A 2-story house located in a small gated community (a "borgo") of 12 houses which was developed in 2007. There are 3 proper bedrooms in this cottage. The top floor has 2 Queen bedrooms with large wardrobes with hanging space and drawers , and 1 recently modernized bathroom with shower. One bedroom has a large terrace and the other has a balcony. Downstairs: 1 modern bathroom with 1 bedroom with Queen bed (all beds are 164 cm wide x 190 cm long) with double doors to the patio/pergola. Den has TV and sofa. Well equipped kitchen, dining area. Glass-enclosed living room with sliding glass doors and air conditioning. Outside, there is a large covered terrace (pergola) with table and chairs plus comfortable furniture to enjoy the views, read a book, listen to music. There are screens on all doors and windows. House has a private garden that is enormous! Behind the private garden is a beautiful and large shared swimming pool. There are 11 acres of shared grounds (which also includes a new tennis court) in addition to the private garden.

The borgo (hamlet) was developed in 2007 and the homes were refurbished/built to a very high standard, creating a very harmonious environment.

Absolutely perfect!

We stayed for three weeks, and we found this rental above our expectations. The house is not only nicely and tastefully furnished, but also well equipped with everything a visitor may need. Everything is new and well kept. Check in and check out were seamless. Grounds, pool and tennis court were beautifully maintained. We can't wait to go back!!!

A dream house in a dream location

This is our second time staying at this house: we loved it the first time, and this time were not disappointed. This is a truly beautiful house, in a heavenly location. The host is incredibly responsive and welcoming. The house has all the comforts you could desire, and we couldn't imagine how it could be any better. The tennis court and the swimming pool are immaculate. We will definitely be back!

We spent 10 wonderful days with my family at the Ginestre. The house was very well equipped and you can notice how much of Dori’s heart and style she put in the creation of this peaceful and cosy place. The garden was perfectly kept, and the starry sky over our heads with the summer breeze turned the villa in a magical place, that I would like to live at least once a year.

This was a lovely property outside the walled city of Todi in Asproli. The property was newer, but had amazing old world charm. It is in a small enclave behind gates. The property has a lovely pool and tennis courts (we didn't use the tennis courts). There are other properties within the enclave, but all the occupants were quiet and we weren't disturbed at all. The inside of the property is more modern, with a Danish feel. It made for a nice mix of charm and modern conveniences. I had a bedroom on the second floor and there was a lovely terrace with a table and a couple of chairs. French doors opened onto it and I really got the feel of being in Umbria! There isn't any air conditioning except for on the sunporch at the back of the house. We didn't find that a problem, though, as the nights cooled down and there were lots of fans. The patio was perfect for sitting outside and enjoying the beautiful landscaping. We had dinner at home one night and several breakfasts. The kitchen was modern and well equipped. It is somewhat remote, so you'll absolutely need a car. We had a flat tire and could not get an Uber or a cab. The on site manager was incredibly helpful. He took my call and arranged for someone to drive us to Todi. It happened that it was my mother's birthday and we had reservations there. The next day, he came to the villa and helped my dad with translating with the tow truck driver. I highly recommend this beautiful property for your Umbrian vacay!!!

La cuisine est superbement équipée et les trois chambres sont grandes, très bien agencées et disposent d’un grand espace de rangement.Les moustiquaires à chaque fenêtre/porte est un plus très apprécié.La literie est très confortable.Le jardin est grand, luxuriant et très bien entretenu et les espaces extérieurs sont très agréables.La piscine avec vue panoramique et transat est parfaite. Erholsame Tage in Umbrien in einem tollen Haus

Das Haus ist Teil eines kleinen "Dorfes" mit ca. 12 Häusern. Das ganze Anwesen ist sehr gepflegt und wirklich schön! Das Haus selbst ist mit viel Liebe zum Detail eingerichtet. Die Küche ist super ausgestattet. Die drei Schlafzimmer sind wirklich gleichwertig und mit viel Schrankplatz ausgestattet. Alle Fenster und Türen haben Fliegengitter, so daß wir immer mit offenem Fenster schlafen konnten und auch nach heißen Tagen eine angenehme Kühle ins Haus kam. Die Terrasse ist überdacht: an heißen Tagen ein echter Segen und bei Regen konnten wir trotzdem draußen essen - toll! Der Pool ist super. Jedes Haus hat seine eigenen Liegen. Wir waren Anfang September hier und hatten daher den Pool meistens für uns allein - die Kinder waren kaum aus dem Wasser zu bekommen. Der Blick in die Hügel Umbriens ist wunderschön! Der Tennisplatz ist auch super - wir haben dort gerne morgens gespielt, bevor es zu heiß wurde. Ausflüge nach Todi, Assisi, Perugia und Orvieto sind von hier aus unkompliziert. Der EMI Supermercato in Todi ist zu empfehlen. Wir kommen gerne wieder!

