Charming Medieval Townhouse with Breathtaking Views in the historic centre Todi

Because the house is taller than those surrounding it, each room enjoys plenty of light all day long and there are stunning views over rooftops, churches and town monuments. The balcony offers fresh air and a peaceful view of the surrounding hills.

You’ll find the apartment in the heart of Todi, an Umbrian hilltown famous for picturesque winding streets and breathtaking views.
It was once the home of the painter Umberto Bartolini, an art teacher and prominent cultural figure in Todi at the turn of the twentieth century, and you can read about his life in the guestbook. The apartment is decorated with his oil paintings, drawings and sketches as well as photographs taken by the current owner, who is Bartolini's descendant and an artist in his own right.
At this house, you’ll be welcomed as a traveller -- even a member of the family -- and never an anonymous tourist.
The apartment is situated on the upper two floors of a traditional stone-built house dating from the Middle Ages.

The Second Floor hosts a formal living room dedicated to Bartolini's memory and decorated with his paintings and drawings, as well as lovely 19th-century antiques. The 2 bedrooms (1 double and 1 single) are connected by a full bathroom. Both bedrooms have fine views.

The Third Floor has a dining-room with a table for four, and it leads out to a balcony with beautiful views over the hills to the south and west. The sunsets behind the cupola of the famous Renaissance church, the Tempio di Santa Maria della Consolazione, are amazing. There is a fully equipped kitchen open to the dining-room on one side and a sitting-room (with sofabed) on the other, as well as a single bedroom with half bath.

Please be aware that in order to enjoy the beautiful views from the property, you will be climbing three flights of stairs to reach the apartment on the Second Floor, and two more to get to the Third Floor. The apartment is therefore not accessible to anyone with limited mobility.

The narrow streets of Todi are beautiful but can also present parking problems. Directly in front of the apartment is a small piazza where you can stop to unload your bags. And only a few metres down the road there is unlimited and secure free parking. The free parking area is indeed only 5 minutes away -- you have to walk downhill from the apartment to get to it, uphill to get back to the apartment.

Stunning View in Todi

We loved our stay in Todi! Carlo is an excellent host who takes pride in both his apartment and his city. The apartment was very nice; it had so much character and had everything we needed to enjoy our stay. I would highly recommend staying here if you would like to explore Todi and the surrounding area!

Beautiful view complete with home

10 day stay in June. Our 5th stay in Todi. The town is lovely as long as you enjoy hiking up and down steep streets. Many nearby places to explore. Carlos was the perfect host. We especially appreciated him helping with our luggage since our car was parked away from the rental.

The VIEW!

This apartment was amazing! It is HUGE, on two floors (with a bathroom on each floor), clean and full of art. The view from the terrace was mesmerizing, day and night. Todi is a uniquely beautiful hill town in the heart of Umbria, making this a good base for day tripping. Parking is not available at the apartment and there is a quite a hill walk between where you have to find a parking spot and the apartment but once you sit on the terrace you forget all about the climb.

Beautiful apartment with amazing views

If you are looking at the description of this apartment and wondering if it can possibly be as wonderful as it appears, the answer is a definite YES. This was a perfect home base for our week in Umbria in early May. Todi is one of the loveliest towns we visited in Umbria. The location of the apartment, an easy walk from public parking, was so convenient. The layout and decor of the apartment, on two floors, is delightful, with a light and airy feeling. Carlo has carefully provided everything to make staying here a pleasure. The bed is comfortable, the kitchen is charming, and I cannot even begin to adequately describe the amazing views from every room and especially from the balcony/terrace off the dining room. Coming "home" to this apartment each day was such a treat. Carlo was a perfect host. He handled arrival and departure seamlessly, at our convenience, welcomed us warmly and gave us a personal and information-packed introduction to the beautiful town of Todi. We hope to return in the future, and we would definitely stay here any time we're traveling in the area. Grazie mille, Carlo!

elegant and spacious townhouse in Todi

This beautiful townhouse is in a very old building on a quiet street in Todi, which is a perfect base for exploring Umbria. Carlo has renovated and decorated the apartment impeccably. It has much more space than we expected: two bedrooms, a formal salon with historical furniture, and a bathroom on one level, and a modern living room, dining room, large kitchen, half bath, and balcony on another level. The balcony does indeed have breathtaking views of church bells, rooftops, and the countryside beneath Todi. The main bed has a new and very comfortable mattress. The kitchen is well appointed, including a washing machine, and can accommodate full meals. The best feature is Carlo, who is enthusiastic, welcoming, and a gold mine of suggestions, maps, and guides. Highly recommended.

