2/1 condo. Sleeps 6. Master: King. 2nd bedroom: Queen. Living Room: Sofa Sleeper. No Pets Allowed. MUST BE 25 TO RENT. Renter's ID and Credit Card must be presented at check in or via email. In addition, the electronic rental agreement must be signed prior to check-in.

Beautiful 2/1 condo at Inverness Condominiums on the Comal River in New Braunfels, Texas. This is a corner condo that has hardwood floors, stainless appliances, granite counter tops and nice furnishings. It has a stack-able washer and dryer, pots, pans, linens and everything you need for a family get a way or romantic weekend. The complex has a swimming pool, direct river access, dedicated parking and outdoor grills. There is a large wooden deck that overlooks the grounds and many tables for socializing.

This condo is across the street from Schlitterbahn and on the Comal River. Rockin' R is a local tube outfitter which can pick up 2 lots down from Inverness Condos between Memorial Day and Labor Day. For any reservation outside of that time period, just contact Rockin' R shop located only .5 miles away for reservations.

You are provided 2 parking passes, one for a numbered covered spot and a second for general parking. This condo is on the second floor and there is an elevator for easy access. Host must be 25 years of age or older to make a reservation and must be staying at the property. No pets allowed. Guests will be provided with 6 wristbands (max amount allowed). This condo has a maximum occupancy of 6 guests. This maximum occupancy is not to be exceeded at any time. No daytime guests allowed. To comply with city and county short-term rental permit restrictions, the outdoor areas of this home are monitored by video camera. This property includes accidental damage protection up to $1500.

**WRISTBANDS & PARKING PASSES REQUIRED*** These condos are individually owned and the owners graciously allow their "second homes" to be rented out and enjoyed! The HOA of the complex had laid out some policies to ensure everyone staying at the complex can have a wonderful time. Because of the fabulous location, we can have trouble with trespassers. The security guards on premise are there to ensure only renters are using the grounds and that guests are parking in the correct parking spaces. Please do not be offended by the wristband and parking pass policies, they are really there to ensure that you have a fabulous time!

WINTER MONTHLY RENTALS - if you are interested in renting monthly in the winter months, please contact New Braunfels Escapes for pricing details. This property is $1650 per month January-March (3 months required).

Beautiful home, well appointed. Comfortable beds. Shower was a bit difficult to use but worked. Easy access to the Comal River. Walkable to downtown. Nice, quiet neighborhood. Only drawback was an infestation of lady bugs in the master bedroom.

Overall we had a good stay. We checked in after hours and had some difficulty as our maps took us to a different condo that shared the same driveway and we were not able to contact anyone for additional directions. The condo was quiet and clean and had everything we needed for our stay. However, the beds were bith very uncomfortable and need to either be upgraded or topped with a more comfortable mattress topper.

Great location & clean

On the comal River, bring your tubes & water shoes, follow the maps on the refrigerator, we were able to enter the river from the condo, tube down for a little over an hour & make the short 5 minute walk back after exiting the public exit.

Great Location on the Comal

We had the best time in this condo! Perfect and BEAUTIFUL location. We had a small issue with the TV and A/C, but we called the management, and they responded immediately. We would definitely go back to this place!

River trip

Had a wonderful time with friends for a River float weekend. Plenty of room for 6 people. Clean. Comfortable and relaxing sitting on the balcony being able to see part of the River. Also convenient that we were able to get out mid float and get out at the property and park our tubes for a lunch break and get right back at it. Loved it!

New Braunfels Stay

Condo location was perfect. We have stayed at this complex many times. First time with this specific condo. 1. After we booked through VRBO they notified us we had to drive to a different location to pick up our code to enter the home. It was an inconvenience to float the river and then to have to pick up a code written down on paper at a separate location. Usually it’s texted to you. They say they tell you before you book it but they don’t. They send the rental agreement after you book and they take your money. 2) they advertise having shampoo, conditioner, and soap. It was 4 adults for a two night stay and they left these little 2 ounce bottles (sample bottles). So we had to go find soap to bathe. The condo was fine, buts obviously the management company that are not great

Its was close to the river, Schlitterbahn, and good eating spots. It was just a short drive to Gruene and the Guadalupe. The only thing about the condo that would have been better was the view of the Comal River was obstructed. We loved the condo and will definitely return another time.