Il secondo giorno di vacanza la proprietaria di casa ci ha comunicato via mail che la regola fondamentale del condominio (di cui non vi è alcuna menzione sull’annuncio) sarebbe quella di non poter fare alcun tipo di rumore (incluso ascoltare musica) dopo le 22 sia dentro casa che fuori al giardino, ragion per cui secondo la signora Dori la sera avremmo dovuto cenare in religioso silenzio chiusi dentro casa in una cucina di 15 mq con un giardino a disposizione di 500 mq: praticamente avevamo prenotato un ospizio per anziani senza saperlo. Ulteriore follia è che la signora Dori tramite il custode ci ha importunati continuamente chiedendoci di controllare alcuni gatti che vivono e circolano liberamente nel giardino di casa e che secondo lei dovevano essere tenuti lontani dai suoi divani a nostra cura! La signora Dori si e finanche permessa di mandarmi una mail (una delle tante che ho dovuto subire durante la vacanza) minacciando di addebitarmi costi ulteriori di pulizie perché il guardiano spiando all’interno della proprietà avrebbe visto i gatti sostare sul suo divano. In definitiva una vacanza rovinata da una proprietaria che non sa cosa siano l’educazione, l’ospitalità e la correttezza e da un guardiano che sarebbe opportuno ripassasse le norme sulla privacy per non rischiare una denuncia dai prossimi ospiti.

Smaakvol ingerichte vakantiewoning met alle comfort en mooie ligging. Enkel de weg ernaar toe is op te letten met een sportieve wagen omwille van het slechte wegdek. De laatste kilometer is stoffige grindweg.

Wunderschönes, gepflegtes Ferienhaus in traumhafter Landschaft

Dieses Ferienhaus ist wunderschön und geschmackvoll eingerichtet, es fehlt an nichts. Es steckt voller liebevoller Details und wir haben uns sofort wohlgefühlt. Die Ansprechperson vor Ort ist ein sehr netter Mann, an den man sich wenden kann, wenn man Fragen hat. Der Pool ist herrlich und hat einen traumhaften Blick. Die Terrasse und der riesige Garten sind sehr großzügig und laden zum Verweilen ein. Das Haus liegt auf dem Land, man fährt ca. 15 Minuten zu verschiedenen Geschäften in Todi / Ponterio, dort gibt es alles zu kaufen, auch 2 Apotheken. Todi ist wunderschön und es gibt tolle Restaurants. Wir sind ganz verliebt in Umbrien nach unserem Aufenthalt, jeder Ort ist auf seine Weise schön und es ist weniger touristisch als in der Toskana. Einziger Punkt, der mich überrascht hat, das liegt aber sicher an der KI er Website: es gibt nur im Wintergarten Klimananlage /AC, im restlichen Haus nicht. Mit Lüften und Ventilator kommt man aber gut zurecht und wir hatten teilweise 38 Grad. Da kommt der Pool genau richtig und der Schatten auf der Terrasse. Wir würden jederzeit wiederkommen in dieses schöne Haus! Vielen Dank an die Gastgeberin und Ihren freundlichen Verwalter!

Un havre de paix

Maison très agréable et très soignée. Plein de petits détails et attentions qui vous rendent la vie facile. Merci aux propriétaires. Présence de Kumara très précieuse. Très bonne literie. Très bon matériel. Piscine très large avec des transats bien confortables. Nous avons adoré notre séjour. S’il faut donner des bémols, peut-être la route chaotique pour arriver et les fauteuils de jardin peu confortables ? Mais on donne quand même un 19/20.

Traumhaft schönes Haus!

Das Haus hat unsere Erwartungen in allen Punkten noch übertroffen. Sehr stilvoll, großzügig und toll ausgestattet. Man merkt, dass es von den Eigentümern selbst genutzt und entsprechend liebevoll ein- und hergerichtet ist. Die ganze Borghi ist sehr schön und traumhaft gelegen.

A month in Umbria with friends. Four of us shared the Villa "Ginestre Due" in Asproli

Ginestre Due captures the spirit of the farming countryside in which it sits, perfectly. It is surrounded by a beautiful country garden and a well kept lawn. The villa is fitted out for comfort and has all items necessary to ensure ease of living. All of us were instantly relaxed by the beautifully appointed rooms and their outlooks. Should we be looking to re turn to Umbria we would most definitely stay here again. It was a little difficult to find and the roads in the general area are rough and winding. We would definitely recommend a GPS. Most all interesting sites are within an easy day out drive. We would highly recommend this property.

