Phillip Island Waterfront House is our much-loved family beach house, and we enjoy sharing it with our guests. The house is absolutely beachfront with 270 degree water views, and we truly believe it offers one of the best locations on the Island.
You’ll enjoy stunning water views from every room, with sweeping ocean and bay views from the main living area. Step outside for beach walks, swimming and surfing, with Surf Beach just metres from the doorstep.
The house is ideal for multigenerational family gatherings or relaxed weekends away with friends. With a huge open living area, billiards and games room, and four large ensuite bedrooms, there’s plenty of space for everyone to unwind.
Our home has a relaxed, lived-in coastal feel that suits its beautiful surroundings. You’ll likely notice that it isn’t perfect - being so close to the ocean means the elements take their toll from time to time. What you will find is a house that is clean, welcoming, well-stocked and comfortable. We like our guests to feel as though their good friends Cam and Trish have just handed them the keys to their beach house to enjoy.
This house is definitely for you if you want a relaxing, clean, family friendly house and are not looking for a 5 star hotel experience. You can forgive a little bit of rust or minor wear and tear here and there thanks to the close proximity to the beach (we can promise you that we are always working on the house to keep it maintained, we joke that it’s a little like painting the Sydney harbour bridge, once you’ve finished you have to start all over again!).

NEARBY
• Our awesome house is only 200 metres from the surf beach and a short walk also to the famous Surfies Point.
• On the doorstep is a nature reserve where you can spot wallabies and echidnas. From the months of late September - early May Shearwater birds nest in the rookery right across the road. It is truly magical to watch them circling the sky each evening just after sunset as they make their way back to their burrows.
• For those with children, there is a playground with BBQ just a few doors away.
• There is a BWS bottle shop which is walking distance to the house.
• Next to the BWS bottle shop is a fantastic pretzel/coffee van and pizza van.
• It is a short drive to the penguin parade and nearby Cowes or San Remo where there is a huge range of restaurants and shops.
THINGS TO NOTE
Linen is not included. You will need to bring your own top and bottom sheets, pillow cases and bath towels. We provide doonas with covers, pillows, bath mats, hand towels and tea towels. If you require a linen hire service, please let us know in advance and we can arrange it for you. Linen hire may not be available during peak season.
This house can sleep a maximum of 15 guests. It is a requirement of the owners to obtain ages and number of guests staying at this property. Please provide ages upon your booking request.
There is a security camera in the entry foyer that views the front door and outside. It is only active outside of booking dates and times, it does not record when guests are staying at the house. There are motion detectors in the property that are only active when there are no bookings or guests staying.
PLEASE NOTE: We DO accept family groups and groups of people aged 25 years and over. Guests under age 25 must be with a parent or guardian who will be present at the property for the duration of the stay. We DO NOT accept schoolies groups. If you and your group are under 25 years of age, please do NOT request to book this property
RENTAL AGREEMENT & ID: By booking this property you agree to the terms and conditions listed below (underneath the heading "Other details to note") and you are required to supply us with a copy of your driver’s license within 48 hours of making your booking. We also require the ages or age range of the guests staying before we can consider accepting a booking request.

Guest access
Phillip Island Waterfront House is fully self-contained home with a large rear garden. You will not need to share any of the amenities or areas. There are some cupboards that are locked and not accessible to guests.

• Parties, events, functions, celebrations or gatherings of additional visitors are strictly prohibited, including day visitors
• Accommodating more guests than the number booked is prohibited
• Setting up tents, caravans or other makeshift accommodation is prohibited
Breach of these conditions may result in immediate termination and eviction without refund, with additional charges for security, cleaning or damages.
~ Noise & Neighbourhood ~
• This property is located in a residential area
• Guests must comply with Bass Coast Shire Council noise regulations
• Excessive noise, disturbance to neighbours or public nuisance is prohibited

Noise complaints or breaches may result in eviction without refund and additional charges.
~ Smoking & Fires ~
• The property is strictly non-smoking
• Cigarette butts must not be left anywhere on the property
• Lighting fires in the open is prohibited under council regulations
~ Guest Identification & Keys ~
• A copy of the booking guest’s driver’s licence is required prior to arrival
• Failure to supply ID may result in cancellation
• Keys will not be released until ID and acceptance of these terms is received
• Keys must be returned on departure; failure to do so will incur a key replacement/collection fee
~ Cleaning ~
• Guests are asked to leave the property clean and tidy
• Dishes and utensils must be washed and put away
• Beds should be left in a tidy condition
• All items should be returned to their original place
Additional cleaning fees may apply if the property is left excessively untidy.
If the property does not meet acceptable cleaning standards upon arrival, reasonable efforts will be made to rectify this; however, this does not constitute grounds for cancellation or refund.
~ Breakages & Damage ~
• Guests are responsible for any damage, breakages or loss during their stay
• Damage must be reported as soon as possible
• The owner reserves the right to recover costs for repairs, replacements or losses
~ Rubbish & Bins ~
• Bins are provided for general waste (red lid), recycling (yellow lid) and organics (green lid)
• Waste must be sorted correctly; contamination may result in a rectification fee
• Bins are to be placed at the curb for council collection
• Excess rubbish must be taken with you or to the tip
• Rubbish left behind may incur a removal fee
~ Inspections ~
• The Owner or their representative may inspect the property upon reasonable demand
~ Lost or Forgotten Items ~
• Please check carefully before departure
• We cannot guarantee the recovery or return of items left behind
• If items are returned by post, a $20 admin fee plus postage will apply
~ Legal & Enforcement ~
• The Guest indemnifies the Owner against any liability, injury, loss or damage arising from the Guest’s or their visitors’ actions
• Serious breaches (including parties, excess guests or noise complaints) may result in cancellation of the guest’s licence to occupy under the Carriers and Innkeepers Act 1958 and immediate eviction
• Any breach of these terms permits the Owner or Agent to refuse keys, amend or terminate the booking without refund
~ Acceptance ~
• By booking this property, the Guest agrees to these Terms and Conditions and acknowledges that the licence to occupy is conditional upon compliance and lawful use.
