One bedroom might be locked if we have small group booking. This property is not a hotel so house keeping / cleaning service is available during your stay at extra cost, please book in advance.

Additional features include ducted hot/cold air conditioning throughout, security alarm, fenced boundary for your privacy, timber floor though out upstairs and downstairs.

Garage is not available for guest use. There is 2 car-spaces for car/ute/van on the driveway in front of the garage and many off-street parking. There is camera in front of the property for security purposes.

STRICTLY NO PARTY or EVENTS :
1. No family visit. No more people than number of guests booked. All bookings are required to book for number of guests come in the house, not number of guests sleep over. You will receive money request from us for extra guests per person per night
2. Night time stay inside the house with doors and windows close and reduce noise level to neighbours. Strictly from 9pm: No loud music/noise/talking/argument or fighting at the backyard, front of the house and in front street all which affect neighbours. Don’t book this house if you party through out the night.
3. Guests are required to pay for house DAMAGES

We will cancel your booking , we will ask you to leave with no refund if there are complaints /disturbances.
This is duplex house so neighbours can hear noise and they will notify us.

If you have larger group and want to stay together. Please see our other listing property next door Jewel in the West if it is available at the same time. If you have pet, please book the house next door Jewel in the west (this one not suitable for pet)

You are welcome to pay $75 extra to secure early check in before 3pm and $75 extra for late check out after 10am. This need to be organised well in advance at the time of booking to see if available.

We are 3mins drive to Fairfield station/Fairfield hospital, 10 mins drive to Warwick Farm Racecourse/Riverside Stables/Liverpool hospital, 15mins drive to Parramatta, 30mins drive or by train to Sydney Olympic Park / Blacktown.

We live nearby and will keep our eyes on this property so if you have big group more than number of people on your booking, please don’t book this property.

Few things to note:
* All appliances, air-conditioner, heater (except fridge) to turn off when no one at home
* If you stay on Monday evening, please pull out garbage bin to the street like the neighbours for collection early Tuesday morning. We really appreciate this.
* Guests don’t have access to garage
* No visitor
* No Pet otherwise extra fee per person per night
* No locked front gate, we have small back fenced garden
* All Guests must follow our check out requests on the fridge, general tidy up, wash all dishes, all rubbish to large bins at the back of the house

Sometimes we replace new furniture, linens and decorations to refresh the house but don’t update our pictures. Thanks

Check in: on or after 3pm, You will receive door code before arrival for self check in as door code is often changing for security purposes

Check out latest 9am or incur extra $75 fee, wash all dirty dishes, all rubbish to outside bins, move furniture back to same position you found it.