A lovely villa and pool with stunning views of the Umbrian countryside

A wonderful relaxing week's holiday this first week in August in a villa that had all that we were seeking and more. The weather was amazing - hot with blue skies interspersed every now and again with a brief thunderstorm to cool things down. The villa itself had a lovely ambience and was well furnished with washing machine, dishwasher, fridge, etc, fans in the bedrooms and aircon in the garden room area. The covered outside patio was a lovely area to sit at surrounded by a beautiful well maintained garden with BBQ and table and chairs for al fresco lunches or suppers. The pool area was only 20m or so from the house, well provided with sun umbrellas and recliners. The pool was large with stunning views across to the surrounding hills, and although shared, most of the time it was only with 2 or 3 people or no one else at all. The tennis court was an added bonus and a game or two in the late afternoon was a nice way to round the day off (rackets and balls were provided). We visited nearby Todi which was your typical ancient Umbrian town perched on top of a hill - only 15 to 20 minutes drive from the villa. Best to park at the bottom and use the free funicular up to the old town and palazzo. Lovely character, and stunning views across the surrounding countryside. Numerous restaurants and bistros either in the town or in the surrounding villages - good food and wine as one would expect. We flew into Rome Fiumicino airport - it takes 2.5 to 3 hours to get to Asproli depending on traffic and roadworks encountered along the way. All in all a holiday to remember much enjoyed by the family and would whole heartedly recommend this villa as a place to stay.

Lovely and comfortable villa in unspoiled Umbria

We very much enjoyed our stay at the villa near Todi. The house was comfortable and spacious enough for a family of four and the shared pool was great and never too busy to enjoy. The garden consisted of a large lawn and a beautiful flower border - privacy could have been a bit better had the separating hedge to the neighbours been fuller. The house is part of little tidy hamlet (Borgo) conveniently close to Todi (20 min drive) and we enjoyed the suggested places to eat nearby; in particular the pizza's at Rosa dei Venti in Fiore, which has a fantastic terrace to enjoy a meal and the sunset.

Lovely private house in stunning location

Ginestre Due is exactly as described. It is well furnished and equipped, very private location with a shared pool at the end of the garden. The pool is not heavily utilised, we had it almost to ourselves most of the time. There is also a tennis court on site. It's an ideal place for a relaxing holiday in the Umbrian countryside. It's a 15 min drive to Todi, the nearest reasonably sized town, and Perugia, Orvieta and Assisi are an hour or so away, ideal for day trips. The house is ideally sized for 4-6 people, the outdoor covered area is particularly nice for eating or barbecues, or just sitting out, being sheltered from direct sun, but still in the open air. The onsite caretaker is never far away for any issues that arise, and the owner is very helpful and responsive, replying to emails within a couple of hours at the most. There is also a lot of useful information provided about activities, trips and so on in the surrounding area. We enjoyed it very much and would not hesitate to return again.

Idyllic!

The location and property itself were everything we had hoped for. The owner has thought of everything so the villa is excellently equipped and spotlessly maintained and clean. The area is stunning, peaceful and quiet. The pool area, too, was very clean and not over-crowded. We all had a wonderful stay and wouldn't hesitate to recommend the property, area and all concerned. The owner was more than helpful and responded to any questions with promptness and complete efficiency. We would love to return!

Our family loved the house, the furnishings and decor (great design!), the large pool, the expansive garden, and covered patio. The house is beautifully and functionally furnished, everything was very clean. The internet worked better than home, and the satellite tv was a plus. We would stay there again. 5 stars!

The Perfect Italian Villa

Having anticipated our visit for more than a year, our expectations were very high and our beautiful villa exceeded them by far! The newly decorated furnishings were comfortable and very much in style. The pool was great and very much appreciated after busy days touring the Umbrian countryside. The villas central location in Umbria made day trips to Assisi, Orvieto, Bolsena, Perugia, and Todi easy and unhurried. Unequaled shopping and dining within a few easy miles. The caretaker, Kumara, was extremely helpful with getting settled in the villa and answering all our questions. Peace and quiet in a gorgeous setting after several days visiting busy European cities was the perfect end to our trip. Don't miss this gem on your trip to Italy.

Happily, we are moving toward retirement years and see this as a wonderful place to spend some months at a time -- it puts us closer to friends and family who live outside the US -- affording us the opportunity to host them in our home.

Why they chose this property

Because this property is in a gated community of only 12 houses, it is so very peaceful and looked after. There is a caretaker for all the properties who lives there and makes ownership so easy for us. No owners live full-time in this borgo (hamlet) and it is, therefore, peaceful and quiet. The house is located on a gorgeous hill with sweeping views and one heck of a garden. I take no credit for its beauty as the previous owner created this garden with olive trees (one of which is 350 years old), pomegranate trees and other ornamental and useful shrubs. The views from the balcony and the terrace are breathtaking.

What makes this property unique

I love the privacy our house and huge garden have within the borgo. It is safe and secure, being in a gated community. It is easy to drive to anywhere you want-- a short drive to many places. It is centrally located -- Rome 2 hours away and cities in Tuscany also not far and easily done in day trips. Todi is 15 minutes away: a fabulous little city with cafes, bars, restaurants and amazing views, Perugia (and its airport) and Orvieto are both 45 minutes. What I love most is that the house is centrally located, making so many places easily accessible.
