Luxury, Superb location, All day Sun around Large Pool, Hot Tub, 3 Beds En Suite

Location and a great pool area are key benefits of this genuinely luxury and spacious villa inside and out. A large private walk-in swimming pool (9m x 4.5m, most pools in area are 8mx4m) with great and spacious sunbathing areas and comfortable sun lounges. Benefits from having the sun all day long around the pool as well as 3 separate dining areas in the sun, shaded outside or indoors. We have many returning guests which we think reflects the service and location we offer. Water system is pressurised. Only a few minutes walk to the restaurants , shops and amenities it boasts a quiet position too. We personally visit the property 4/5 times a year and are continually updating it for the enjoyment of our customers, Gardens are beautifully landscaped and well lit and can be enjoyed in the evening while relaxing on the balcony or veranda, better still whilst eating under the stars beneath the extensive pergola. The barbecue and outside fridge make al fresco dining a desirable alternative to the many excellent restaurants in the village and surrounding areas. 6 person Jacuzzi (optional addition) a must for evening relaxing. Mountain and Sea views. Located in a private exclusive cud-de-sac just a short walk to Coral Bay village. All bedrooms are ensuite. The moment you walk through the door you will feel relaxed. The villa offers real comforts of home having spacious rooms that are superbly decorated with quality furnishings and air conditioning is throughout. 5 minutes walk will take you to the sea and 10 - 12 minutes walk to the main beach with all facilities. Electricity is included.

Lovely stay at this villa

We had a lovely relaxing week and the villa had all that we needed. Location is great, the villa is in a quiet road, but is also just a few minutes walk away from the restaurants and shops on the strip. The welcome pack was amazing - way more than we expected which meant we didn't have to go straight to the supermarket. Aircon worked well, really good size pool, comfy bed, well equipped kitchen. We will be back I'm sure.

The villa was very clean and well decorated. It was very spacious and was well stocked with everything you needed. The pool was a good size and outside space was amazing. The villa was situated in a beautiful and quiet cul-de-sac but only minutes walk from the main strip which had shops, bars and a number of lovely restaurants. The Japanese restaurant is a must. The owners were very accommodating before and during the trip, we had a problem with the hot tub which they sorted very quickly and efficiently. Great villa, great area will definitely be back.

Perfect family holiday

We booked this stay well over a year ago, then found out we were expecting another baby so had to change the dates, Karen did this for us straight away. We stayed here with our 4 year old & 3 month old and honestly couldn’t have asked for a better place to stay, there was a travel cot left out for us when we arrived which made our stay so much easier. The property itself is beautiful, including all the artwork by Karen! The pool was lovely and clean & we saw the pool cleaner twice on our stay, my 4 year old daughter spent most of her time in there! Proximity to bars, shops & restaurants is perfect, a couple of minutes walk but you don’t hear any noise at all from them in an evening. Will definitely return for another family holiday here!

Really needs looking at , every shower has poor water pressure the same as it did in 2010 !! I have thick curly hair and trying to wash it was impossible. The same trying to wash suncream off, very disappointed ,villa needs some tlc n water pressure sorting out

The story of the good bad and extremely ugly

It is a lovely property but is in need of some TLC. It is in a lovely position with all the amenities within walking distance and the downstairs bedroom and on suite was really lovely for me as I am 85 but the shower was really grotty and the toilet seat was loose. We also had some cockroaches. I have been going to Cyprus for over 20 years usually staying in Tala and it's the first time I have ever seen a cockroach inside the house also the ants were all over the worktops in the kitchen and seemed impervious to any of the sprays l bought to eradicate them. We managed to have a lovely holiday but we will not be using this villa again.

A Relaxing Week in this Splendid Villa

We booked Villa Koukouvayia at the last minute and were immediately impressed by our communications with Karen the pleasant,helpful owner.The Villa is in a perfect situation just a short walk from the delights of Coral Bay so no car was needed. When we arrived we were struck by its homeliness, much more tastefully decorated than the usual rental villa, and Karen's original artwork meant we spent a week in an art gallery. Very pleasant. Outside there was a selection of seating areas either to take advantage of the all day sun or to hide from it. We used the shaded pergola area quite a lot. The pool was clean and clear, the sunbeds comfortable, the barbeque very useful and the hot tub enticing for perhaps cooler days. From a practical viewpoint the Villa had everything we could possibly need and the Welcome Basket was probably the best we had ever had right down to the can of cold Keo! All in all we had a delightful, if very hot week.

