Welcome to Villa Don Pepin, an oceanfront villa in a quiet and secluded neighborhood, offering a private pool and a spectacular view. This beautiful home features three bedrooms and three full bathrooms, all within walking distance of the beach.

The master bedroom includes a king bed, a walk in closet, and a full private bathroom. The second and third bedrooms each have bunk beds with a twin on top, a full on the bottom, and a twin trundle.

The villa offers a full kitchen, a comfortable living room, and flat screen TVs in all bedrooms and the living area, all equipped with Dish Network.

Awesome place to stay

GREAT!!!! Kitchen was fully stocked and had all the amenities needed for the family. Pool and view from the pool was awesome. If your looking for privacy you can’t beat this spot.

Great place for a family getaway

My wife and our two young boys stayed here for five nights and absolutely loved it! I liked the grill and great kitchenware, my wife and boys liked the pool and how close we were to the beach. The view was awesome, the beds were comfortable, everything was clean, and the neighborhood was nice. The host was very helpful and easy to get a hold of. I would definitely stay here again!

Amazing View

Beautiful house and grounds with amazing views. You can go to the beach or stay at the pool. The BBQ is a good choice for the evening meal. The house has everything you need for a pleasant stay.

We had a wonderful time at this property The property is better than the pictures nd they are pretty good The hot tub has been replaced with an awesome pool with a better view The owners are great people they went out of their way too make sure we had a great time and were available if we needed them We hope to return to this place of paradise soon

Amazing Vacation!!!

My wife and I stayed here for 7 nights and absolutely loved it! The pool, beach, and house were perfect. The kitchen had everything that we needed to make our own meals at home, and the rooms were very spacious and comfortable. The host, Emma, took care of us so well and was great to communicate with before and throughout our visit! We couldn't have asked for a better place to stay. If you decide to come you will definitely enjoy your time!

Amazing spot!

This place is PERFECTION! We loved the pool, beach, cookout/grill area, air conditioning, extra amenities (like beach chairs and toys for kids), and shady spots outside the house. It was perfect and we will 120% be back. We traveled with a 1, 2, and 4 yr old and it was the perfect spot for a family. Def recommend to all parents out there.

Absolutely Stunning and Private!!

Our family just stayed here for two weeks and its was an amazing experience!!! The kids and adults had a fabulous relaxing time! The beach was right behind the house. We had an amazing time waking up to the beach waves while having our breakfast. The property manager was checking up on us throughout the trip to ensure evrything was fine and that was much appreciated!! Thank you Don Pepin and Emma!! We hope to be able to rent again in the next two years!!

Pleasent stay

Very nice property far from the hustle and bustle of the city, view from the property is awesome, very close to a secluded beach (not a lot of beach/sand area) , gated community and the host was very prompt in responding or helping. Overall a very good place to stay if you want solitude. This place is about 50 mins from Fajardo and 1+ hour from SJU. Closest grocery store is about 25 mins away.

Absolutely Fabulous!

Beautiful villa in gorgeous location. Pictures are very accurate. Beach very private and quiet. We found the tide a bit rough for us but others were swimming. Views from the master bed and patio are simply spectacular. Pool is small but very pleasant and perfectly situated. Salt water which was awesome. We would rent again without hesitation.

This is our second time down in 6 months. You could not ask for a nicer place and you definitely could not find a nicer host. The property is set perfectly next to the ocean and privately away from reality. The only negative is...................... NONE!!!! I can not wait to come back. Thank you for having us again.

Absolutely LOVED every minute of it.

The house is exactly as pictured. The owners are incredibly helpful and easy to get along with. If you want peace and quiet and away from the tourism then this is your place. To sit in the pool or by the pool... to listen to the ocean or swim in the ocean. It's just footsteps away. I could not say enough nice things about this property. I will say I am very happy I found it and stayed. The only negative thing I can say is my trip was not long enough. 😊😊😊😊😊😊😊

Beautifull!!!!

This villa was absolutely beautiful and our stay here was amazing. It was perfect. It has a private beach access, a jacuzzi. Ms. Cestero went beyond and made sure we had everything we needed for our stay. She provided beach chairs, beach umbrella and lots of beach towels. The villa was really clean and renovated. And it had parking, which was great since we had a rental car. The property is in a very safe and secure neighborhood. If we visit Puerto Rico again, then we would definitely rental this villa again. Thank you so much Ms. Cestero for everything. We really appreciated it.

