Sandy Beach Haven - Modern Canandaigua Lake House
Summary:
Ready for multiple families with lots of bedrooms and bathrooms, Sandy Beach Haven is recently renovated furnished in a comfortable modern lake house style, ideal for discerning vacationers. Nestled in the best part of Canandaigua Lake, one of the most beautiful lakes in the Finger Lakes, this home features a a level yard right on the water and a westward sunset view that's large enough for multiple families.
The Space:
Every rental includes two physical structures: 1 main house on the water, plus a furnished carriage house across a private drive 20 feet away, so everyone has their privacy. Here's a video walkthrough: https://www.youtube.com/shorts/a5DkHgZB1v0
Between the main house and the carriage house, there are 7 bedrooms (5 bedrooms plus a loft in main house, and 2 bedrooms in the carriage house) with a total of 10 beds for up to 15 people: 3 kings, 2 queens, 2 fulls, and 3 twins. There are also five full bathrooms: 4 in main house plus 1 in the carriage house. Each master suite in the main house has its own full bathroom.
Guest Access:
Parking is available for up 6 to 8 cars in our private parking lot (two columns of three cars). An electric car charger is available for an additional charge. All access is provided via electronic locks, and codes will be provided prior to check-in.
The Neighborhood:
On one side, Sandy Beach Haven is on a private, one-late street away from all the noise from traffic. On the other, you'll find yourself in a calm cove with limited boat and water that's shallow enough to walk out 30 feet and deep enough to drive up to the dock in most boats.
Getting Around:
Sandy Beach Haven is half a mile from CMAC, the Constellation Brands-Marvin Sands Performing Arts Center, just a 10 minute walk from the front door to the parking lot. You can also walk 27 minutes (1.3 miles) to the waterfront park at the north end of the lake, or take a short 5 minute drive to Wegmans or Walmart.
Other Things to Note:
Most vacation homes are set up for renters - the cheapest/used/garage sale items possible. We did the opposite. Think: Riedel wine glasses, a full set of cookware, a blender that makes frozen drinks, high quality cookware, a chef's knife block. The sheets are high thread count. The mattresses don't sag. The pillows are new. The entire home has forced-air air conditioning. You can use our kayaks, a built-in fire pit, and the patio with outdoor kitchen. This won't feel like any other rental because it isn't any other rental.
Guests must complete a registration form to confirm their booking before being allowed access, which includes accepting our terms and conditions and providing a photo ID matching the reservation name. A link will be provided to that form automatically once you book. After completing the form and making payment in full, access information will be sent.
Games and Puzzles: Where to find board games and puzzles
o The shelf in the kitchen next to the bathroom has several games and puzzles for you to use while staying with us.
o You can also find a bookshelf of books for various ages in the loft within the first floor master suite.
Kayaks: How to use the kayaks
o There are two kayaks for use while you stay with us. You may only use the kayaks if you agree to wear life jackets while using them (some life jackets are available for you borrow hanging in the walk-in closet in the first-floor master suite.) You may only use the kayaks if you further agree that doing so is “at your own risk”, and that you will indemnify and hold harmless the owners and operators of Sandy Beach Haven. Last, do not let children kayak alone, as kayaking is inherently dangerous and must be supervised by responsible adults.
o The kayaks are stored on the dock when not in use. Please ensure that they remain upside-down so that water does not gather inside them if it rains. Paddles are stored on the side of the house off the deck on hooks.
Fireplaces: How to use the fireplaces
o There are two fireplaces fueled by natural gas. They do not burn wood. Do not try to open the fireplaces.
o The first-floor master suite fireplace is controlled via remote control. To turn it on, first ensure that the brass key in the floor is turned a quarter-turn counterclockwise to turn on the gas. Then press the OFF and Large Flame buttons simultaneously, and then release. You will hear a beep, which indicates that the fireplace is starting the ignition sequence. It will light automatically on its own within a minute. Once lit, you can press the Large Flame or Small Flame buttons to adjust the amount of flame and heat. Please do not leave it on too long, because it will get very hot in the room! To turn it off, press the OFF button.
o The living room fireplace is controlled by the thermostat on the left side of the mantel next to the fireplace. To turn it on, adjust the temperature setting to be warmer than the room temperature, and it will turn on automatically. To turn it off turn, adjust the temperature setting to be cooler than the room temperature, and it will turn off automatically. If you are using the fireplace, please do not use the air conditioning function, or they will compete.
