About this property

Historic village house with private pool, gardens & outdoor dining, near Bagnone

Al Palazz sits at the heart of a tiny hillside village, just outside the medieval Tuscan town of Bagnone. It’s not just a rental property – it’s our much loved Italian family home.

Guests describe Al Palazz as “spacious”, “comfortable”, “lovingly restored”. They adore the wonderful pool area and gardens, the spectacular views, the well-equipped kitchen, and the extra amenities: wifi, private parking, books, maps, DVDs, games, fresh garden produce, outdoor kitchen bar and dining area. They also love the farm restaurant across the square.

Next to the private 11x4m salt-water pool there are sun loungers, showers and a toilet, changing rooms, and a covered terrace with kitchen and dining facilities including sink, fridge, tableware, large Weber gas BBQ, and table tennis. The pool is set in extensive landscaped gardens with views over wooded valleys to Bagnone castle and the mountains beyond, with many different places to sit and to relax. You can spend whole days (and evenings – there’s gentle outdoor lighting) just lazing in the gardens and by the pool. Or maybe take a wander down to local rock pools, or into Bagnone for a coffee.

We provide extensive House Books on the property, the area, local highlights and specialties. This a wonderful area for food and drink, with many great places to eat - including Al Vecchio Podere, the delightful traditional farm restaurant across the square. We can with advice and bookings if needed.

Guests also say the villa makes an excellent base for sightseeing: the Cinque Terre and Italian Riviera are under an hour away, and Lucca, Pisa, Florence Parma and Genoa are all great city days out.

Al Palazz sleeps up to six people in great comfort. The house is in two parts, which you can use flexibly according to the people in your group:

THE VILLA (first and second floors) is the traditional living area of the house. The entrance is up external stairs to a small first-floor terrace overlooking the village square and the valley - perfect for a morning coffee. There are two double bedrooms with comfortable large beds, two well-appointed bathrooms, two sitting rooms, and a traditional Tuscan kitchen and dining room.

THE CANTINA is an open-plan studio apartment on the ground floor. It has its own front door and internal stairs to the Villa which can be open or locked off. There is a kitchen/sitting/dining area, and a luxury third bedroom and bathroom. The extra privacy and facilities are particularly appreciated by three couples, multi-generation families, and families with older children who need separate rooms.

We’ve rented Al Palazz to over 100 families for over 160 weeks across 20 summers. We've been on VRBO since 2018 and have great reviews here and elsewhere. Search for Al Palazz Bagnone to learn more about holidaying here and find all our reviews.

We’re always happy to answer questions, both before and during your stay. We want all our guests to have a wonderful time staying here. For us, Al Palazz is a relaxing rural retreat that offers a real taste of Italian life. If that is what you’re looking for, please do be our guests!

Excellent, quiet rural retreat. Easy access to tourist areas and quiet beaches.

We had a wonderful week in Bagnone. The house is exactly as photos, very clean and comfortable, best weeks sleep we have had in years. The stairs in the house and garden are quite steep and of uneven heights so not for young or old or limited mobility. The owners left very comprehensive information manuals. We would highly recommend the restaurant across the road, don't be put off by its lack of kerb appeal, the restaurant is spotlessly clean and the staff very friendly, the food was amazing and the bill small, we ate there 4 nights. I would highly recommend this house. The owner was extremely helpful and available when we needed her. Definate 5 star

A wonderful paradise at a tiny villagesquare

We had a wonderful week in Al Palaz. Lunigiana is a nice relaxed area, different from the rest of Tuscany. You won't find many freco's, but also little turists. What you will find is beautiful nature and real Italian atmosphere, with nice villages - especially Bagnone and the hammock of Mochigiana. In and aroud the house you've to walk many steps, but it's worth. At the second floor we had a large sittingroom overlooking the valley and two spacious bedrooms with both a badroom. On the first floor we had a nice, well equiped diningroom and kitchen with a terrace overlooking the villagesquare with the church and the lovely restaurant of the neighbours. Going down we entered a large garden, where we found our own strawberries, vegetables, basel and rosemary. Further goind down we foud our large lunch-terrace and one step further down a field in the shadow of some trees and a nice refreshing swimmingpool - with swallows dipping in when it's hot and we were out... Really something special!

La bella Italia at its best

In a nutshell, of the many houses we have stayed in in Italy La Palazzo is among the very best. The house itself is simply wonderful; inviting, cosy, roomy, very well equipped. As just one example: properly sharp knives, something you don't encounter very often but so important if you like to cook. The garden and pool area is beautiful and well maintained. Walking down there is much more of a joy than any nuisance. On the terrace above the pool is a big canopy with - again - a well equipped outside kitchen area and barbecue which we much enjoyed using. As regards surrounding area, this is indeed different from other areas in Tuscany such as for instance the Chianti area: perhaps a little less vineyards historic landmarks - although these are certainly there as well - but more nature such as beautiful forests. And, coming from a more touristic area the relevant lack thereof is indeed somewhat of a relief. Having said that, more touristic areas such as Livorno, La Spezia and in particular Cinque terre are just a 45 minute drive - as is the beach. One last compliment are the three House Books in La Palazzo that describe in detail the house, food and drink interesting places nearby. These are written with much interesting detail and a real help when exploring the house, village and area. All in all, Jane and David: don't be surprised if we book again!

