ATLANTIC OCEAN SUITES is steps from the beach and minutes walking to the center of town, the pier and the Palace Playland! AOS features one or two bedroom suites each with 1 bathroom, a full kitchen and a living/dining area. ATLANTIC OCEAN SUITES has a heated, indoor salt-water pool with an adjacent patio. The pool is open from Memorial Day through Labor Day. The pool is accessible via a lift for those with difficulty navigating the steps. Amenities available include grills, beach umbrellas and chairs, boogie and skim boards and assorted beach toys for young children.
ATLANTIC OCEAN SUITES is happy to offer you mobile access to your suite and the pool.
ATLANTIC OCEAN SUITES has 2 mobile pay Maytag washer/dryer combo machines in the office for your use during office hours.
Atlantic Ocean Suites is a smoke-free and pet-free property.
SAND DUNE SUITES are our one-bedroom suites which can comfortably accommodate 2 to 4 guests.
The kitchen area features full-sized modern appliances and includes fully stocked cabinets. The dining room table comfortably seats four. Whether you want to do some cooking or just bring in some take-out from the many local restaurants, the kitchen can accommodate your dining choices.
The living room area features upholstered furniture in soft hues that blend with the blues, greens and sand-colors of a beach locale. The hi-definition LED TV has cable service. Local artists have contributed the artwork on the walls, depicting historical Old Orchard Beach or beach scenes.

The bathroom has a shower/tub. The vanity is oversized with plenty of storage for each guest's toiletries.

SAND DUNE SUITE #14 is on the third floor. The master bedroom has a queen size bed. If additional sleeping space is needed, the sofa in the living room opens to a queen sleeper. From the living room area you have access to a private balcony that faces the town.

Great accommodations on the coast!

This unit was updated, immaculate, and accommodated our family very well. My children and I really enjoyed the beach as well as the surrounding shops and restaurants. We also ventured out to visit the LL Bean store in Freeport, Portland Lighthouse, and the York Zoo. We had great meals at Sea Salt Lobster in Saco and O'Reilly's Cure in Scarborough. JJ's Eatery Too was a great breakfast spot within walking distance and an excellent giant blueberry pancake. We enjoyed visiting this beautiful location on the coast of Maine.

Atlantic Ocean Suites is the latest chapter in a family owned business that has been providing beachfront lodging in Old Orchard Beach for three generations.

Our great aunt, Ethel Erlick, purchased the rooming house known as 'The Brown Street House', in the 1940s. Auntie Ethel loved The Brown Street House and Old Orchard Beach. She greeted every guest with a smile and made everyone feel like family. Our family has spent many wonderful summers in Old Orchard Beach enjoying the beach and the nearby town. Some of our most cherished memories were made here.

Since its early days as a rooming house, The Brown Street House has gone through many changes. We are proud to return the property to its roots as an upscale all suites motel. To be able to provide everything you need to make Old Orchard Beach your home away from home, we have renamed and rebuilt The Brown Street House from the ground up. It is a pleasure to be able to offer our guests the type of hospitality Auntie Ethel would have provided. We offer your family all of the comforts of home while on vacation.

As we take Atlantic Ocean Suites into the future, we hope to be the first choice for your family. Old Orchard Beach is a great family resort town with much to offer. We are located steps from the beach, and just a few blocks North of Palace Playland and the pier. We invite you to come and take advantage of all that Atlantic Ocean Suites and Old Orchard Beach have to offer.