Well located and appointed villa

Koukouvayia is in the best part of Coral Bay – easy walking distance to the restaurants on ”the strip”, the shops and wonderful Philippos supermarket and 10 minutes from the beach. It is set in a good sized plot with a larger than most pool. The kitchen is well stocked and we enjoyed the variety of excellent artwork that decorated the walls – the handiwork of the owner. They do not use a managing agent and employ cleaners and the pool maintenance direct, but the response time to any problems is quicker than many agents. The Wi-fi and satellite TV are first class. Like most villas, the solar panel generated hot water takes a while to reach the taps, but the one in the kitchen sink took over 2 minutes to get to almost hot enough for washing up. N.B. the lever on that tap is up / clockwise for hot. People often ask about the noise from the taverns on the strip. That was no problem, but traffic on the road a short distance away did disturb us – especially early in the morning. There were lots of coaches, large vans and lorries which had to negotiate two speed bumps. The other negative aspect was the lack of shade. Morning tea on the balcony became uncomfortable after 8.30 and breakfast on the veranda was dazzling by 9. The morning sun streams into the pergola area too and there is only one movable parasol. But full marks to Karen, the owner. She was very quick to respond to queries, both before we finalised the booking, between then and during our stay at Koukouvayia.

The Property was great and in a great location, the owners were there if you needed them and only a phone call away and I would definitely book the property again. the only advise I would give is some more umbrellas and more comfortable mattress on the beds

Lovely convenient villa

The location was what made us pick this villa. We have always stayed a fair way out of the resort so we were worried that it might be noisy for us. It wasn’t and we had a really peaceful stay. Hot tub an excellent extra that is certainly worth paying for. Pool is one of the best we have ever had and always warm! Plenty of private outdoor space. Beds were really comfortable and the villa was well equipped including all English satellite channels on the TV. Two slight minor issues. When there are six of you it would be useful to have one more parasol as it has been so very hot while we have been here! Shower pressure indoors is not great but is a common issue in villas across Cyprus. Water was hot though and the younger members of our party chose to use the outside shower. All communication with Karen the owner was outstanding and she was very understanding when my other half managed to lock the safe open and then forgot the code!!! We would definitely return as we have had an excellent time. One final thing, we loved the owners art work which made the villa unique from the others around it

Lovely Villa in a great location!

We’ve just spent a lovely two weeks at this villa which is perfectly situated just a few minutes walk from the main strip in Coral Bay where’s there’s a great choice of restaurants & bars. Likewise, if you fancy a quiet night in, then Philipos supermarket is also a short walk or drive away. We always hire a car when we’re in Cyprus but you’d definitely get away without one due to the location of the Villa. Especially as Philipos will deliver larger shops at no extra cost. Although near to the main drag, the villa is also set far enough back that you aren’t disturbed by the night life - there was only 1 night in a fortnight that we could hear the entertainment from a nearby hotel and even that wasn’t excessive. Coral Bay beach is also only about a 10 minute walk way. If you do choose to hire a car there are lots of gorgeous places to visit not too far away like the Akamas Gorge or Latchi. The villa itself is lovely, well decorated and the furniture in the living room is very comfortable. Likewise are the beds. Pool is a great size & we also paid for the hot tub which was a nice added luxury. The villa was lovely and clean when we arrived with plenty of towels for use both in the property and by the pool. The shower pressure, particularly upstairs wasn’t the best, but this is a common issue we’ve experience on the Island and on the flip side, it was one of the few villas we’ve stayed in where the temperature stayed super hot for everyone’s shower! Communication with Karen throughout the booking process was friendly and helpful with quick responses to any questions and Andrea who looks after the villa was also lovely and super friendly. We had to call her as we couldn’t get the TV to work (handler error! Lol!) and she helped us out right away. The mid week linen change was also an added bonus. Lovely villa to base yourself from when visiting gorgeous Cyprus!

Lovely Villa

Firstly Coral Bay is a lovely area. The villa is ideally located a few minutes walk from the strip with loads of different bars and restaurants to try. A very quick bus ride from 2 fab beaches or into Paphos to see the harbour. The villa itself is very spacious with a big living area and 3 really good sized bedrooms all en-suite. Pool is amazing and the hot tub a real bonus. Everything you need for a reading stay in the beautiful Cyprus.

Why they chose this property

We wanted a holiday home that could meet the needs of a young family but one that would meet our needs as the children grew up. It was important the location was right and we spent a whole week looking, Coral Bay and in particular Kings Paradise was the perfect location. We were able to work with the developer to install a larger pool. Search google maps for 'koukouvayia' and you will be able to see the location and the larger pool. The property is very spacious inside and all rooms have ensuite bathrooms, an added bonus.
Location was key and it is only a short walk to Coral Bay village to the excellent choice of restaurants and bars. During the day it is 15 mins stroll to Coral Bay beach.
We have combined a great location with spacious well furnished accommodation for customer enjoyment

What makes this property unique

Villas on Kings Paradise probably boast the best position in Coral Bay for many. It is close to the village but does not get the noises that others can get and is considerably more spacious indoors than some of the newer builds have. It has the personal touch with contemporary artwork throughout, outdoor towels provided and bath robes in each room. Duvets are provided and a free welcome pack on arrival. We have a travel cot and high chair available for free.
The hot tub provides for that special experience and is always available when pools are somewhat cooler .