Quiet and restful with lots of charm

We had a very good time enjoying the grandeur of the location and your lovely home. Though we loved the house which was well equipped and very spacious and comfortable we appreciated living on the pool and outdoor kitchen levels too from breakfast onwards. I know it sounds weird but your house book was one of the most excellent things about the house - so much helpful information for journeys out and about and how things work and what foods are local including vast selection of recipe books etc. We spent most of Sunday morning our first morning studying intently. We Loved the pool the swallows who dart in perhaps to cool off we couldn’t tell but they were very daring and skilled flyers. What an amazing layout with the changing rooms and downstairs kitchen and loo. We sat outside a lot of the time and made sure we remembered to close the windows and shutters late morning which kept the house nice and cool. We were enchanted by the sounds of the bells from around the mountain side including the cow bells though we felt very sorry for the cows who must have been deafened. We also loved the dvd collection which was vast and we particularly enjoyed Scorsese ‘s review of Italian films and film makers. The selection of reading was also very rewarding. Thank you once again for sharing your home

Ländliches Italien at its best

Sympa !

We are proud of our beautiful historic house in the heart of this tiny Italian village, surrounded by the peace of the countryside where we live respectfully alongside our neighbours. We give extensive descriptions of Al Palazz on all our website listings, and we are always available by email or phone for questions before and during bookings. Our online reviews are consistently excellent across all sites: all of them are five star (23 for the villa and 13 more for the ground-floor apartment). Lovely stay at Al Palazz

We had a lovely week at Al Palazz. Especially loved the well organised and well equiped house. The best we have ever rented. It felt like coming at home. We also enjoyed the well documented tips for trying Italian food, restaurants and suggestions for trips in the surroundings. The villa and swimming pool are built on a hill and so divided over several terraces. We got used to that soon and enjoyed the view from the swimming pool a lot. The Lunigiana region is fortunately not overcrowded with tourists and we enjoyed discovering the very Italian atmosphere especially at the local restaurants. Had some great diners at La Lina, in Bagnone!

Wonderful retreat in Lunigiana

We stayed here with family of six (all adults) in second week of August. Had a great time and enjoyed the amenities, surroundings and views from the "Palaz". The owners were very helpful and provide ample instructions as well as suggestions in their guides. We loved the pool area and were lucky to use some of the fresh tomatoes growing om premises. The 8PM ceremony of the adjoining church every night were special. We loved eating at the "old farm" Vecchio Podere, across the street.

So pleased you had a great time. Thank you for taking such good care of our Italian home. 'Ave Maria' on the church bells each evening is a lovely way to know it's dinner time! Many guests tell us that they, like you, enjoyed the farm restaurant just across the square, and also having fresh produce from our garden.

About the host

We fell in love with Italian cities in the 1990s, and wanted to get to know Italy better. We chanced on Lunigiana and fell in love with a 14th century ruin! We restored the house and created the pool and gardens over several years while still working in the UK. Now we’re retired we spend half the year here. It's the most relaxing place we know, perfect for gatherings of our global family, and a great place to eat well and develop our gardening skills!

We've rented holiday homes for 40 years, and offer at Al Palazz the things we appreciate ourselves as renters (sharp knives!), as well as things we know that our guests like. We've rented Al Palazz for over 20 summers, so we're experienced hosts. We love sharing our family Italian home in the summer with people who want to experience 'real Italy'.

Why they chose this property

This for us is 'real Italy' - a historic house that's part of a thriving tiny village, with local shops and restaurants close by, in a traditional rural area. The slow pace of life here is a complete contrast to our life in a modern city in England. We adore the views, the light, the air, the changing colours of the hillsides. We love being ‘away from it all’, relaxing looking out at the view from the sitting room, in the gardens or by the pool. We love pottering around local towns, days out at the seaside, visiting Florence and Parma, walking in the hills, dipping in mountain streams. And we especially enjoy cooking at home and eating out in any of the 20 or so local restaurants we know and like.

What makes this property unique

Al Palazz is not just a rental but a much-loved Italian family home with a stunning private pool set in lovely gardens. It’s a relaxing rural retreat, spacious, comfortable and well-equipped, with wonderful views, close to facilities, but 'away from it all'. You can laze all day and evening by the secluded private pool, or explore the many delights of the local area. Al Palazz is also a great base for sight-seeing: the Cinque Terre and major must-see cities are easily accessible by train or car.

Our House Books are a mine of information on the property, the area, and local food/drink, We're always on hand, by email, phone or WhatsApp, to help with queries, advice or bookings. We know the best places to go and best things to do, and if in doubt we know who to ask among our many Italian friends and contacts.