Fantastic!

We absolutely loved staying in Carlo's apartment in Todi. The view is unbelievable (almost every window has an incredible view). We spent a lot of time on the balcony relaxing at the end of each day. Carlo is a perfect host. He really goes out of his way to make sure you are happy and comfortable in his home. When we booked the apartment, we thought that it might be too big since it is just for two of us. We never regretted our decision. It was such a treat to have some extra room to relax in. The location is perfect. We visited several of the medieval hill top towns in the region during our five night stay and we agreed that Todi is our favorite. So charming and a central location to so much to see and do in the area. We walked everywhere in Todi. There was no need for us to use our car once we returned from our many day trips. The highlight of our trip was a cooking class with La Lingua La Vita school. If you are looking for an authentic experience with an Italian family, we highly recommend doing this.

Beautiful and Spacious Villa.

What a wonderful, spacious and well-decorated two-story villa in the heart of Todi. My wife and I enjoyed sunsets looking over the Umbrian hillside from La Gardenia!s balcony after exploring Todi and the surrounding Umbrian towns. Carlo, the owner, is a warm and knowledgeable host who made us feel like family. Todi is a great town to use as a base to see Umbria and Tuscany, and La Gardenia is the perfect place to stay. We can't wait to return.

Charming Indeed!

We had a GREAT stay at this lovely Todi townhouse. The town is enchanting, the home is lovely and well-maintained, and Carlo is a fantastic host. Between Todi's hilly terrain and the stairs in the building, our legs got quite a workout (consider yourself warned if climbing is a problem for you) but, other than that, everything was easy. We loved the marble floors, the comfy bed, the spacious kitchen and dining area, and the tiny but charming balcony where we spent many a morning sipping coffee and admiring the view. We'll definitely be back!

An Exquisite Experience in Umbria

My husband and I stayed at the apartment in mid November 2016. As you can see from the other reviews, this apartment is a wonderful place. Todi is a beautiful Medieval labyrinth and you feel as though you are living inside a fairy tale. The apartment is located on two floors. Below are 2 bedrooms (1 queen, 1 single), a full bath, as well as an amazing room filled with Carlo's family antique furniture and paintings. Upstairs is a another room which can be used as a bedroom, a living room, dining room, kitchen, and half bath. The 3rd floor also has an amazing balcony facing south overlooking the hills of Umbria. The view actually brought tears to my eyes. From there, you can see sunrise and sunset. The apartment is clean, comfortable, the beds are comfortable, the towels are plentiful and plush, the kitchen is charming and utilitarian, but most importantly, it is actually a home with interesting art and books. For us, the best part of renting the apartment was Carlo. Carlo is a talented photographer and his work hangs in the apartment. He is also a wonderful host. He keeps a book with all of his suggestions for restaurants, coffee, shops, and outings. He has travel books for use, and many maps for your use. Todi is centrally located to many other towns. With Carlo's help we could suggest an itinerary of Assisi one day, a second day to Civita Bagnorigio and Orvieto, and a third day to Bagnava, Spello and Montefalco (this direction has amazing rural landscapes of olive groves and vineyards). Carlo also suggested a cooking class at the School of Italian Language and Culture in Todi. You can contact them directly and they will make arrangements. The class was in a family's home in Todi, and it was a highlight of our trip. Umbria is amazing, Todi is amazing and the apartment is amazing. I have used VRBO and similar sites for many years, and I can give this apartment my highest recommendation. Thank you Carlo. We hope we can host you when you come to NY !