HVAC: How to use the heating and air conditioning
o Main House: The thermostat in the living room controls both the first-floor baseboard heating and the central air conditioning. The thermostat is an Ecobee, which features a touch screen. The system can either be in Heat mode or Cool mode, but not both.
To set Heat or Cool mode: walk up to the thermostat, lightly touch the bottom left menu button with your finger, and then select the “System” and “HVAC” menu option. You may then select Heat mode or Cool mode. Exit back to the main screen and adjust the temperature using the slider on the right side of the screen.
When you depart, please reset the thermostat to a temperature setting that will not waste electricity.
o Carriage House: The living room and each bedroom has a separate heating and air conditioning wall unit. You may use the remote controls to set the mode (heat, cool, or fan) and the temperature (the remote acts as a thermostat, sensing the room temperature.)
Please DO NOT SET AUTO MODE on any of these units, as they will compete with each other. Instead, set each manually.
When you depart, please leave them at a temperature setting that will not waste electricity.
Boat Lift: How to use the boat lift to dock a boat
o If you have a pontoon boat or a power boat that meets the criteria below and you wish to dock it, you must use the hydraulic lift we have provided for your use because the dock itself is not designed to withstand the force of potential wind or storms with a non-lifted boat tied up to it.
o The boat lift can accommodate both V-Hull and Pontoon boat designs, a maximum loaded weight of 5,000 lbs, and boats up to 24 feet in length and 120 inches wide. Do not attempt to use the boat lift for a boat that does not fit on it or you may damage the lift or your boat or both.
o The boat lift is operated by a 12-volt battery that is charged from a solar panel. Please take care not to damage the hydraulics, controls, or power systems.
o Do not allow children to operate the boat lift, as it is dangerous. If you are unsure how to operate it, please find instructions online for a 2019 ShoreStation Model SSV50120HS. By using the lift, you do so “at your own risk” and you agree to indemnify and hold harmless the owners and operators of Sandy Beach Haven.
o If you have any questions, please call your concierge. Damage to the lift can be expensive and will be applied against both your security deposit, insurance, and if the amounts are insufficient, against you personally.
Awnings: How to use the awnings
o There are two awnings attached to the house, and both are operated using electric switches.
o Please do not leave the awnings extended if there are strong winds or gusts. Please do not leave the awnings extended overnight.
Outdoor Kitchen: How to use the outdoor grill, sink, and refrigerator
o An outdoor grill is provided for your use. Please do not cook with the windows open, nor allow smoke or odors from outdoor cooking to enter the home through open windows. Please remember to close the door to the refrigerator and turn off the water when not in use.
Loft: How to use the loft in the first-floor master suite
o The loft in the first-floor master suite is accessible using a built-in alternating tread ladder. This style of ladder may be difficult for some people to use and is not appropriate for young children. Please ensure you and your guests know how to use the ladder without falling. If you are unsure, please do not use the loft.
o If you do decide to use the loft, note that the railings surrounding the loft are not sufficiently high to protect against falls. Again, do not use the loft if you are unsure if it can be used safely and do not allow young children to use the loft unattended. Any use of the loft is “at your own risk” and by using it, you agree to indemnify and hold harmless the owners and operators of Sandy Beach Haven.
