Rest and relaxation await you at “Happy Ours”, an upgraded home in Bethany Beach with 6 bedrooms and 5.5 bathrooms - including 3 Primary Suites! There is space for all vacationers with two living rooms, a large outdoor deck, a large screened-in porch, and a ground-floor patio area. In addition, there are two laundry areas, a spacious gourmet kitchen, an elevator, and 2 outdoor showers. All of this space and luxury, just one block from the beach, fabulous restaurants, and boutiques galore!

LINEN PACKAGE

1st Choice Properties provides bed and bath linens for you. Your linen package includes: fitted sheets, top sheets, and pillowcases for all beds; sets of bath towels, hand towels, and wash cloths for all guests; kitchen towels and bathmats for all full bathrooms. Your linens will be delivered to the home prior to your arrival; you are responsible for putting the linens on the beds. You are also responsible for bagging the linens at the end of your stay and leaving them outside the residence for pick-up after your departure.

STARTER KIT

1st Choice Properties also provides a Starter Kit with all rentals. Your Starter Kit includes (1) roll of paper towels, (2) rolls of toilet paper, (1) 3oz bottle of dish soap, (1) dish sponge, (1) 13gal kitchen trash bags. You are responsible for providing any additional toiletries, soap, and paper products as needed.


MISCELLANEOUS

-The maximum occupancy is 14 people.

-There is parking for 8 vehicles.

-No pets, smoking, vaping, or events are allowed.

-Delaware regulations require all guests to sign a lease agreement within 10 days of booking. A lease agreement will be sent within 24 hours of booking and an electronic signature is required before final check-in information is made available.

-Check-in is 4PM and check-out is 10AM. This is non-negotiable. Your access codes for the property will activate and deactivate precisely at these times; occupancy outside these timeframes without express permission from 1st Choice Properties is considered unlawful trespassing. 1st Choice Properties will contact you directly the day of your arrival if your property is available for an early check-in at no additional cost to you; this is our standard practice and you do not need to contact us to opt-in to it.

-The property owners we represent do not permit reservations for groups under the age of 25.


DELAWARE SHORT-TERM RENTAL TAX

Great house for a big group!

We loved this house for our three family vacation! The living spaces were lovely and had plenty of room. The decks are all nice with great, comfortable furniture. The house was clean and perfect for our stay. Location can't be beat! One block to the beach, two blocks to town! Highly recommend!

Amazing property

Amazing house only a block away from the beach and two blocks from town. The perfect location. Enough bathrooms for everyone to have their own, which is always a plus. The elevator inside really made loading in and out a breeze. Would definitely rent this location again for our family. Thank you for everything!

Beaching it at Bethany!

Beautiful home, well stocked kitchen…but could have been cleaner. there were several stains in the upstairs carpet and the outdoor lounge cushions were either missing or stained. Refrigerators had inadequate cooling and ice making. It would have been nice to have better quality beach chairs and beach bikes…as most VRBO homes that I have stayed at in the past supplied. Overall the family enjoyed the Vaca and the house ….but for the price I expected better attention to detail.

Beautiful house....bad experience

Unfortunately the owner of this beautiful house decided that we burned a hole in one of the cushions of their outdoor couches. Not only did they charge us $225 for this outdoor cushion, but all we received was a voicemail from the property manager telling us that they would be deducting the amount from our security deposit. I will say that 1st choice properties did allow us a late checkout which was nice, but the handling of this incident was poor at best. It’s always fun when someone is condescending while they are explaining to you why they are keeping a portion of your security deposit. It is certainly possible that someone who visited us during our stay was the cause of this damage, but I hate the way this was handled. Our wedding & our stay at this property was awesome, it is a shame this occurred. We have absolutely no recourse & feel like we have been taken advantage of!!! It is a very nice property, but if you ask me there are plenty of other options and it is not worth dealing with surprises like this 3 weeks after your stay.

Large group

I rented this house for me, my son's family, my daughter's family and my brother and his wife. There were 7 adults and two children. There was ample space for everyone to gather together or have their own privacy. The house was very clean and the kitchen was well stocked with dishes, pots and pans, and serving dishes. In addition, the table was large enough to accommodate all of us. Everyone commented how great the house was and even the location was fantastic. Very easy to walk to the beach or to the stores or mini golf. I highly recommend this place!

Enjoyable stay with family.

Our family was attending (an outdoor) wedding in the areas, so we decided to make it a week long vacation. The rental agents were very accommodating and the house is well maintained and plenty of roomy for my husband and me, two adult children and spouses, and grandchildren. An easy walk to the beach with children in tow.

Great house but experience needs a significant upgrade

Let me start by saying the property is great. Large well-maintained house, great location a couple blocks from beach, large enough for groups, all systems worked, etc. I would be happy to give in five stars if it wasn't for some of the inconvenient elements and missing items that should be included in a property like this. We have rented at the beach many times through VRBO, other sites and direct rental services and this is the first time there has been such a disconnect between the price and what is included. When paying more than $1K per day (and the listing describes the property as "Luxury Bethany Beach Home" you expect to be able to come to the property and relax - not have this series of inconveniences, charges and minor annoyances: - Can't pay directly through VRBO - have to sign separate contract and pay through rental agency. They require a check or charge a 3% if you choose to use a credit card fee. - No linens included. Linen package several hundred dollars more -and- even when you get the "Full Service" package you are still required to strip the sheets and collect the towels and haul them outside (not a small task in a home with 8 beds and 3 levels). - Almost no supplies included. Yes - each bathroom has a single roll of TP and they give you a "care package" with a single garbage bag and a single extra roll of paper towels but beyond that there is no supplies of any kind in the home. No paper products, no hand sanitizer, no soap for the sinks in the bathroom, no condiments or sugar for coffee, etc. You must bring absolutely everything you need as it will not be supplied in this house. If I could make one recommendation it would be just include everything in the price and give people the experience they expect from a "Luxury Bethany Beach House". They are coming to Bethany to relax - not to have to make multiple runs to the grocery store to get the supplies they need or be charged extra for normal conveniences..

