The condo is very large with approximately 2200 sf-2 large bedrooms, one with a king bed and ensuite bath and another with 1 queen bed and hall bath. Beach and Bay views from all rooms. There is a balcony area with chaise lounges and table and 4 chairs off the living area The kitchen is fully equipped for meal preparation and service. The dining area seats 6 people. Very private! Great condo building with only 6 units.

Convenient location, but be ready to walk up and down a 2-3block hill or a lot of steps to get to the beach and all activities.Jeffery was very good about communicating. There were a few things wrong with the condo, but they were resolved. There is no TV so if that is important, it would be good to know that in advance.
We had a wonderful 3 week stay. Jeffrey was so easy to work with. His apt. is charming, feels authentic, is open to the elements with loads of Mexican flare. The large patio with sweeping views of Banderas Bay was amazing. We spent hours watching whales, local fishing boats, water taxis, and cruise ships coming and going, non-stop entertainment including beautiful sunsets every evening.We loved the location, walking distance to the heart of the Romantic Zone or down adjacent stairs to the beach below, tons of wonderful restaurants, fabulous seafood, open air markets, and super friendly locals.What we didn't realize was that the pool is not heated so we found its too cold to use, and the neighboring resorts play music for their guests on the beach every day which we could hear and not escape from, luckily it was quiet in the evenings. Also, the apt. is 3 flights down from street level so it is imperative you are able to navigate stairs.
A beautiful property with a spectacular view, great location and privacy. I would have given 5 stars however I specifically booked a property with a hot tub and the property listing was inaccurate- there is NO hot tub. The property owner was very apologetic and he and VRBO worked to remedy this. And it was a disappointment.
This is the perfect condo for 2 couples. Both BRs have kig beds and the BRs both open to the balcony. Open kitchen/DR/LR. Bonus and unexpected feature was listening to waves 24 hrs. Super clean, and responsive staff. Loved this place!
From the pictures and earlier reviews, Casa Papagayo was exactly what I expected and hoped it would be. It is essentially a very large, appropriatly furnished, open but covered patio on the ocean's edge with breathtaking views. It is indeed "rustic" yet there is an "ahhhhh" factor when entering due to it being open to the sights and sounds of nature but it may not satisfy those looking for modern glitz and conveniences. Its location on the southern edge of the Romantic Zone next to the Almar Resort was ideal for walking or taxis and Jeffrey couldn't have been more welcoming and accommodating.
We loved this place! The open air condo is perfect for a vacation getaway spot that's within walking distance of restaurants, bars, etc., but far enough from the hubbub that it's very quiet at night. We loved sitting on the patio at all hours of the day and it proved to be a great place to spot some whales in the distance! The pool is nice but it doesn't get a lot of direct sun so the water is a little on the chilly side. I imagine that's perfect on a hot day but the days we were there it was warm rather than hot so we didn't spend a lot of time there. There's a stairwell that leads you right to the beach from the side of the condo, although fair warning it is rather steep. But once you get down there, the beach is fabulous! Definitely would return to this place on a future visit.
We absolutely loved our stay here! The place was even nicer in person. Everything was clean, the kitchen was well stocked, beds were large and comfortable. The location was great, a little out of the hustle and bustle, but a nice walk to some great restaurants. We loved listening to the waves as we fell asleep, and it was convenient to be so close to the water when we wanted a day on the beach. Would definitely recommend!
This really is a beautiful place. It has everything. Great location despite some steep stairs that have just been fully renovated. The views from almost every room are breathtaking. The decor very nice but getting pretty worn and dated but still better than most. The landscaping is fabulous. The issue this place had for me is it is what's called "Traditional Mexican " which is a term i was newly made aware of in reference to living spaces and translates to open air. What this means is there are no windows in the entire place. Every room is open to an outside space. The 2 bedrooms do have closable shutters but they do not seal the room. There is no A/C but i will say i didn't need it. The natural breezes flowed through the space and kept it very comfortable. The sound of the ocean seems to be echoed in the space some how and drowns out background noise from nearby party environmental. All in all a lovely space but just keep in mind that from Western terms it's a giant covered patio and nature with all it's good and bad are part of that. I would not stay again simply because it is not what i prefer in a vacation space. It is much more like Glamping. Water pressure is acceptable but hot water is not consistent and the water was shut off randomly several times. The hot tub is no longer there. The pool is stunning and the common patio newly redone however buildings have popped up around it and it is almost completely in shade so the pool is icey but the private patio is perfect.
If you want to go to sleep every night listening to the waves breaking on the shoreline, this place is for you. The condi is very spacious, with 2 fairly equal bedrooms that both open to the balcony. Baths are nice and very Mexican. Art and sculpture and plants fill the whole condo. The pool is the perfect size and very refreshing. The only drawback is there are many steep steps to get to the beach. Taxis are necessary to at least get back up the hill after dining out, unless you are in a serious fitness training program. But when you get home and watch the glorious sunset from the terrace, it is worth it.
We thoroughly loved the condos style and authentication. The neighbors were wonderful and friendly.
The only thing I would suggest would be to loose some chairs. More furniture than necessary. Otherwise we loved it.
Jeffrey’s condo has loads of charm and amazing views of the ocean from every room. We loved waking up to the sound of the waves and watching the sunset every night. The artwork makes this a very special and unique space. We really enjoyed staying here.
We had a great vacation and the owners/manager were easy to deal with and responsive. This house was like no other we have stayed in. There was no door, shutters so when you enter the front door you immediately have an amazing open ocean view. We take a vacation together ever spring and will be back. The managers are there when you need them. Plenty of towels and linens along with beach towels.
House has an open plan and full of large plants: maybe a few too many but definitely
not a deal breaker.
If you are planning a trip to Puerto Vallarta; I would highly renting this property. You will not regret it.
We enjoyed our stay. The property definitely leans toward the rustic experience and the housekeeping was not up to my personal standards. Love the location! The unit neighbors are not overly friendly to outside guests.
Old School PV. Big beautiful living spaces open to ocean breezes. Classic old Mexican architecture with heavy bricks, tiled floors, heavy wooden furniture.
The charm comes from the open living spaces, many options for sitting, reclining, napping, dining, entertaining. The living room is open to the small terrace and fantastic views. It feels like the living room is a vast protected terrace.
Location cant be beat. Walking to best beaches and restaurants. Safe safe safe building.
And surprisingly really interesting art, especially sculptures. Even the lamps are cool.