Still Dreaming of La Gardenia

My first visit to Todi in Umbria, and upon arrival I am politely escorted to La Gardenia by its Owner, Mr. Carlo Bilancini. Carlo is a charismatic fellow and a Todi native who seems to know and is known by everyone we meet along the way. Halfway up (or down) Via S. Maria in Cammuccia, Carlo guides us into a quiet alcove where we find the heavy wooden door that is so characteristic of the homes in this beautiful medieval city. Up the several steps we climb and enter La Gardenia, which has reportedly been in Carlo’s family for generations. For the next 11 days, La Gardenia will be our home-away-from-home and our central point of embarkation for numerous side trips to various scenic locations in Umbria and Tuscany. The quiet, very private apartment is everything my traveling companion and I need. Smartly but simply decorated, each room has an open, airy feel. Carlo is a professional photographer and we later learn that many of the photographs that adorn the walls are his own work. Everything is spotlessly clean, including, most importantly, the bathrooms. The bedrooms are all ample in size and the bed in the smaller of the two rooms adjoining the Master Bath is plenty comfortable for me. The fully-equipped kitchen is simple, but roomier than many other European kitchens I have seen, with an adjacent family-style dining room, where we spend much of our time. If they wanted to, a family could easily prepare and eat all meals right there in La Gardenia. And once you throw open the French doors to the balcony, you might just want to do that. The panoramic view of the entire Southern side of Todi is simply spectacular. From this point you can see the sun rise from over the mountains (an occasional hot air balloon in the distance), and then enjoy it again as it sets directly over the cupola of the Tempio di Santa Maria della Consolazione into the Fiume Tevere valley on its way to Orvieto. A photographer’s dream. Simply breath-taking and I briefly consider spending all 11 days right there without ever leaving the apartment. I don’t, of course, as Todi’s central piazza is just a short walk past the shops and up the hill. But I am most happy to return each evening to enjoy the quiet starlit sky from the balcony.

ENCHANTING APARTMENT

If I close my eyes I can still remember the peaceful morning coffees on the terrace. Just as vivid are the memories of the vibrant sunsets over Umbria's gently rolling hills and Todi's medieval stone towers with their terra cotta roofs. The apartment is well appointed, spacious, and sunlit with all the modern comforts of home. Carlo, the owner, couldn't be more kind or helpful. He not only made sure we felt at home in the apartment, but he was a wealth of knowledge about Todi and things to do in the area and beyond. The apartment is located within the city's walls in an old stone tower on a medieval street. It is a short (but steep) walk to the town's main piazza and shops. Todi is such a gem and this apartment helps you lose yourself in its past. There are plenty of places to buy groceries or even "take-out" to bring back home and enjoy that view! We had a car and parked it down the hill, about a two minute walk, and never had a problem finding a space. Travelers do need to be aware that the apartment is on the top two floor of a four story tower, and the steps are quite steep. That being said, I can't imagine a nicer location for taking in the beauty of one of Italy's most spectacular hill towns.

A little bit of heaven!

What are you waiting for...?? Book it now! The view is spectacular from the balcony. You will want to spend all your time there enjoying the view of vineyards, olive groves and castles, but venture out to the Umbrian countryside to a vinery, castle, or Roman ruin, all are minutes away!! The apartment is well decorated, comfortable and has all the modern conveniences! Carlo will give you tips on just about any trip! We loved our stay and you will too!!

Carlo, what a lovely chap! Thankyou for sharing your family home. Location and facilities perfect. This gorgeous old home is impeccably clean and well maintained. It is the ideal place to unwind, a short walk to the centre and perfect for short drives to surrounding villages.Todi is itself Historically and gastronomically delightful. The best pizza and gelati in the world is found in Todi! Carlos apartment had everything we required and we found it difficult leaving, having already been to Todi in 1998 in similar accomodation which I thought not possible to better, wrong, Carlos was equally comfortable, but that view almost from every room, sublime, Book, you will not be disappointed. Enjoy the walk UPHILL along the cobbles, its worth every step! Think carefully about what you want to carry UP to the apartment, theres no parking and the streets are ancient and narrow, big cars dont fit!! Enjoy.

