Totally renovated in 2021 with a new fitted kitchen, new beds and linen, new sliding terrace doors, new internal doors and wardrobes. Re-tiled, re-wired and re-plastered throughout, plus new air-conditioning units. Re-furbished again in December 2025, including a re-tiled pool, this is a three bedroom townhouse on two levels with its own private pool, plus use of the community pool nearby. Non-slip tiles on the narrow staircase, with a baby gate at the top. Three bedrooms with a sofa bed in the large living room. One bathroom for the master and second bedrooms, second shower room downstairs for the third bedroom. Spacious split-level terrace with built-in barbecue. We own the house outright, so rest assured nothing will come between you and your holiday. The house fully complies with the Andalucia rental law.

Fantastic holiday!

Great villa in a great location. Only minutes from the beach and having a private pool was great. The villa was clean and spacious and having air con in every room is a bonus. Nerja is a wonderful town with something for everyone. We’ll definitely return!

Family gathering !

Fab situation and access to town and beach. Villa is spacious and well equipped. It was a bit cool to swim and the pool is very much a plunge pool rather than a swimming pool - beach was 2 min walk. We have stayed in Nerja several times and this villa is the best positioned villa in Nerja!!!

We stayed in this villa on our 5th visit to Nerja, stayed with family every other time. This was amazing! There was enough space and the pool was amazing!! Fantastic location, down to Burriana within 3-4 minutes and up to town within 15-20 minutes. Fantastic property and will return in the future.

Just returned 9/7/11. Had a fantastic time, didn't really need a car once you arrived as everything was within walking distance, Ended up taking the car back half full. Beach 2mins walk as is all bars/restaurants lovely food and very friendly especially 'Rocky's' my girls love the Spaghetti Carbonara. The property was beatifully clean on arrival. I would highly recommend this property

Lovely property

Lovely property in an ideal location. We have stayed in a few properties in Nerja and this is perfect for both Burriana beach and walking to the Balcon. The pool was excellent and the kids loved it although adults weren't as brave in April! Would be lovely to have your own pool in the summer months though. Welcome pack was a nice touch and the wine was lovely sitting out on the terrace! The owner was very accommodating and the taxi's we arranged through them were very reliable and reasonable. Would definitely stay here again in the future.

Wonderful family holiday

We have just completed a 7 night stay and I have to say we were all disappointed to be leaving. The apartment is in the perfect location just a minutes walk to the beach, bars and restaurants at Burriana. The apartment is superb, it is well designed and the outside areas for dining alfresco and your own private pool are what makes it stand out from the norm. Apartment was spotlessly clean and beds were very comfortable, air conditioning in every room was great to cool down from the outside heat. Communication with hosts was great and welcome pack was appreciated. I only wish we could have stayed another week but all good things have to come to an end. I would have no hesitation in recommending this apartment and hopefully will be back next year. Thank you

Perfect villa.

The holiday started well before we even got to the villa. Communication with the owners was fantastic with them always replying within 12 hours. They organised our transfer by taxi from the airport to the villa and couldn’t have been more helpful. The villa itself is situated a minutes walk from Burriana beach - ideally located for families with children or older couples who’d rather not walk up a steep hill to their accommodation. The villa is presented exactly as in the photographs. In the kitchen, all pots, pans, knives and crockery were brand new. As were the wardrobes, pillows, bedding and mattresses in the bedrooms.

Great to be back

Lovely casa, a stone's throw from Burriana with easy access to Nerja. Great pool /terrace to relax any time of day/night. We slept soundly and loved the house layout, so spacious. Derek and Mandy are a pleasure to deal with and Phil (their agent ) happily helped with transport to /from Malaga. Welcome pack on late arrival was great and appreciated. We found great restaurants on Burriana and over the other side. Nykabat bakery on Burriana is recommended for savory and sweet treats. Beaches are terrific. We love to walk about the shops and out along the coastline. Museum is worth a visit. We had such a happy holiday..thanks Derek and Mandy yet again.

Wonderful well located villa

We stayed first week of Easter holidays 2023. The villa was spotless on entering and we were also left a lovely little welcome package of bread milk butter water and wine (very much appreciated) which we welcomed after having a delay due to France and air traffic control. The location of the villa was perfect and even more so essential for us due to having a wheelchair user in our family, the villa was spacious enough for him to get around in his wheelchair, literally meters away from the local bar we seemed to be drawn to H20. Just a few minutes walk you were on the front where we had some lovely meals which cater for every taste and also myself been a vegetarian had a lovely meal on the beach the best goats cheese salad, same at Raw which did the most amazing salads and meat dishes and one of the best Thai meals I have had at the very end of the strip. Lovely week had by all will definitely be returning to this lovely villa.

Wonderful holiday

The property has the wow factor upon arrival. The family was super excited about our visit to Nerja and our stay at this property and were not disappointed. The welcome gifts were a lovely touch upon arrival, the cold bottle of wine was pleasantly enjoyed by the wife and I on the terrace after unpacking whilst we watched our boys play in the pool.The boys really enjoyed fun in the pool every day in their very own private pool. This was a big selling point when choosing to stay at this property and again it didn't disappoint.We made plenty of use of the outdoor terrace which overlooks the pool, enjoying breakfast every morning and several evening meals shared with friends.The property is super spacious and comfty, we absolutely loved the open plan living areas and the fabulous breakfast bar. We enjoyed several movie nights with the boys during our stay.Wonderful location to Burriana Beach which is a couple of minutes walk. Close by are a good selection of bars and restaurants including a couple of steak houses and a Nepalese restaurant. A small supermarket can be found on the seafront but the best valued one can be found 20 minutes up a very steep hill. If you don't hire a car during your stay, I would recommend getting a taxi or bus back.Nerja town is a 5-10 minute walk along and up the coastal path.Highly recommend and would definitely return. Villa with pool near sea

