This spacious villa features 3 beautifully appointed bedrooms, each with its own private ensuite, Two bedrooms include large bath tubs, and all bedrooms have reverse-cycle air conditioning for year round comfort. All bedrooms have deck access. quality cotton sheets, pillows, fluffy towels, and bath robes. We even supply beach bags with beach towels.
The open-plan living dining area overlooks the private pool and outdoor spaces, with oversized stacking, sliding glass doors for the ultimate indoor/outdoor experience. The living room includes a large, flat screen Smart TV and bluetooth soundbar, while the kitchen is fully equipped with quality appliances, much cookware and dinnerware.
Outside, enjoy covered alfresco living with a BBQ, daybed, outdoor dining for 6, four sun lounges, outdoor shower and a heated 4.5 m plunge pool kept at around 27-29 degrees C. Let's not forget the lush tropical gardens throughout the property.
Bedroom layout: *bedroom 1, king bed, ensuite, TV *bedroom 2, King bed or two singles, ensuite, TV *bedroom 3, queen bed, ensuite, Smart TV, bluetooth soundbar, lounge are and kitchenette, small private patio.
Ceiling fans and screened windows/doors throughout allow for coastal breezes most days.
Guests are welcome to use the complimentary bicycles and boogie boards during their stay. Families will love the fully fenced backyard, plus a small playground just around the corner.

PLEASE NOTE; As we are located in a residential area, we are very conscious of excessive noise both day & night. For that reason;
a) we are a strict NO PARTY house and under NO CIRCUMSTANCES DO WE HOST SCHOOLIES, BUCKS or HENS or Birthday parties. Please do not even ask.
b) we are strict re the maximum of 6 guests (though extra small child/baby is OK)
c) as our villa is 1 of the best & most conveniently located holiday let in Byron, we do not cater for members of wedding parties or other guests with lots of friends in Byron (the temptation is to invite them all to Little Burns St!!)
d) we have parking for a maximum of 2 cars

Beautiful house with three huge bedrooms and bathrooms with gorgeous product. Pool was so refreshing and Byron and the beach a short walk away. Appreciated the bikes too!
The house, den, garden and pool area were all better than we could have hoped for. The neighbourhood was quite and yes, we were a bit concerned that we may be too loud for it, but we seemed to fit in without disturbing anyone too much 😆.
The location was great for easy walking into town and to the beach and the bikes we were able to borrow made cycling to a few areas a bit further away really easy.
Hilary and Ian were great to deal with, super friendly and helpful.
We will definitely be back. Thank you again.

Not what we expected
Maybe it was our Misinterpretation of the property however the pool looked a lot bigger we had a problem with lizard’s and ants we did advise the property owner and she sent a representative with an ant spray didn’t really cover it not worth the money we spent

Perhaps the other members of your family were not disappointed, but in fact happy with their stay?
It clearly states in the description of our property that the pool is a plunge pool.
That being said it is 5X5 and deep.
As far as the lizards go, they are beloved local fauna. We cannot imagine and have NEVER had anyone even remotely disturbed by these docile, gorgeous creatures.
This is the Subtropics. This is Australia.
They are locals and I would actually choose them over you to stay on.
As we have been in a severe drought, with bushfires raging about the country in unprecedented extremes followed just before your arrival by a couple of days of MUCH welcomed rain, a few ants on the move is not unusual.
We sent someone over immediately to put down some bait in the one corner of the house you mentioned had a line of ants, which would have worked within an hour or so to move them on, however you would not even let her in to assist with your complaint!
Staying during Peak weeks, the busiest week of the year actually means you are paying top$$ for any property in the area. I wonder how you could have been satisfied?
Perhaps Australia in general is not your cuppa tea.

Had an amazing stay here at Byron Bay, very clean home close to town. Really nice showers, comfy beds, nice pool and friendly hosts who we didn’t know they were here :) looking forward to coming back one day to stay again. Thanks again Mel