The property was in a great location. We asked for our drain to be fixed and our handle to turn water on fixed. Someone came very quickly. He fixed the handle, but couldn't fix the drain. (Had to hold lever down to drain as you showered) Didn't do the pool because it was cloudy and the water looked green.

Great Condo and Location

We really enjoyed this condo and the location. We will definitely stay here again. We were worried about some of the other reviews regarding the beds being uncomfortable but we all actually had the best sleep ever in the 2 rooms. The kids complained that the couch pull out bed wasn’t comfortable so we will probably bring an air up mattress next time. Unfortunately, the pool was really dirty so we didn’t get in it but we had enough fun on the river! Beware that the “Balcony View” picture in the listing is really a view from the stairwell not from the balcony. They balcony view is completely blocked by trees. Even so, we will definitely stay here again.

We loved the pool and river. The condo needs some deep cleaning, air vents and shower curtain all had some mold on them. After we checked in, we went into Gruene and came back after dark. The AC set at 72° with instructions on the wall not to go any lower, we had a warm night. I called the office the next morning and she told me to take it down to 70°. The next night’s sleep was much more comfortable.

You are facing the back side of another condo and this was not in the description. Property management is excellent, but condo filters, air vent and return air, as well as old tub needs to be cleaned BADLY!

Also, makeSure you check your emails 24 hours after you book, because THEY WILL NOT call you if something doesn’t go threw, they will only email and you have only 24 hours to call! So I never saw the processing error email and I filled out my rental agreement and everything, from a booking i made in April, only to find out they emailed me ,and I never got it so my booking was cancelled! So. I wished they had at least called to let me know, however luckily I was able to get the last available for my birthday so it worked out even though it was a smaller unit for the same price. However overall we enjoyed our stay.

River Convenience

Overall, I recommend this vacation rental. Reviewer Comments: We were thrilled to find a river view unit available at last minute and at lower price (but it was midweek and just after high season). It was clean, well-appointed and management was professional. This was first time we used this company for Inverness. Location is great--right on lower end of river for easy access of what we call our Happy Hour float to public exit, but not far to entrance at Prince Solms Park and Tube Shoot for longer float. Also close to everything downtown and a short drive to Gruene. A couple of suggestions: 1) Not having tubes included, as does other company, was major inconvenience, especially just after season ends and many places had closed. 2) Please trim trees so we can see river. Could not see it at all. Know it will be expensive but trimming branches will help a lot. 3) Tub needs some no-slip strips. These issues are the only reason we're not giving 5 stars.

Don’t Do It

Reviewer Comments: I have traveled a lot, stayed in many Airbnb’s, vrbos, all types of vacation rentals. The ONLY plus about this one was the location. The location was amazing. It is directly across the street from Schlitterbaun, and easily accessible. The pool is right on the comal river, so easy to jump from pool to river. You can put in your tube right there and it’s about a 45 minute float to the exit. We woke up on our very first full day of vaca with no water. There was a water main break in the city, no fault to the complex. However, there was NO communication from New Braunfels Escapes. We had to call the after hours to figure out what was going on, and ask the poor city workers on the ETA of water being fixed. When I called the office to get an update, they were very short and told me it was a city problem and when asked about them communicating updates to us, I was told too “look at the utilities website to get updates”. Not professional in the least. If you plan on bringing a big cooler and filling it with drinks/food, be aware the pool/river is NOT on the ground floor. There are multiple flights of stairs to get to the bottom. Far from accessible or easy on the knees. There should MOST definitely be an elevator or a ramp. The unit itself: we left more tired then arriving. Both beds in the rooms were HOT, muggy and the beds were equal to sleeping on concrete...literally. I felt like a pig being roasted and having to turn every 20 minutes because I was aching...and sweating. The pull out bed was NO better because the frame was totally bent and so the bed caved in majorly so only one could sleep “comfortably “ there and it’s listed as two. The TV was terrible because every streaming service turned off every 15 minutes. We tried re-setting it and you-tubing a solution, but no luck.We have stayed at a different complex that NBE has units, but we rented under airbnb. We