Away from city rush and on a gated community. The beach is practically four yourself. Emma is a great host and was very attentive to anything we needed! Look NO More and book it you won`t regret it. Relaxing with a beautiful ocean view

We stay from May 9’th- 15’th house was perfect for us newly weds and our blended family .. beach was not swim able , we went to sit and watch waves crashing .., our stay was perfect only thing we did not like was on our last night house connected on the right had a huge party with loud music until 3 am .., also they could see from there balcony into the master bedroom bathroom.., no curtains or shades .., so we were extremely tired next day with little sleep .., there is Also construction going on another house that is right in front of the pools view so there were limited pictures taken there .. I think it was a case of bad timing when we came .., owner very attentive and helpful

Spectacular Ocean Villa

We loved our time here. We were supposed to visit last March, but when PR locked down we postponed. Emma was great to work with through the rebooking process. The gated community that is contained within is very well kept up. We love the constant ocean breeze, morning walks on the beach with beautiful sunrises. The kids loved the pool and the cove down at the ocean. The beach never busy. We would definitely stay here again. The beach is much closer than it shows in the pictures. The kitchen was well stocked with cooking utensils and pans. There is also an outdoor shower that was nice to rinse off with after swimming in the ocean. With one of the largest lots in the neighborhood, you have room to spread out. We also loved the cabana and spent lots of time out there.

Amazing Ocean Views w/ Beach Access - Great Host

We booked our stay at Don Pepin very last minute due to a challenge with a reservation/cancellation at another (non-VRBO) property. Don Pepin did not disappoint. The host was very accommodating, responsive, and great to work with. The location is fairly secluded, which was a plus for us, and a great way to unwind at the end of busy days exploring Puerto Rico. We had easy access to an essentially private beach just steps from the house. We had plenty of space for our family of five and enjoyed the plunge pool for a dip to get out of the afternoon heat. The covered outdoor eating space w/ gas grill was a huge plus. And access to the washer and dryer was a bonus. The AC in the bedrooms were great to cool us down while we slept. The common areas of the house do not have AC, but not a problem! There are plenty of windows to open and foldable doors that open the living room to the patio - for a welcomed breeze. Don Pepin was a great home base for day trips, but we also enjoyed the sun, pool, and beach for a quiet day at home. We look forward to a return trip to Puerto Rico and know we have a place to call home for our next visit.

Awesome View

Great house with an absolutely awesome view!! Very relaxing hanging out in the pool in the evenings after a long day of touring and excursions. The only downfall would be that the beds are a little hard and there is no AC throughout the entire house. It got very hot in the kitchen, living room, and one of the bathrooms. We spent most of our time going places, so keep that in mind if you are going in the hottest part of the summer and don't plan on leaving much. Other than that, we loved the house, being close to the beach, and having a pool with a view. Thanks again for sharing your house and having some drinks in the fridge when we arrived. My guys are missing the Madalla beer

Off the Beaten Path

We enjoyed our stay at Don Pepin. Pros- privacy, walk to the beach, private pool, outdoor cooking, eating and relaxing beautiful grounds, very responsive host. Cons- remote area, AC only in the bedrooms, no dishwasher, small living area, small inside eating area. We had some difficulty finding the house and the pin dropped by the host didn't get us there. A phone call to the host helped us find it. We were able to turn on the AC in each bedroom because it was hot in the house. We needed to go to dinner and it was getting late. The host recommended a restaurant and called to make sure they would keep the kitchen open for us. The host gave us several great suggestions. The house was very clean. The kitchen had the items you expect in a VRBO. Because the house only has AC in the bedrooms using the kitchen to cook made the communal area very hot. We used the outdoor grill as much as possible. There are bath and beach towels provided but a few more bath towels would be better. The kitchen sink leaked and overflowed a bucket below and the kitchen light didn't work. The light was fixed but not the leak. The beach is a short walk down the hill and can be seen from the pool and the outdoor area. The waves were strong and there are rocks in the surf but there is a tide pool area that is calm. It is over an hour from San Juan so if you want to explore and visit the rain forest there is a lot of driving. If you want private, remote, outside living and swimming with a view it's great.

Super clean and quiet!

We didn't arrive until after dark, which is around 6:30pm. We had not received the property address or any how to's. It was very last minute which made me nervous not knowing how cell service would be etc. So the check-in process was a little lacking for me. TV in the master bedroom never worked once, that sucked. Manager never got back with me on how to fix it. Water pressure is nonexistent. But the house and landscaping were spotless. I would definitely stay here again. The pool was perfect for evening cool downs. The bedroom air units were good enough to keep the bedrooms cool for sleeping. The kitchen was small but truly enough, especially if you grill most of your food. We are outside people and the covered gazebo was perfect for that. Our only complaint there is that there is not enough seating anywhere for 8 to be together. We were constantly moving the outdoor chairs around to accommodate our party of 6. You do have close neighbors but the houses seemed empty while we were there. The beach at the house is not at all good for swimming but the best ever for morning beach walks and shelling. We have never been somewhere that had such good shells! The location of the house is approx. 1.25 hrs. from the airport and San Juan area. So plan on a little traveling if you are going for the busy/touristy stuff. We enjoy the ride because it gives us a chance to take different routes and really see the area. And we like going home to peacefulness and safety at the end of the day.