The best word to describe Jeffrey's place is magical! In a perfect location just past Almar Resort, you begin by descending two flights of stairs down to a dramatic entryway, whose doors open on a huge room that is really like an indoor garden, completely open to views of the ocean right beyond. The place is wonderful in part because it has so much of the feel of old Mexico to it, with tile floors, arched doorways, and wonderful local art throughout. The kitchen is well appointed and the space has two bathrooms to go with its two bedrooms, including a wonderful blue tile tub in the large bathroom. There are also lots of places to go and sit and lounge in the apartment, and the pool is a short walk away for a refreshing dip or more lounging in the sun. If you're wanting to walk down to the beach, there is a winding stairway down directly adjacent to the building, and it's also just a short 3-minute walk down the street to all the action and resources of the Zone. The availability of Uber is also a great resource if you don't feel like walking back up again, with rides up from town averaging between $2 and $3 US. My only caveat is that there is no air conditioning anywhere in Jeffrey's place. During the dryer months - from, say, late November through April or May - this is not a problem, particularly since there are a lot of fans positioned throughout the condo. However, when I was there in the hotter, wetter months, I found it a bit uncomfortable to sleep without AC in either of the bedrooms. I have talked to Jeffrey about this and heartily recommended AC in the bedrooms. Overall however, if you're looking for a stay in a place that has a really authentic, older Mexico feel, as opposed to a cookie cutter modern condo, I can't recommend this place highly enough!
Beautifully maintained “old style” condo looking over Los Muertos beach, immediately next door to the Almar resort. Spacious, impeccably clean. Basically had the full building, pool, etc. to ourselves. Highly recommend it.
Beautiful building, unit, pool and views. Spacious condo, nicely decorated with all the amenities you need for a peaceful retreat - with a front row seat for every sunset and fireworks display. Wonderful location, comfortable beds, easy to get to!
Two couples stayed there for a week, very comfortable and enjoyed the open air and the sound of the waves. Great location, great views and overall it was a pleasant stay.
We had a fantastic time in this condo. The views are spectacular and the location couldn't have been better for our needs. We spent a week enjoying the sun and sound of surf from this very open and authentic condo. My wife and I love to be closer to the culture while traveling and this condo provided just what we wanted. I would recommend this condo to anyone that wants to experience this exciting and lively part of Mexico.
The Good: Perfect location (next to the Mantamar): 6 minute walk to Plya de los Muertos; 20 minute walk to the Malécon. Along the way explore the admittedly tourist-oriented neighborhoods. Full kitchen. The Mini-Super across from the Hotel Tropicana makes shredded chicken and shredded pork; rice & black and pinto beans; several salsas; queso fresco; fresh fruit; tortillas; all in convenient pint tubs. We made breakfast every day and dinner most days. The space is a gorgeous three-wall condo, the outer wall completely open to the ocean, which you can see. Its close enough to the ocean that the crashing waves lulled us to sleep. The property is not "modern", but why would one stay at an antiseptic all-inclusive. Its a short walk to the highway and a 25 minute bus ride (currently 10 pesos) to Mismaloya. The neighborhood is safe, even at night.
The bad: Nothing bad to say about the space, though Calle Amapas is a poorly maintained cobblestone street. Additionally, the stairs down to the beach are dangerous. Mexican building codes have different requirements than the US (presumably Canada, too) regarding the height between stair steps, which is a greater distance than we are used to. One does not realize how reflexive walking down stairs is until the stairs are not the distance your brain expects. Take your time and hold the handrail
The Ugly: The handrail is severely broken, with too many jagged rusty places with easily one or two feet of steel missing. The worst is just below the first landing. Because these stairs are soooo steep (not allowed in the US or Canada), a fall will crash you directly to the first jagged edge; I imagine one would become impaled (literally). Its better to walk down Amapas, though it will add about 10 minutes to your trip to the beach.
This place is wonderful. It has such a sweet feel to it. The waves, the decor, the comfortable rooms and the open deck make it such a special place to stay. The location is great—quiet yet close to town. Definitely a place I hope to stay again.

Moved to San Francisco from Dallas to open a antique/decor store at 575 Sutter St.in 1975. Discovered Puerto Vallarta on a vacation and fell in love with the people, beach and rustic charm. Purchased Casa Papagayo after first visit and planned to retire in PV but ended up in Palm Springs and am able to spend several wonderful weeks at Casa Papagayo during the year.
