Situated on Wareham Common approximately 800m from the centre of Wareham surrounded by water meadows and a working dairy farm. The apartment occupies the ground floor of a Grade 2 listed water mill dating back to c1750. The River Piddle runs through the garden on one side and a stream on the other. The apartment is fresh, modern and sleeps 4. During peak season we have a 7 night minimum stay but out of season we are open to shorter breaks. Bed 1 has a king size bed, TV with Freesat and a modern en-suite shower room, wardrobe, chest of drawers and bedside cabinets. There are french doors to the garden. Bed 2 has large twin beds, TV with Freesat, window to front and use of the modern bathroom with shower over bath. Wardrobe, chest of drawers, bedside cabinet and dressing table. Both showers have good water pressure from a combi boiler. The lounge has 2 x leather reclining sofas, 1 electric and 1 manual. 52" wall mounted TV with Freesat & DVD player. Windows to side & front with French door to garden. There is a quiet area to the front with another sofa and oak dresser. A room divider is full of DVD's to watch. The kitchen is large and has a farmhouse type kitchen table. Good to gather around when a meal is being prepared. Large range cooker with easy clean induction hob, washing machine (Not washer/dryer), dishwasher, microwave, large fridge freezer and plenty of cupboards. It is in a modern ivory shaker style with Oak worktops and Farmhouse type sink. The kitchen French doors provide the access to the garden. There is a very large garden to the rear. We have allotted a section of the formal garden immediately outside of the apartment for your use with garden table and chairs, sunshade The rest of the garden is a bit wilder and lightly wooded with the river running its length and a stream in the middle. Venturing to the end of the garden finds some nice quiet spots but children should always be accompanied in the garden due to the proximity of the water. Location is ideal. Being far enough away from the town but only a 15 minute walk to the shops and many pubs and restaurants. There is ample parking just outside the front door.

Very well equipped apartment in a beautiful and quiet location. Great walks near by including RSPB Arne, south west coast path, purbeck way and the beaches of Studland. Great short break.
A really beautiful, warm, well-equipped apartment just a ten minute walk away from Wareham centre. Could not fault the property at all and the area has lots to offer. We will be coming back.
Accommodation is in a tranquil setting surrounded by water as the name implies. Internally it has been well thought out to provide flexible sleeping arrangements and allow a family to self cater very well.
Extremely well equipped property in perfect quiet location, but in easy reach of Wareham. Lots of well marked walking trails straight from the property. Good location to explore this part of Dorset. We had one minor issue while staying which was quickly sorted by the owner with no fuss or inconvenience to us.
The Mill was just perfect for our needs. It was immaculately clean and well appointed throughout. The beds were comfortable and it was great for each of us ( 2 single women) to have our own bathrooms. It was very quiet with the sound of trickling water coming from the stream in the garden. An idyllic spot.
Very spacious, comfortable and great location and wildlife. Loved seeing the water voles! Wi-Fi is slow when working, could do with summer duvet. But minor points for really nice holiday home

We are sorry you didn't like the mattress. Most of our guests have commented how comfortable it was. I guess we all have our own preferences.
Very well equipped throughout, and proximity to central Wareham was excellent whilst retaining a rural feel. Garden needs some TLC, and neighbouring farm somewhat unsightly. John is a very personable landlord and we thoroughly enjoyed our stay.

We had a really nice week: Dorset in beautifull! The appartment is spacious and well equipped. Beautiful garden and easy to commute to various destinations. Only down side for us was the poor quality of the double bed matress and bed size: not suitable for 2 adults our size and weight. Probably not a problem if you are smaller and lighter than we are ( 1.97 and 1.75).

For the avoidance of doubt the mattress is 195cm long and 150cm wide. This is larger than a standard UK double bed which would be 190cm long by 135cm wide. Its a shame knowing that you are well above average height that you did not raise a query before booking whereupon I could have given you the dimensions. Other guests of smaller stature have commented that the bed is very comfortable. Beds are very much a matter of preference.

Home from Home
We stayed in the ground floor apartment in the West Mill building and were delighted with it. All the home comforts were catered for, it was tastefully furnished, very comfortable, had a well equipped kitchen and was located in a delightful position alongside the river. Having the garden was an added bonus and we made use of it for the odd breakfast and dinner (when not trying out all the pubs/restaurants in town)
John was always available, if required, and the welcoming bottle of wine in the fridge on arrival was a nice touch.
Wareham is ideally located to explore the Purbeck area of Dorset and when we did drag ourselves away from the picturesque and friendly town, we saw some magnificent countryside, riverside walks, Jurassic coastlines and sampled some fine food and ale.