Todi Top Value and Top Quality

This large town house apartment is an affordable, understated and stylish way to stay in Todi, a large part of one of the oldest domestic buildings in this small city. Carlo has built upon the lovely 1950s and 1960s interiors left to him by his family with careful, and continuing, restoration and additions. There was lots of room and variety for the kids to spread out and cityscapes and landscapes from almost every window. We spent the end of each day on the roof top balcony with stunning views of the Umbrian countryside at dusk. The kids enjoyed the excellent pizza and ice cream five minutes away. It was a pleasure to cook in the top floor kitchen, simple, light and panoramic. Carlo is a friendly and attentive owner and helped us easily navigate car access and parking despite arriving on Easter weekend.

Fantastic Apartment in Great Location

We had a really great week staying at this aprtment, the views from the balcony over the town abd countryside were spectacular and the apartment was large over 2 floors and had all the amenities we needed but retaining character and authenticity of the town. Todi is a great location and several towns like Assisi, Perugia and Oriveto can easily be reached by car, and there is also a bus service, there are lovely restaurants with local wine and produce very reasonably priced. The aprtment is in a good location for the town centre and restaurants and parking nearby, only a 5 minute wolk to both. Carlo, the owner was very helpful, the information he prepareds in the aprtment on the surrounding area and places to eat etc and maps are very good. The aprtment was exactly as described. We would highly recommend it and would consider staying there again.

A balcony with a view.....

Beautiful, relaxing apartment with real Italian charm from the original family furnishings through the fresh herbs on the kitchen windowsill. The apartment was in a perfect location about 10 mins walk into the centre of Todi. Uphill I'm afraid, but the plus side you don't need to feel guilty if you eat a little too well in one of Todi's many restaurants. Carlo the owner could not have been more welcoming and the perfect host always available when needed. But, our favourite part the little charming balcony with sun dawn till dusk, the perfect place to enjoy a glass of the local red wine while soaking in the stunning view.

La Gardenia amilo

My Wife and I had a wonderful 6 day stay in the apartment La Gardenia, we wished we could have had at least another week. It was a ideal place to experience the culture and history of Italy away from the big cities. With fantastic views from all the rooms that imbeds you into this medieval town of Todi. Carlos apartment left a wonderful feeling of home with us, the décor is in harmony with the 13th century home which I understand had been with his family for a few generations. Carlos was a wonderful host assisting with our luggage and always available and obliging with helpful information, never intrusive but willing to assist from the first contact booking to departure. We did plan to visit other places in Umbra as Todi is central to the area but spent our whole time exploring Todi. We had a medium car but after driving through the town I wish I had small one, (next time). The free parking was 5 minutes away not a problem. The town is on a steep hill, good walking shoes needed. There is a bit of stair climbing but quickly forgotten when you enter the apartment and see the views. If you visit Italy you must stay at La Gardenia in Todi.

An Amazing Place to Stay

La Gardenia is a beautiful, 2 story, medieval apartment in the heart of Todi. Very clean and comfortable, it felt like a home away from home. The décor is unique and interesting and adds to the charm of the apartment. The interior of the apartment would be satisfying enough but then there is the amazing view from almost every window; whether it’s the kitchen which looks down on the cobbled Via Santa Maria or the stunning view of the countryside from the balcony just off the living room (my personal favorite). These features in themselves make the stay worth every penny but there is the added bonus of the owner Carlo who is warm, pleasant, and easy to work with. He’s quick to stop and answer questions if you see him walking through the town. The passion he has for Todi is evident and he may even take you on an impromptu tour if he’s not too busy. (My wife, children, and I were coming from a late dinner when we passed Carlo, he excused himself from his friends to ask how we were enjoying our stay than proceeded to take us on an absolutely wonderful tour of Todi! This was one of our favorite moments in Italy.) To sum up: Apartment – Wonderful, Carlo – Wonderful, Todi – Wonderful, its people – Wonderful. I give it my highest recommendation.
