Bratton Mill Cottage offers comfortable self-catering holiday accommodation for up to 4 guests. The cottage is part of a charming former mill, set in the valley beneath the village of Bratton Fleming in North Devon.

Entrance to the property is via a large lobby with washing machine and dryer pulley, freezer and with plenty of room for coats and boots. The rest of the ground floor comprises the fitted kitchen/breakfast room, the sitting room with wood-burner and a bathroom with shower and toilet.

A narrow staircase leads from the kitchen area up to the first floor, where there is a double bedroom with en-suite bathroom, comprised of bath, toilet and hand basin, plus a twin bedded room. All the rooms are beautifully furnished with lovely views over the garden.

Bratton Mill Cottage is tucked away down a meandering private lane, which is shared with two further holiday properties. Each property has it’s own parking area and gardens, but they are not enclosed.

Appliances and equipment
The kitchen is well-equipped and includes a ceramic hob, oven, microwave and fridge with freezer compartment, plus separate freezer in the lobby. Other kitchen equipment includes toaster, kettle, a selection of cookware and kitchen utensils plus beautiful china, glass and cutlery.
The television, DVD, and radio are all discreetly placed.
Wifi is available throughout the property.
An iron, ironing board and hair dryer are all provided for your convenience.
Please note, there is no mobile phone reception due to the location of the property.

Electricity and heating
Electricity and heating costs are included in the price of your accommodation. Bratton Mill Cottage has central heating which will be programmed for you, yet can be adjusted to suit your preferences. There is also a wood-burning stove in the sitting room; some logs, kindling and matches will be provided in the cooler months to get you started. Further logs can be purchased locally if required.

Linen and towels
Beautiful White Company bed linen, duvets, large fluffy towels are provided for your convenience, but please bring your own outdoor/beach towels.

Other provisions
Tea, coffee and sugar will be provided. There may also be other non-perishable items like a salt, pepper and oil available.
Household sundries such as toilet rolls, washing-up liquid, tea towels will also be provided.

Outside the property
There is a private lawn in front of Bratton Mill Cottage, bordered on one side by the stream. The garden is available for guests’ sole use, however please note that it is not enclosed. There is also outside table and chairs provided so you can make the most of this stunning location.

There is parking for two cars beside the cottage.

Dogs
Dogs are welcome by prior arrangement (maximum of 2). A supplementary fee of £15 will be added to your invoice per dog. Please do not allow you dogs on the furniture, or upstairs and do not leave them alone in the property at any time.
