Beautiful rustic Tuscan villa overlooking the medieval village of Bagnone
Perched above the medieval village of Bagnone, our villa sleeps a maximum of 12 people and is set in the hills about half an hour from the coast. It is perfectly placed for a peaceful Italian holiday whether that be sun, sea and sand, culture and incredible scenery, skiing and snow sports or just getting away from it all. Just an hour from three different airports it is easily and cheaply accessible. Florence, Pisa, Lucca and the Cinque Terre are all within easy driving distance of the villa.
The Location The villa is in North Tuscany, close to La Spezia and Pontremoli, just over an hour from Pisa, Parma and Genova airports (all of which are serviced by low cost airlines). Located a few kilometres up into the hills from the Ligurian coastline, the house is also only 55 minutes or so from the nearest ski resort and around an hour from Portofino, Pisa and the romantic walled city of Lucca. Nearer still are Portovenere, the five cliff top fishing villages of Cinque Terre, the port of Lerici, and a host of picturesque medieval villages amongst the rolling hills and mountains of North Tuscany. Florence is less than two hours away and can be easily reached for a day trip.
The village of Bagnone itself is a network of cobbled alleyways and ancient buildings, whose square overlooks a deep river gorge filled with a series of waterfalls and clear blue pools. A medieval castle sits on top of the hill above the village and our villa is located with its own grounds close to this. It's a 10 minute stroll down the hill from the villa to the town square, so it is conveniently located for easy access to the local shops, bars and restaurants. Although the villa within easy reach of the centre of the town, it retains a sense of seclusion and independence and is surrounded by a large area of private land bordered by a mountain stream at the bottom.
The Villa The villa was originally a fairly grand land owner's style house and dates from about 1900. It was unoccupied and neglected for more than 15 years, but over the last four years we have extensively renovated the whole of the interior, whilst retaining as much of the original character and features of the villa as possible.
It is set in 3,000 square metres of its own private land, with steep terraces overlooking the mountain stream and natural pond at the bottom of the garden. Arranged over three floors, the villa sleeps eight to ten comfortably, with room for a maximum of 12 people if the sofa bed in the lounge is used. It has a large hallway with a marble staircase leading up to the first floor, an en suite master bedroom with a kingsize bed, a second bedroom with its own private balcony and kingsize bed, a third double bedroom with ensuite bathroom, a bunk room which sleeps four, a main bathroom, a downstairs bathroom, a lounge (with a sofa bed), a huge kitchen / winter dining room, two balconies, a large ground floor terrace overlooking the garden, two cellar rooms and a large cantina / summer dining room / games area with table football and table tennis. The second bedroom also has a sofa bed so this can be used as a twin bedroom. The downstairs bathroom can be used as an ensuite for the third bedroom or as a general bathroom.

The property was just a described. The other review with bed bugs was inaccurate. They are stink bugs and very common in the US. With no screens in Italy they come in the house. The location was perfect and the size of the house for our adult party of 7.

Thanks for your review, and I'm sorry there were several issues during your stay.
It was very unfortunate that both the dishwasher and washing machine broke shortly before your stay. As mentioned before your stay, we did try to get these replaced before you arrived, but unfortunately that was not possible. I’m really sorry for the inconvenience. Both have been replaced with brand new high end appliances now.
We didn't know there were a couple of broken bed slats on the bed in the downstairs bedroom until you mentioned it - sorry about this. It is sometimes a little hard to manage and maintain a property remotely as we are reliant on guests and our cleaner to report any issues that need attention. The bed slats have been replaced now too, along with the broken chairs you mentioned and the other issues you raised above.
I'm really very sorry for that you had these issues during your visit, and I hope that the refund of around 50% of your rental costs that we agreed during your stay went some way towards compensating you for the inconvenience. We really strive to ensure our guests have a really amazing time at the villa, so it is hugely disappointing for us as well if they don't or if there are any problems that affect their stay.
You also mentioned bedbugs in your review - there aren't actually any bedbugs in the property, but as I mentioned before your stay, throughout the whole of northern Italy in rural areas there was a large invasion of stink bugs last autumn. These are heart shaped and are harmless and do not bite. They have mostly gone now but we do still get a few coming into the house. This is unfortunately a bit unavoidable and the situation is exactly the same for all rural properties throughout northern Italy.
Our cleaners always clean the villa thoroughly, but some new bugs do come in sometimes so there may be a few at the villa at times.
If any do appear you can vacuum them up, or put them outside.
Unfortunately there is not much we can do about it as they are everywhere in this part of Italy and keep coming back occasionally no matter how much you clean. I hope it didn't affect your stay too much.
Once again, our deepest apologies for the issues you had during your stay. Thank you for raising them with us. We have now rectified all the problems and hope that you still enjoyed your holiday.

Ruhe in der grünen Toskana über einem Ort mit mindestens drei wirklich guten Restaurants
Wirklich schönes, älteres und allein stehendes Gebäude, dem Baubestand entsprechend eingerichtet (keine Plastikstühle). Alles da, sogar Tischtennisplatte, Tischkicker, Terrasse mit Grillmöglichkeit, viel Platz. Einige Besucher beklagen sich, dass die sporadisch vorbeifahrenden Autos hupen, bevor es in eine enge Kurve geht. Wir konnten damit prima leben.

About the owners Simon, Tom and Jamie bought the villa several years ago and spent 4 years restoring it to its former glory. Three friends from university, we bought what was then a shell of a villa that had been uninhabited for 15 years. We have been renting it out for about 5 years. We had a lot of fun restoring the villa and continue to use it regularly. We hope you enjoy staying there as much as we do!
Why they chose this property
We looked at over 40 properties all over Italy before deciding on this area and this property. The combination of easy access to 3 local airports, to the coast, mountains and skiing, and to amazing places like Florence, Lucca, Cinque Terre and Pisa is what makes it such a great location. Throw in the privacy of the villa being located on its own land on a hill above the town, yet only 5 minutes walk to the shops, bars and restaurants and it's even better. On top of that there is the amazing scenery surrounding the villa, a 3000 square metre garden bordered by a mountain stream and great local Italian food. It was an easy choice for us.
