About this property

Family villa, stunning views, in the heart of the village, close to Coral Bay.

Our villa is high on a hillside catching the cooling breezes blowing up from the sea. Almost every room has stunning views over 10 or more miles of coastline. The pool and gardens, which are south facing, are bathed in sunlight all day long, yet there are plenty of cool, shady places for a siesta. This is our home throughout the winter months. It is therefore a welcoming place with great character and charm. Also, very close to the centre, it is but a short stroll down to the village square, the restaurants and tavernas. A new extension has been attached to an old village stone house and thus you will enjoy both old world charm with the modern conveniences of today. In addition, this means that there is masses of space. It is thus ideal for couples to share or for extended family holidays.

You will enjoy our lovely gardens, the warmth of the pool in the summer, swimming at night, sunbathing all day, chatting with the Cypriot neighbours, taking an evening stroll down to the restaurants and bars in the village square. Everything you will need for a memorable holiday is right on your doorstep. Indeed some of our guests have been known not to bother with a hire car, as they have found all they need for a relaxing holiday without leaving the village. However for those who like to explore the country Peyia is ideally placed. It is just 5 minutes in the car down to a choice of the best sandy bays in western Cyprus as they lie on the coast immediately in front of the villa. Slightly further afield (just 10 minutes drive) are more beaches, rock swimming, sea caves, cliffs, the local fishing harbour and the entrance to the magnificant Akamas National Park with its wild, remote hills and beaches. Here you can really get away from it all and, if you know where to go, find a beach that you will share with no one but the turtles.

We take much pleasure in being able to share the place that we love with those who clearly appreciate what it has to offer. It is a matter of great satisfaction to us that many our visitors have stayed at the Villa Iptamena more than once.

Amazing view and very friendly village

Very spacious Villa although we were only 2 people, so didn’t use the upstairs at all. We loved the view from the pool and patio and was only a short stroll to local bars and restaurants - all the food we ate in the village was delicious. Area around the pool is quite tight for loungers, but we were grateful for the canopy from trees to avoid midday sun. The garden is full of fruit trees and flowers. Pool is a decent size to swim in. The ladies from the agency and owner were quick to respond to questions and to replace gas for bbq. Decor is a bit dated but kind of fits in with the old building. Some of the garden furniture would benefit from an upgrade. We would be happy to stay here again.

Rural location

Just a short drive from the more bustling coral bay. A rural location with the sounds of chickens, roosters and crickets rather than noisy holiday makers. Plenty of room inside. Comfy beds. Wonderful pool. Slightly limited poolside space but a great shaded area for meals. Efficient air con made a hot August more bearable. Small parking area so smaller car easier.

Perfect hidden gem

The villa is away from all the hustle and bustle and tourists which we loved. The villa is very homely and we instantly felt like we were on holiday. We had everything we needed but lived either by the pool or the outdoor table. We hired a car with Zest on the owners recommendation and we were able to zip around the island very easily. Peter, the owner was a superb communicator and extremely helpful as we’re from Australia. High recommend this tucked away gem.

A lovely villa with amazing views.

This is a really nice villa with a great swimming pool. Fantastic views from the garden area which has a lovely eating area in the shade. Upon arrival there was a lovely welcome pack which is a lovely touch and was very much appreciated. The kitchen is very well equipped with everything you could need. The pool is cleaned once a week by a very friendly guy, the gardens are also well maintained by a great team We stayed for two weeks with children aged 15 & 12.. The villa is in a great place to explore with water parks, beaches, shops restaurants all close by. We would definitely love to stay here again when we revisit the island. We would definitely recommend this villa to all ages.

Beautiful villa in a great location

We are a family of 4 with two children aged 11 and 8. From initially booking this villa the owners Peter and Margaret couldn’t of been anymore helpful. Always replying within 24 hours and fully explaining any questions I had. The villa itself was a good size and very clean upon arrival. The pool was the highlight for us and our daughters loved splashing around. We had everything we needed in the villa and felt very safe. The location was great as only a short drive to the beach. My husband did walk to the beach, however we felt it would be to much for our daughters as it took around 50 minutes to get to Coral Bay beach. Maybe if it were cooler they would of been ok but I’m happy to say it was very hot so we took the easy option. Would recommend to friends and family.

