The space: Sleeping 16, Marshlands is ideal for families, groups of friends and colleagues wanting to relax and spend time together. Marshlands is a purpose-built barn style holiday chalet with a private south-facing patio which overlooks the main garden and the fields beyond, where there is a large charcoal barbecue and plenty of seating for everyone.

Total: 16 bed spaces. Packing Tips: Firelighters and charcoal for the BBQ. Beachwear, Wellington boots, and walking boots.
There is plenty of off-road parking.
Guest access: Use of the whole house and hot tub.

Other things to note:
There are exceptional facilities for walkers, cyclists and fishermen. Marshlands offers fantastic walks, boat trips, sailing, golf, fishing and forest tracks. Part of the Heritage coast and convenient for Orford, Snape Concert Hall, Aldeburgh, Sutton Hoo, RSPB reserves, activities, history, restaurants and country markets.
Please note, that weekend bookings will need to run from Friday- Sunday and that Saturday - Monday will be charged at a higher rate than advertised.

Marshlands exceeded our expectations, we were a large party with a wide range of ages.Flies could have been a problem but we took electric tennis racket fly killers with us which worked brilliantly.

The location and house were perfect. We were a group of 16 and with each bedroom having an en suite it worked really well. Location was great and the house well equipped. Would highly recommend
This place was fantastic. The house is great and beautifully decorated. The open plan layout was perfect for our group and meant we could spend some quality time together. It was really good to have en-suite bathrooms for all the bedrooms. The hot tub was so relaxing. Sam was quick and responsive and we would definitely come back!! Thanks Sam.

Marshlands
House is in need of some TLC. Eg no handle on shower, new toilet seat required, etc. Only one frying pan! Breakfast for everyone therefore tricky. The BBQ was old and filthy. Awful problem with flies in the house drove us mad. Garden NOT dog friendly as not secure. Dogs can run into the lane or into adjacent fields and farmyard. Made the best of it and enjoyed holiday but for this money it should be much better.

Thank you for taking the time to leave feedback. With regards to your issues; I'm very sorry that you could only find 1 frying pan as our kitchen cupboards are very well equipped. We actually have 3 frying pans and 9 oven / grill trays. As your stay was for a whole week we do encourage our guests to contact us or our caretaker if there is anything is needed. Unfortunately our garden is not enclosed as it it quite large and although there is a very large space to the back of the house it also goes all around too. We allow dogs and it is a great place for walking, but we do say that only well behaved dogs should really stay for this very reason. Any toilet seats/ handles etc of course will be looked at and we can only apologise if these went unnoticed. Flies can be a problem at this time of year especially in the countryside and we do everything we can to combat this including having pest control out on a regular basis to minimise this. We also have various fly traps/ zappers and window nets. Luckily the flies only seem to last a few weeks and then it's absolutely fine; but unfortunately Suffolk is quite famous for its beautiful countryside & with this comes farming & flies every now & then. We appreciate you bringing this to our attention as it ensures that we keep on top of everything! Kind regards Katie and Sam.