John’s flat surpassed all expectations because the photos do not do it full justice. This was once a water mill - the weir and mill stream are still intact. The river Piddle flows right by and attracts various water fowl. There is a small working farm next door to add the the feel of “being away from it” and we were lucky enough to meet and make friends with “Alfie” the farm dog. There is a pretty garden out the back with access to the river. The flat is extremely well equipped. The beds are very comfy, and the reclining sofas! The kitchen is excellent and for once we found a place that had chef quality sharp knives, and a knife sharpener. There is also an induction stove. A couple of days there the weather was cool enough for the heating to come on. The house has excellent slim vertical wall radiators that you would never find in the US. Ditto the heated towel racks in the bathrooms.
Finally, John was an excellent host. He met us at the door when we arrived and gave us a tour and demonstration of the appliances. He communicated well before our arrival and answered any questions quickly.
This is a top rental and very convenient for exploring both Purbeck, and areas north and west. And if you don’t know the area, there are a couple of good pubs down on the river, and dozens more on the Isle of Purbeck.
In many ways a perfect holiday home but a few quirks prevent it being excellent. A very comfortable home with a well equipped kitchen and excellent showers in a good location. The following comments are offered as suggestions for improvement:
1. Although the description says washer/dryer there is in fact only a washing machine.
2. The duvet on the double bed was 18 inches longer than the cover it was stuffed into. it took us three uncomfortable nights to realise!
3. It is difficult to get towels dry as only one towel rail worked independently of the central heating (not on as it was summer).
4. The taps in the kitchen produced a very poor flow.
5. A basket to carry washing to the line would be helpful.
6. The grill did not appear to be working properly.
7. More instructions/notes in general would be very helpful.
8. The immediate outside area could do with tidying up, particularly removal of the dead barbeques.
9. On our last day an overflow pipe was put through the wall immediately above the doorway from the kitchen to the garden resulting in bits of broken brick littering the step. Any overflow in the future will fall on anyone trying to go though the doorway!

Anyone reading this should be aware that at the outset I make it very clear that if anything at all is wrong, no matter how small please let me know immediately so that I can sort it out. The first paragraph of the info sheet has this line " My phone number is 07950 017089, John Cousins. Call me at any time" I would much rather this than for guests to have their holiday compromised. Unfortunately this guest did not contact me for some reason.
1. I have reviewed the description which does not mention a washer drier.
2. The duvet and cover are both super king size. It's possible the duvet was put in the wrong way. Could have been sorted in minutes, just let me know.
3. Guests normally dry their towels on one of the two outside rotary washing lines provided. None of the towel rails work independently of the central heating. This is fairly common in UK homes. Perhaps something to consider when replacing the heating system next.
4. The tap in the kitchen has a very good hot and cold flow. The cold direct from the mains, the hot from a powerful Vaillant combi boiler. The pressure is 2.6 bar and works just fine.
5. A washing basket will be provided in future. Perhaps the towels could be carried in it. That would nicely take care of item 3 above.
6. The grill is working. Guests in at the moment use it daily with no problems. I am here to help if there is a problem.
7. The oven instructions are provided. The microwave you just turn on. Every thing else is fairly standard. The info sheet provided by email prior to arrival and a hard copy left on the kitchen table. It's fairly comprehensive so you should not have a problem operating anything. If you do, call me anytime.
8. The immediate outside area is lawn with a table and chairs. It was closely mowed and hot weather has made the vegetation look a bit tired. The "dead" bbq's are fully functional. The gas bbq nearest the house is for the use of guests and works fine. The small tandoori oven by the shed and outside of the guest area is for my use.
9. An overflow was installed for a water softener. I did forget to clear up the very small pieces of brick from the step. It is unlikely the overflow will effect anyone going through the door. You have to be very unlucky for this to happen. The worst case scenario would be a small dribble of cold water which you would clearly see through the glass door before you walked outside.
Very hard not to sound like Basil Fawlty answering this but I think I managed.

We stayed at the apartment 4 nights but it was so relaxing it felt longer. Apartment was very comfortable and had everything you needed. Location was ideal to explore the local area and beaches as well as Wareham itself with some lovely walks directly from the apartment .
This is a very nice apartment, and we really enjoyed our week there. The accommodation and facilities are really good, and it is a short distance from Wareham town in a quiet location by the river, and is well placed for access to attractions in west Dorset.
We had a fabulous time at this very spacious and well-equipped apartment. The property is beautifully situated between a stream and a river. Our granddaughter in particular enjoyed being next to the farm and seeing the cows and being able to paddle in the river.
First time back in nine years, felt like we hadn't been away. Just as warm and welcoming as before, fantastic break, top quality accommodations , didn't want to go home. Hope to be back next year.

The accommodation is a reclaimed former water mill, refurbished to a high standard. It is a ground floor apartment on the edge of Wareham town on Wareham Common adjacent to a farm. This accommodation is ideally situated for touring Dorset as it has good road links to all the tourist destinations.
John was very welcoming and helpful. The apartment was clean, comfortable and very well equipped.
We would happily return for a longer stay.
Interesting location right beside the beautiful River Piddle, perfect for a paddle, but close enough for a 15 min stroll to local shops. The flat was very comfortable, generously sized with everything provided to make dining in a pleasure, including barista style coffee machine which took a bit working out! Good bathrooms and comfortable lounge.
The ground floor apartment was a gem. So comfortable, a wonderfully equipped kitchen. Spotlessly clean. We fell in love with the accommodation immediately. One week was not long enough. Wareham a lovely town and with good places to eat. The local Thai restaurant excellent. We as a family could find no fault whatsoever. Would love to visit again one day.

What makes this property unique
Uniquely the apartment offers a rural location so close to town. Parking is easy and the town is easy walking distance. Returning to the property is always a joy as we exit the town and drive down the farm track to the weir on the river to be greeted by cows and other wildlife.