Great get away from it all Villa holiday.

We have just returned from a very relaxing two week stay at Villa Iptamena. The villa is very spacious and will sleep six very comfortably, is very well appointed with all home comforts and facilities and is exactly as per the photos and video tours provided by Peter and Margaret prior to our stay. Peter was very communicative before our visit to make sure we were well prepared for our stay and always responded to queries very quickly. The Villa was spotless and very well kept. Some nearby properties are a bit run down but are well out of view from the very large plot of the Villa, and we felt they added to the authenticity of the old character of the village. We had a hire car (Europcar via ZEST rentals which were cheaper than going direct and despite all the scare stories we had an excellent experience with Europcar ) which we would recommend as the location is up a very steep slope at the top of the village. This does mean the views are spectacular and we spent many hours just sat by the pool enjoying the sea view. The guide that Peter sent upon booking is very useful and we tried most of the recommended eateries and they really are excellent. Coral Bay is a few minutes drive and we alternated between driving one night and walking into Peyia the next, so we could all have a drink with meals rather than having a designated driver every night- we didn't bother with taxis but it may be worth considering. We visited some of the local attractions but much of the time the heat was too intense during the day to venture away from the fantastic pool and cool shaded garden area seen in the pictures. Coral Bay strip, Paphos waterfront and club strip, Aphrodite Waterpark near Paphos are all must visit places. We would definitely recommend the Villa and area to anyone looking for a quiet setting but not too far away from the action if required, and would happily return for another visit . We were also allowed a later checkout as there were no guests arriving on our departure day and this helped a lot with a later flight. Thanks to Peter and Margaret for a wonderful holiday !

Pretty villa in good location, close to restaurants.

We had a great time at this villa. We have stayed at many villas over the years and this one was very spacious and well equipped with all that you would need. The views are lovely as are the gardens. Close to the village with a good choice of reasonable restaurants, about a 5 min walk, although uphill on way back which is not a problem after eating the massive portions - you need to walk it off! The pool gets shaded by the trees as the afternoon progresses, but believe me, this is a welcome relief from the sun and we did not have to worry about our daughter getting sunburnt . The pool was cooling, but not cold, even in late May. Peter provides great information in his booklet about restaurants, beaches, shops and doctors, which was very useful on our first visit to Cyprus, and his local staff are friendly and helpful. Fantastic welcome pack with everything you need to set you up when you arrive. The only negative I would give is the sun beds need replacing, but there were two decent ones which we could use, however, this is a minor point. Would definitely recommend. Thank you. 🌞

We have been in this wonderful village for 50 years, having been here longer than any other foreigners. You need only ask for 'Mr Peter' or 'Mr Peter's House' and the locals will usually know exactly what it is that you are talking about. Our children have grown up here and think of it as their home.

Why they chose this property

Peyia was the village that all Cypriots wanted to live in with its ideal climate, friendly people and laid back atmosphere. Although mass tourism has come to other parts of the island, this place still retains its charm. You will have the experience of living amongst local country people if you stay in our villa. The village is right on the edge of the National Park with its wild rugged beauty. Here you will find a deserted hilltop to picnic under a carob tree or a sandy beach all to yourself - apart from the greenback turtles. However, above all, we were drawn to the place by the fantastic view. Laid out before you as you lounge on the verandah is 15 miles of glorious Mediterranean coastline.

What makes this property unique

Most unusually for rentals in Peyia our villa is right in the heart of the village. You are only a short walk away down a hill to the village square with its bars, cafes and restaurants. As well as the coffee shops and tavernas there is a good range of local shops. Immediately below the village is Coral Bay with its sandy beaches and rocky coastline. The village bus will get you down here every 30 minutes from the road below the villa if you don't want to take your car. Your neighbours are all local village families. Most speak English and will always be pleased to offer advice and help to our guests.