Great place for a large family

I had a pleasant experience with the property management, they were very communicative and responding to my questions and emails on time. The house is located only a few steps away from the beach and the "downtown" area where they have bunch of shops. There also was a playground nearby. The house was very clean and well kept. It is very spacious, open and bright, made it look like it's bigger than it's actual size. Almost all bedrooms had it's own bathroom which was very convenient. Lots of balcony/outdoor space throughout the house was a bonus too. We had 4, 5 year olds and one 10 year old. Kids loved the place. We would definitely come back in the future.

Lovely house

We quite enjoyed our stay. Great location; very clean; well-appointed. Perfect for our extended family. My only small quibble is that while VRBO generally accepts credit cards, the management company does not (unless you want to pay a service fee). When booking last-minute, it leaves one with few options to avoid paying the fee because live checks need to be received prior to the stay (which, given postal delays, didn’t happen in my case). Recommend the posting be more clear about the credit card fee up front.

Great house close to the beach for a big family

We were looking for a pretty big place with bedrooms and wiggle room to spread out with extended family and this was the place. Large, separate spaces for everyone gave us just enough to room to retreat when necessary and the large shared spaces brought everyone together. 1.5 blocks from the beach, boardwalk, and downtown were perfect. Lots of parking too. The home was very well kept, clean, and up to date. Would definitely stay here again.

Memorial Day Weekend 2019

The property is fantastic! Beautiful decorations and landscaping.The house is very well thought out for the beach and for families with children. There is a bathroom and fridge right when you walk in. Two outside showers. Nice grill. The main floor is very open and spacious. Table outside in screened in porch was perfect for little kids. Great location, only a few blocks from beach and downtown area. Enjoyed sitting on balcony porch and watching the racers of a 5K. Only issues - memorial day weekend was insanely crowded! Almost couldnt see the beach with the amount of people on it. Flys in house. Could not figure out how they were getting in as we constantly were double checking doors. First floor back doors kept being opened, not sure if this was wind, someone we didnt know, or doors not being shut but all adults were adamant that they shut the door and all kids were accounted for.

Very nice house, it was a great place for our family.

We used the house as a time to be together with our family on the 2 year date after our son was killed. IT was a good place to do this. It is in a quiet part of town. The house is spacious, and has lots of room tho spread out. Over all it was great. The one bad point was the elevator jammed, but no one came to fix it. I have hip trouble so that made it less desirable. We found some dishes we put away that were dirty, and because of smaller children, we had toys that got under the furniture. There was lots of dirt under them. I would go back, just do some upfront cleaning.

Fabulous floor plan w open kitchen living and dining. Perfect fo large groups. Many balconies for private space and many en suite baths nice for adults. Plenty of parking, 2 laundry areas xtra frig on entry level, 2 outdoor showers. Light on indoor games and only 3 or 4 beach chairs, minor issues for a great house.

Incredibly Beautiful Bethany Beach Home.

This is our second stay at this beautiful, spacious, well-designed, open layout home. The decor is fabulous, the wide open kitchen makes for an incredible gathering place, and all of the porches (especially the screen-in porch) are phenomenal. We love it there! And will be back for sure!

Bad Experience - Beautiful Home!

We rented this home October 2017 for our Girls Trip. The stay at this home was great. It's a beautiful home. However, unfortunately the day after we checked out I received an email with a picture from 1st Choice Properties stating that we had Stained the mattress on the floor underneath one of the bunk beds. I called and spoke with someone at the rental company to try and get this resolved. The person I spoke with was very nonchalant and not helpful at all. She informed me that she hadn't been over to see the property as of yet and was only letting me know about what the inspector and cleaning company told her. Well of course as a customer I was concerned based on the email she sent me and wanted to ensure we handled this immediately. (Which was not the case b/c of the rental company). THEY COULD NOT PROVIDE ME WITH A COST OF THE "SO-CALLED DAMAGES" UNTIL FURTHER NOTICE But did let me know that it would be taken out of our security deposit. Well Thank GOD one of the ladies in our group had TAKEN PICTURES OF THE ENTIRE HOUSE UPON OUR ARRIVAL and GUESS WHAT .... THE STAINS WERE ALREADY THERE PRIOR TO OUR ARRIVAL. OUR GIRLS GROUP DID NOT CAUSE THE DAMAGES TO THE MATTRESS ON THE FLOOR UNDERNEATH THE BED. We sent the date & time stamped pictures to the rental agency showing that the stains were there upon our arrival. The owner did apologize for any inconvenience and told me that we would NOT BE CHARGED for ANY DAMAGES. Thank God we had those photos. However, they should have offered us a DISCOUNT for having a Stained Mattress there! We had also informed them that we had taken out Property Damage Protection Coverage just in case as we always do when we rent homes b/c mistakes can happen. However, this was not our case! If the inspector & cleaning co. inspects the house this thoroughly AFTER EACH STAY .... then WHY DIDN'T they know about this stain before we arrived --- hummmmmm! Thank God we had date & time stamped photos as our proof! We rent vacation homes at least 3 -4 times yearly and NEVER have had an issue like this. The home itself is very beautiful but the person/people working at the rental company was very unprofessional. We were considering renting this home again but this experience was not good. I still haven't heard back from the lady I originally emailed my Proof of Photos to and hence had to speak with the owner for resolution.