The Cupboard Under the Stairs: Have a Harry Potter fan?
o Potterheads may recognize some symbols on a special door knob hidden within the lake house. It leads to a secret room with all seven of the original Harry Potter books plus an eighth “Book of Secrets.” If you have children, they probably haven’t read this far, but you might want to guide them to that book to decode a riddle contained within it. If your child has trouble solving it, you can help them identify the light switch within that room to turn off the main lights while also turning on a UV-spectrum light strip separately to reveal a hidden message. If your child would like, they may add their own story or writings to the Book of Secrets, but please ensure they do not destroy the book or the first page with the riddle on it.

We enjoyed being on the lake. The children enjoyed the tree house. The location was very convenient to shopping, restaurants, etc. I highly recommend this house and carriage house for extended families
We had a lovely stay. The property easily accommodated the 13 members of my family. We used the gas grill and ate several meals at the large outdoor table. The well furnished kitchen made meal prep easy with plenty of seats for dining. The location was great - stores and restaurants just minutes away. We also made great use of the kayaks and floaties and outdoor firepit watching the sun set in the western sky.
Amazing stay! Each room was clean, well equipped with everything we needed, from the 2 kitchens, the ease of checkin, responsive hosts, and the house was gorgeous! With a large dock, kayaks, a boat lift for overnight storage. Plenty of parking! Clean and super nice. It was perfect for our family reunion!
This house has great views of the lake, which we enjoyed. The spaces worked well for our family of 12. Places for kids and adults. The kitchen was well equiped. Everything was provided, such as dish soap, hand soap, laundry soap, kleenex. You get the idea. The upstairs bedrooms were cold, it was Christmas.We solved that with the extra blankets we found around. This house was not only convienent to the lake, with direct acess, there were many things available in town that we used. I recommend this house, it was a great place for our family gathering.
What makes this place spectacular is the layout and design of the home. There are plenty of special places to sit and get cozy. The planned spaces accommodate both private and communal activities. The beautiful water view and fireplace grace the large living room, kitchen, and dining room, as well as some bedrooms. The house is tastefully decorated and looks like the photos. You will not be disappointed.
A beautiful home right on the water. The location is great, only a couple minutes from town. We had a wonderful time. The house was clean, comfortable and well supplied. Morgan was our contact and readily available for any questions we had. We loved the space inside and outdoors and hope to be back next summer!
Really nice spot and I thought it was a solid value. We saw some other, incredible houses on Canandaigua lake we wanted to book, everything looked perfect but when we saw the total price at check out, we said no way; way overpriced. But we found THIS place had it all: Enough room, nice interior, great view, nice outdoor space with a dock to park a boat, AND a fair price! Therefore, we will save this spot to check first for another rental.
The house fit our needs perfectly--just the right size for our small family, clean, comfortable, everything we needed to cook, dine, play, and relax. Plus, a great view of the lake and spectacular sunsets!
The house is even better than the description and I’ve never seen a rental this clean! Tons of space for the kids to play and stay busy while the parents relax and enjoy the gorgeous view. Our stay was a treat and we hope to be back every year!

The cold weather didn't detract from our family's having a wonderful Thanksgiving at Sandy Beach Haven. The place was clean, cozy and conveniently located. Ten of us ate, played games, watched some TV while sitting by a warm fire and looking out at the beautiful lake. Hosts were very responsive to our needs.
We are a group of women, friends since college. This house was perfect for the 10 of us. Lots of room, beautiful setting. The property manager was very helpful both before and during out stay.

Why they chose this property
When this property came on the market, we jumped at the chance to own it. Since it's construction, it was always owner-occupied, and they took loving care - including upgrades such as a new first-floor master suite with loft and a modern, granite kitchen. But most of all, we love this property because it has a family-friendly level lakefront lot, easy for everyone in the family to enjoy, and the most spectacular sunsets you can imagine. We didn't cheap out on furnishings, either. We hired a professional design team and gave them license to buy beautiful, comfortable, and modern pieces that you'd be more likely to see in a magazine or your own home than in a rental property. That's because this isn't just a rental property - it's our own vacation home.