We really enjoyed staying at this property. Although it is in a town area, it is 5 minutes walk to the beach and has its own pool which is big enough to cool off and get some exercise even if not olympic-sized. The property has everything you need for a stay - though we did eat out nearly all the time given that there are so many good restaurants and bars nearby (at both Burriana beach and Nerja itself). The third bedroom downstairs is reached by a very steep set of stairs - not suitable for anyone who is not able-bodied. The area nearby is quiet enough to not disturb your sleep. There are supermarkets around (the Spar at the top of the road is deceptively large!). The aircon was very necessary and worked well. Only (minor) negatives were the lack of space to walk round the ouside of the pool because of the sunbeds, and the information in the "helpful information" pack which was out of date.

A bit worn out and could be cleaner

First the positives. The location of the house is good. Nearby you'll find restaurants, bars and chiringuitos. The centre with the Balcón de Europa is a 15 min. walk away, with lots more restaurants and bars. The beach nearby is clean and very large with lots of possibilities to rent chairs. The house itself is big enough for 6 people to have a comfortable sleep. The beds are good. Nice terrace and clean pool.But, if you want to coock yourselves for more than two people you'll have diificulty finding enough pots and pans and cutlery. The available material is an absolute minimum. Cleanliness in a problem. We had to put glasses in the dishwasher first before using. We found a grill that had not been cleaned at all since last used. The TV has no channels at all if you want to watch it. We did because we stayed in winter time (heating is scarce by the way, we were cold a lot). So we had to use our laptop to connect to the set and watch Netflix, ... And then the problems started. WiFi is absolutely terrible, you can hardly read your mail. We had to watch movies on our smartphone screen and directly on the net 4 times out of 5. Contacting the owner about it we were redirected to a service provider who gave us a horrible treatment, blaming the whole problem on the weather and our own laptops. In my humble opinion, dear owner, your WiFi is hacked by someone in the neighbourhood. I can not reccomend this house and for price/quality I can give no more than 3.

The property was filthy, rundown and a ruined holiday

We arrived at the townhouse on the 19 Aug 2017 for 2 weeks excited! We paid directly to the owners out of a trust fund for serious injury after a horrific accident so the holiday meant everything, there were no sea views the patios were in a terrible state of repair, the pool had tiles missing which with a young child was dangerous there is a 20 ft drop next to the pool next to the sewer flow which was very bad with a lot of flies it is on a very noisy road, there is damp everywhere and downstairs bedroom was unusable, sofa bed is a hard dirty settee, the kitchen and bathrooms were unusable until we cleaned them ourselves and the bedding was. Dirty stained mattresses, I couldn't wait to come home, we complained to the owners about the condition of the town house and received a letter 1 month later accusing my family of being thieves the property manager Phil was rude and disrespectful and we never saw a cleaner neither did the property before our arrival I've had lovely holidays with owners direct and met the most helpful owners of properties in the past, this holiday caused nothing but upset regret and mistrust it was misleading to the highest form, derek and Mandy asked us to go through a complaints procedure which we did only to be accused of a crime of theft so they didn't have to take responsibility of their misleading property I wish them luck in the future of misleading hard working people and I'm glad my holiday is over never to return. Nerja is a beautiful place just make sure you know where to stay for me it wouldn't be this property

Extremely Disappointed

Unfortunately the property was not as we expected. The things we didn't like are as follows: Mold in the main bedroom which was a health hazard and a stained mattress disgusting. Towels which you could put your fingers through, literally going in holes. Clump of hair in the shower tray which didn't look at all clean. The other two bedrooms had curtain poles hanging off the wall, one room actually had the curtains hanging off the pole. Didnt like the narrow spiral staircase that lead down to one of the bedrooms, the downstairs shower didn't go on the wall you had to hold it whilst you showered. Didnt like the stained threadbare chair in the downstairs bedroom that was covered with a throw that had a hole in it. The bedside lamps were very dusty. We didn't use the mugs they were a disgrace. Light bulbs needed replacing. The pool area was filthy we went out everyday as we couldn't use this area. There was a build up of grim and the floor needed cleaning. The grounds of the villa have been dug up months ago it is very messy and ugly to look at, you cant see anything from the pool area as the garden below is overgrown. Shame we had not been informed about the state of the grounds before we arrived. The smell was very unpleasant when you left the grounds, you have to walk over bridge looking down on the sewer building work. The pictures on the website of the villa and view are not accurate. Stilll waiting for a response about our complaint from the owner. Totally dissatisfied.

Très bon séjour d’une semaine en famille dans la maison de Mandy et Derek. La maison est idéalement placée à Nerja. Tout est facilement accessible à pied: la plage, le centre, le balcon de l’Europe. Nous étions 5 adultes et 2 enfants. La maison est agréable. Le salon cuisine salle à manger est une grande pièce très agréable. Les lits sont confortables. Pas de commentaire concernant la piscine compte tenu de la période de notre séjour (fin décembre début janvier) mais elle a l’air tout à fait agréable.

We first went to Nerja over twenty-five years ago and decided 'this is for us'. Although we now own two properties in the Burriana area (both on the VRBO site), we are not travel or rental agents, we run them privately as our long-term pension fund. We hope to retire out there someday, in the meantime we maintain and look after them as anyone would their own home.

Why they chose this property

Although much expanded, Nerja is a traditional old town, with many narrow streets and the great focal point of the Balcon de Europa. It has very few 'high-rise' buildings compared to many towns along the coast. The location, just off the motorway, gives easy access to the coast, the mountains and the historic towns of Andalucia.