We stayed at Marshlands (a seven-bedroom barn for up to 16 people, with a hot tub) for a short family holiday and were disappointed, especially given the premium cost.Key issues included:No one met us on arrival to explain the property, despite the house’s size.The kitchen was unclean—sticky surfaces, a filthy barbecue, a broken kettle, a snapped bin lid (leading to a fly infestation), and a partially functioning hob.The dining area was sticky, and the light above the table needed attention.A broken and dirty toilet seat.A non-functional smoke alarm.Motion-sensor landing lights kept waking our children; we had to improvise a “blind” over a sensor.Loft windows offered no intermediate opening option—either fully open or shut.A severe fly, midge, and mosquito problem — something that should have been flagged so guests could prepare.Most seriously, the manager, Tina, turned up unannounced while an international lawyer in our party was on a multi-party conference call. A simple call, text, or message in advance would have avoided the disruption.Overall, this stay did not match the cost or our expectations from the photos and description. We’ve stayed in many properties over the years, and this was the most expensive — and regrettably, one of the most disappointing.:
With huge dining table large relaxing areas and a shower/bath in all 7 bedrooms this was ideal for two families with a wide spread of ages (2-19) plus adults. Isolated location but within easy reach of lots of attractions. Only main drawback at this time of year is the prevalence of flies (it is set on a farm) but these did not affect our enjoyment of this spacious accommodation.
We had a wonderful time at Marshlands! The property is in a stunning location and was clean, tidy, and comfortable. The kitchen was well stocked with equipment to make food for our party of 11. We made use of the outdoor space and used the BBQ and the hot tub in the evenings. The instructions on arrival were clear and easy to follow. The property is situated in the country but is just a short drive from food stores. We visited Easton Farm Park whilst we stayed and participated in the goat yoga class, which we highly recommend if you're visiting! Great weekend, thank you :D
Lovely weekend spent celebrating my daughter's hen weekend with close family and friends.
The property was excellent and exceeded my expectations. Great space for family or friends to gather and enjoy. Bedrooms good size, fresh and clean all with ensuites. Kitchen was fully equipped and large dining area, seating 14 comfortably. Very comfortable lounge area. Patio and garden was also great to socialise and the girls got plenty of use out of the hot tub. We had lovely weather which was a bonus as we had outdoor activities planned in the garden. I would definitely recommend Marshlands.

Too many flies
Lovely place. Really big and well laid out. Went there for the hot tub but missed out on whole day and night of hot tub. It should of been checked that it was working before we arrived. The flie situation was crazy it was way to much there was 100s all over the place. But other then that it's a beautiful place to stay

Hi Sarah, thanks for the review. Unfortunately if the hot tub has a fault it needs to be drained and fixed. It is always drained, cleaned & checked before every guest. We always ensure a hot tub specialist is called out straight away & have a back up hot tub to offer on any occasion whereby a fault has occurred. Due to the farm location of marshlands, flies can be an issue, however we do our best to advise guests to use the new window guards and have increased the amount of pest control to ensure that we do everything we can.
Great place for groups. Loads of room downstairs & outside to socialise. Bedrooms were good too, all with ensuites. We wouldn't go back however because of constant flies!
Booking and check in was easy with plenty of helpful information and instructions.
Everything was well cleaned for our arrival.
Down side was quite how many flies were there and lack of drinking glasses for everyone.
Stayed here as a group of 12, the house is brilliant and kitted out perfectly for a weekend away. Lots of fun had and great to get out nearby for some walking and down to the beach. Loved it and would recommend to anyone looking to go to Suffolk for the weekend
This is a really spacious house and a short drive from lovely places like Aldeburgh and Thorpeness. However there were so many flies as there's a pig farm not too far away. The owner had provided fly guards for the windows and swatters but they managed to come in whenever the door was opened. We were there on a really hot week so maybe it's not so bad when the weather is colder but it really did affect our stay. Also there's not a great deal in this area for families if you're staying for a week or so. We did love the open space downstairs though.

Happily, the pigs have now been moved and so should no longer attract flies towards the house!
Great place, pity about the flies.
Accommodating an extended family of 12 with an age range of 8 months to 80 years is not easy so Marshlands was ideal. The kids enjoyed the freedom of the lawn to play cricket and football.

Thanks for your feedback Geoff. Sorry to hear that flies were a problem. Happily, the pigs have been moved by the farmer so will no longer be attracting flies towards the house.
We had an amazing time at the house. The only let down was the amount of flies in the house. The beds could have been a more comfortable to. Otherwise clean and fab grounds to entertain the kids.
We had a fantastic weekend stay at Marshlands after rain threatened our camping weekend. The barn is stunning and perfectly set up for a few families looking for a comfortable place to stay. The layout is fantastic and means there’s plenty of space for everyone without tripping over each other. It’s also brilliantly appointed from great linen to every cooking utensil you could wish for. The hot tub was a real bonus and the perfect place to hang out and enjoy the view across the garden in to fields and surrounding woods. The perfect country retreat.
